“The concierge are just amazing. When there was a minor issue in the flat, such as the lightbulb fusing, (or when I accidentally broke the TV cable), the concierge reacted immediately. The problems were fixed and replaced instantaneously. In previous flat I had issues with my post and parcels, but here it’s just so much easier since the concierge take all deliveries. All the furnishing in my flat is brand new and well done to a style that suits me. There is complimentary WiFi which is a massive bonus. One great feature was when I moved in; they sent an email with instructions for how to set up the bills and use the utilities. Premium City Centre Living

I love the design of the warehouse apartment I live in. The exposed brick, original cast iron features and large windows were exactly what I was looking for. I love the furniture package within the warehouses and it’s rare to find a warehouse style flat that comes with such good modern amenities. Would like a bit more storage though.

The gym and the private dining room are my most used amenities here. The gym is very well equipped and leagues above the facilities you usually find in other apartment blocks, and means I have no need for a membership elsewhere. The private dining room is an amazing social space for parties and the terrace attached to it is a complete suntrap in summer.

The building management are very responsive and in my experience have been superb. The front desk team are always very friendly and accommodating with special shoutouts to Faye, Frankie, Edmer and Chris. Nicole was very helpful throughout my referencing and leasing process, and Katie has been great with many things but specifically my blinds! Amy and Damion in the maintenance department are quick to respond to requests that are easily logged on their app/resident webpage.

Community seems to be a very strong aspect to this development and it shows in the many events they put on. From lots of arts and craft socials, wine and cheese nights, breakfast clubs to their health and well-being classes and the 5-a-side football they host, there are plenty of ways to get to meet the community and make new friends if you wanted to. I’ve also attended their large parties at Seven Brother’s Brewery and The Beeswing, with DJs, food from the local restaurants and a tab behind the bar – so there is a healthy budget towards these events too!

A great time to move to Kampus. Coming out of the pandemic, there was an understandable delay with the ground floor restaurants, bakeries, bars and convenience stores opening. I am so glad they are all open now! There are convenience stores very close by at the station and Piccy Gs, but having General Stores downstairs has been a godsend for last minute ingredients and dog food.

I was very surprised by the amount of soundproofing the apartments offer for outside noise, considering the central location. There are a few noises that will be completely unavoidable living near Canal Street, but overall the sounds proofing is great.

This location couldn’t be closer to every form of public transport you’d need: coaches from National Express on Chorlton Street, buses and trams from Piccadilly Gardens, and trains from Piccadilly Station. I’ve used Sixt just over the road and they have great car rental options too. I have no need for parking but I know Kampus have a well-managed system on site.

You are able to change apartments within the development easily if you wanted to. I don’t wanted to at the moment, but it’s really good to know.

How has the building management responded to any problems or issues you have raised:

Responses are very quick and issues are addressed just as quickly where possible. Any issues that have faced delays are always down to the external contractors they are tied in to instruct. The on site team go above and beyond so nothing negative to say about them.

Station Hill, as a development, has left a lasting impression on me, particularly due to its outstanding array of amenities and resident-focused approach. The design of the building is not just aesthetically pleasing but also functional, catering to the diverse needs of its residents.

One of the standout features is the provision of private spaces, including a kitchen and dining area, a cosy lounge, meeting rooms, and private pods for work or study, promoting both individual comfort and social interaction. Additionally, the spacious meeting area is a practical and welcoming space for gatherings and collaborations.

The state-of-the-art gym is a major asset, and the fact that they offer free lessons in activities such as Yoga, Pilates, meditation, and Zumba truly sets Station Hill apart. Organising regular Friday drinks and networking breakfasts underscores their dedication to fostering a sense of belonging and togetherness.

Station Hill, my recent move, offers a mixed experience in terms of amenities and convenience. The accessibility of parking is somewhat restricted due to ongoing construction, but the allocated parking is indeed convenient. The development’s location is excellent, right across from READING Station. However, the current inaccessibility to the station through the development is a slight inconvenience. Despite this, reaching Reading Station remains easy, providing quick access to London Paddington.

