As far as what I expected, the design and facilities met my expectation.
The room is super spacious with plenty of storage space for up to two people if required, even in a studio flat. I have great light in through my window and I like seeing the lights of the city come on at night.
I really like that parcels and letters are delivered securely. They have a system that has worked flawlessly in my experience. For the money paid, I think it is decent value for money.
The work from home communal space is extremely helpful. Plenty of plug sockets and seating in a well lit area with modern decor. A nice addition would be a clock, A small kitchen area in this communal section is also present. I think placing some communal plates and cutlery would see it used more often.
The on-site gym has most of the main things you would require to hit your basic goals and maintain everyday access to a gym. I’d still recommend joining a professional gym if you had more serious goals to do with performance and/health as the gym is stocked with only main gym equipment.
The negative side of a new development is the teething issues.
There were two major issues that arose. One where the water failed which I think was resolved relatively quickly and compensation was more than fair. The staff on-site tried their best to keep updates flowing, working with suppliers and offering interim basic solutions. I’ve heard worse stories in other new developments.
Living on one of the top floors, the elevators were out for long periods of time in the first couple of months. This was much more annoying and inconvenient. There is no work around other than to use the stairs and there was never any acknowledgement of the inconvenience cost. Hopefully, any future similar incidents would be dealt with much faster.

I moved here whilst some development was ongoing. Since then, a local store has opened up which was the last missing element.
There are a number of cafes in the immediate vicinity and a short walk gets you to Old Market and the main city centre shopping area. A couple of quaint pubs hidden in the local area are some of the best and there is a Weatherspoon’s for those days when you need a baseline staple, less than 3 mins walk.
Being close to the main train station is great for links around the city and around the country, embracing the culture of more sustainable living. This was the most important aspect for me, allowing me to travel often and not worry about getting home.
Bills are generally cheap or competitive as you benefit from efficient appliances and fittings.
To securely keep a car in the area is going to be expensive as parking will cost a lot in the area. There are free parking spots in the area if you look, but like all city centre regions, hot bed for car thefts The residents car parking has a waiting list as you’d expect.
Otherwise, the staff have generally dealt with any issues quickly and didn’t experience any significant problems you’d expect with a new build.

The voi programme in Bristol is great and has a parking spot right by the development. Running tight for a meetup? Grab a voi and be on time.

Good
Generally the onsite staff have been very quick when issues were raised.
The landlord compensated in-kind for a major water incident that impacted for 2 days.
The issues with elevators took a bit longer, but all involved are so much more experienced now.