The location of Station Hill is undoubtedly its highlight. It’s close to the city centre, The Oracle shopping centre, and major supermarkets, making daily life hassle-free. You’ll find a multitude of high street shops, restaurants, banks, and more in the heart of Reading. In particular, the nearby Sainsbury’s proves to be a lifesaver for last-minute grocery needs.

As for the living conditions on our street, parking can be a bit of a challenge due to ongoing construction, but allocated spaces are available. Bin collections are well-maintained, and there are no significant issues with anti-social behaviour. However, some traffic noise can be expected due to the central location.
In summary, Station Hill offers a convenient and well-located living experience, with minor inconveniences related to ongoing construction and access to the station. The abundance of nearby amenities and ease of transport links to London make it a favourable choice for city living

One valuable insight I wish I had known before moving to Station Hill is the balance between its current state and the promising future it holds. On the positive side, my experience has exceeded expectations, with an impressive array of amenities and a welcoming community. However, it’s crucial to be aware that Station Hill is still a work in progress, with ongoing developments. Looking ahead, it’s clear that next year, it will undoubtedly be the go-to place for anyone seeking a vibrant and convenient living environment. Patience now will lead to a fantastic living experience in the near future.

The building management at Station Hill has consistently demonstrated a commendable level of responsiveness and commitment to resolving issues. Whenever a problem or concern has been raised, they have shown a proactive approach, making every effort to provide assistance and find solutions. A lovely place to live

It feels like the Junction is constantly changing and being added to, which is nice. The secret garden is often being upgraded, and it seems as though they’re working to provide a gym and shops below the main building. Everything within the public spaces and the furniture given in the apartments upon move-in is really beautiful and stylish, and public spaces are usually nice and clean and well-stocked (i.e. handwash, toilet paper, the coffee machine). The outside spaces are also well-maintained and are always clean and tidy. Post and packages are handled really efficiently and safely and make it super easy to receive anything you’ve ordered. We don’t have a pet (yet!) but there are a lot of nice things available to dogs, like pet treats at the door and a little space for them to be off the lead.

There have been slight issues – for instance, we had a slight issue with paying our rent at first which led to us having to pay multiple months’ rent in advance because ‘they’d never dealt with our issue before’ and I think they wanted the rent upfront so they knew they would actually get it. I get their reasoning, and we were lucky enough to have enough in savings to pay multiple months upfront, but it was sprung on us very suddenly very close to when we were supposed to move in (about a week before?) and wasn’t exactly ideal. There were also issues with the water supply being totally turned off several times in September, with one outage lasting from early in the afternoon to past 8pm. The impression was that it was also completely unexpected by staff and happened due to nearby building sites, as they sent out multiple emails apologising for it each time it happened and it hasn’t happened since. There are also consistent issues with the bin chutes being closed off. They explained in an email recently that this is because of people ignoring the rules emailed out as well as pinned up in the bin chute room explaining what can be put down the chutes, so this isn’t their fault – but it is annoying! They also often forget to put up signs on the door on my floor when the chute is closed, so there have been multiple occasions where I’ve gone to the bin chute with rubbish just to find the door locked. I think the last big issue is that finding parking is a complete nightmare. There is absolutely none available at the development, and even if you manage to get a space, the fee is quite expensive. If you want to invite friends or family who will drive, you’ll need to plan around the lack of available parking or tell them to be ready to pay a lot.

The Junction is a really lovely place to live. Staff are always friendly, with some going out of their way to talk to you, and the team makes a lot of effort to listen to people and get involved. There are so many things to do throughout the week, including sports and yoga and more casual, sit-down things like snack-themed days or wine nights. The location is beautiful – it’s close to Wellington Place which has plenty of bars, coffee shops, and places for lunch, and is only about a 10-15 minute walk to the city centre. It’s also about a five-minute walk to the River Aire, with what seems to be an even closer walking path from the secret garden in the process of being built. The secret garden is also beautiful and so peaceful! I really love the greenery – it makes such a huge difference after living in places with absolutely zero natural spaces. The Junction was also host to this year’s Light Night and featured a few different art pieces, which was really cool. It’s nice to live in a place that is constantly evolving and seeing new things become available to you. Communication is also quite good with emails occasionally being sent out about events or updates.

There are a few issues; one is that deliveries can be really hit-and-miss due to the Junction being such a new build. This is more on the delivery companies than it is the Junction, but it does seem to span across Royal Mail to Tesco to Deliveroo, so it can be quite frustrating. Noise can be another issue. There are numerous building developments nearby that are constantly being worked on from early in the morning until well into the evening (5-6pm sometimes, including on Saturdays), and sometimes it’s so loud having your window open is impossible. Some might also find the trains too noisy because there are a few tracks really close, but I don’t mind them – I like hearing and seeing them! I’ve also had an issue with the Junction loyalty card we got inexplicably not being accepted at one of the places they advertise (a coffee shop in town).

Please share one thing (or more) which you wish you had known before you moved in:

You don’t have to pay extra rent if you have a pet! We don’t have one yet, but it’s a massive pro in my eyes. The whole of the Junction site is no-smoking, including the secret garden – I don’t smoke so it’s fine but it wasn’t mentioned to us. I also wish we’d been given a general time for when the gym might be made available – it was a big draw to us, and during the viewing they only mentioned that it was ‘being worked on’ and ‘would be finished soon’. You also really need to force yourself into more of a minimalist lifestyle, because in a one-bed, there’s really not enough room for a lot of stuff. We had to buy a lot of extra storage, and there’s still not enough room for things like suitcases to be stored away.

How has the building management responded to any problems or issues you have raised:

Any issues we’ve had have been handled quickly, though we have had a long back-and-forth recently about a carpet issue – we’ve been emailed asking for when it can be fixed, and then we give a date, and then nobody shows up, and then they email again, and so on. This is the only time it’s happened, though – any other problems we’ve had have been really efficiently sorted out. It’s also nice knowing if there are any problems, there are multiple avenues to get in touch with staff or whoever we need.

Beautiful development from top to bottom. Thank you!

The building is beautiful. Honestly I walked in and nearly fell over when I moved in and I’m doing double takes; it’s incredible. If you work from home you’re going to love it with the free coffee and multiple lounge areas (I don’t). The rooms are an extension of this – they’re keeping me cool in this hot weather (my thermostat is in summer mode so it’s targeting five degrees Celsius as my temperature). There’s loads of space and I move into an unfurnished room, which I prefer as I really wanted to build everything at my own pace. That said you gets the basics like a super comfy sofa and bed! And a really good TV stand.

Everyone who works here is lovely. They’re approachable and chatty and make you feel included. The communication is great both in-person and via email (communicating upcoming events over the month), and we’re being kept informed of how the ongoing construction. It’s exciting honestly as there is a lot happening and it feels like a hotel. As we move through the summer I imaging it’s going to become more populated, and the viaduct area is going to fill out.

The Junction is literally a 10-15 minute walk from the train station, and from there you’re in the middle of the city essentially near everything. It’s a fantastic location and I’ve walked home after ‘a few’ in about 20-25 minutes, to say nothing of it feeling really safe. Leeds itself is quite a young city in the centre, especially when the university students are around like they are currently, so it’s always popping over Friday and the weekend. Saturdays especially are really busy.

The Junction is really quiet aside from the building work, but I rarely hear anything and other residents have said the same to me. It’s nice that you feel far away yet are so close to the city centre.

Just where to park but I called and the staff sorted me out. Not a major thing at all.

How has the building management responded to any problems or issues you have raised:

There is an issue with some of us not having access to the resident’s app but that has been escalated. It’s being looked in to so I imaging that’ll be sorted at some point.
