Overall, this is a great building and community to live in. Even though the exterior is not the most attractive in my opinion, the interior more than makes up for it. The furniture and design all feel very modern, especially the kitchen and bathrooms. The bedrooms are very cosy and the beds are probably the best I have ever slept on.
The staff are all incredibly helpful and pleasant. They give everything a personal touch and make your stay so much better.
The amenities are great, especially the residents lounge. It feels like home being down there with the TV, the ample seating, hot drinks and WiFi.
I do believe that the parking situation is not ideal as it is quite expensive to park in the building as well as the NCP. It would be good if they had some sort of deal with the NCP to provide cheaper parking for residents.

The location is perfect as it is pretty much in the heart of the city but just outside so there is some peace and quiet. Being next to the canal is lovely and the green space outside is very pleasant.

I wish I would have known about the poor parking situation before moving in.

I have lived in different rented flats in Manchester and I have to say that the slate yard is just the best.
It is a very nice place that is located next to the calm Irwell river (I always sit on the sofa and stare at the river! It makes me really calm and the sofa is way too comfy!) We’ve got 24/7 security and the staff and neighbours are so friendly and helpful. The design is simple and good, which is my ideal interior design style. Gym is also provided and the maintenance team is the best! When something went wrong, they just come and fix them as soon as possible every time. Lastly, the common area is soooo good!!! I really love the style that I can both work and relax there.
The only cons is traffic. It should be the reason of this is a new developed zone so the buses are not fully developed (I mean the variety of bus routes), but there’s a train station next to us.
In large, everything’s good and it’s so convenient to buy food and hang out. It’s a very good experience to live in there

Good location that I can walk to Selfridges and good variety of restaurants around here. Marks and Spencer’s and coop are just 5 minutes walk from the slate yard. But traffic is still a problem. Traffic jams in peak hours as one of the highway entrances is jus next to us. And if there’s more buses to the Chinatown, the university, Piccadilly and salford would be way better.

Amazing experience but lacking a modern touch

I really like the Slate Yard, it has everything we need on-site and the staff are absolutely amazing. My main issue is that even though it’s only 2 years old, it is already becoming “out of date”. The hobs, ovens and other appliances are already feeling old, you can find much better equipped and sized flats to rent in very similar neighbourhoods for almost the exact same price. We love living here and having spinningfields on our doorstep but we have found another block of flats, managed and owned by the same company, that have far more modern fixtures and are much bigger for the same price!

I must say though the Slate Yard building is lovely, the outside space is spectacular and the staff will go above and beyond to make sure you are well looked after, nothing is too much for them. They are all a massive credit to the company!

The area is amazing, Spinningfields itself has security walking around even on Sundays! So many lovely restaurants and most of them are dog-friendly which is a massive plus! Driving is a bit difficult at the moment due to construction going on everywhere but once that dies down I’m sure it will become a lot easier! It’s a short walk to the arndale and there are a few supermarket type shops on the way, all in all, an amazing location!

An oasis in the centre of Manchester City

When we saw the property we fell in love with it straight away. The flexible living arrangements are brilliant with the choice of furnished part furnished or unfurnished and the about to add paint and pictures to the walls. The support and service you get on site from the concierge team and facilities is amazing. All the team are super friendly too. The communal area is great and I have also used it for work away day meetings… with a nice view of the river, great design and furnishings and unlimited free coffee. The gym is super convenient too.
We have also attended some great arranged social gatherings such as wine tasting and book club… recently in lockdown this has continued virtually and we have taken part in the virtual weekly pub quiz, cook along and pamper night. The only reason I haven’t scored all 5s across the board as it is just missing secure/ fenced off areas to let the dogs out off the lead.

The Slate Yard is in such a great location. A short walk to work in central manchester, great bars, restaurants and a cinema a walk away. You can also get right on the river which is great for us having dogs. The free bus runs at the end of the street at peak times if you don’t fancy a walk in the rain or need to get to manchester Piccadilly station. 5 stars

Get involved with social events they are great but not enough people participate

If there is one thing you would change about your flat or property what would it be:

More secure space to let the dogs out and off the lead…more dog social events or even organised on site day care or dog walks etc
More affordable parking for visitors and a bigger gym.

I have lived here for nearly 2 and 1/2 years and I absolutely love it!

South facing riverside view, pet friendly for my doggie, gym and prompt maintenance (thanks Terry!)
FOH team are absolutely brilliant too (Carl, John, Martin & Trudy)

Option to personalise the apartment so feels like my own home with furniture options (fully, semi, non furnished), can put up art/ pictures etc.

Beautiful riverside views with lots of wildlife which is unusual for the city centre.

Yes, there is quite a bit of building work going on around here at the moment but having seen the development plans (Factory arts/theatre centre etc, canal walkway) this is definitely going to be the area to live in in the not too distant future and only 5/10mins walk from Deansgate/city centre.

Plenty of good places to eat and drink nearby, plus local convenience stores (Tesco, Sainsbury’s, M&S)

There is quite a bit of building work going on in the area at the moment but after seeing the developments over the past 2 years and having lived in Manchester City centre for over 10years I think this is something you will experience anywhere in the city centre at the moment but this is definitely going to be the area to live in really soon (although it counts as Salford 😉

If there is one thing you would change about your flat or property what would it be:

The only thing I would say is as it’s by the riverside it can get a bit cold in the winter if there is bad weather so maybe proper radiators rather than electric panel heaters

The Slate Yard is more than just a rental apartment. It genuinely feels like a home. The apartments are just the right size and well decorated with quality products. Not only is the flat itself amazing but the extra elements such as the ability to personalise and put up pictures the possibility of having pets and most of all the amazing staff just make living here a dream. I’ve actually recently bought a property so will be moving out soon. I never thought I would say I would be sad to move out of rental accommodation but I genuinely am!

Please tell us what you like and dislike about this area:

Great location close to the city centre and therefore to shops, transport and other amenities. Given the size of the development and the fact that it’s growing it would be nice to maybe have a small convenience store even closer but I’m just being lazy and picky really!

Please share one thing (or more) which you wish you had known before you moved in:

I would probably avoid renting a flat over the courtyard as it can be a little noisy as people tend to stand outside late at night chatting!

The Slate Yard is an incredible place to live in the city centre of Manchester. The building is so modern and stylish, but the main reason that the Slate Yard is such a great to live is the staff who go above and beyond for anything you need. The concierge are brilliant and make you feel safe and secure at all times. There is a gym on site and a PT who does classes for £3 which is also an added bonus, which you rarely get anywhere else.

The slate yard is located in the city centre so shops/restaurants/cafes (anything you need) is extremely close by. The tram is a 10 min walk and the train stations are all within walking distance. You can walk to the clubs and bars for a night out also.

It’s worth paying more for this accommodation because of the added benefits that come with it (safety/concierge/onsite gym and PT/location).

The Slate Yard has something for everyone. Whether you enjoy the social side of life or you are fully work focused, this is for you. The staff here are incredibly friendly and always go above and beyond to help and make you feel welcome. There are many ways to converse and interact with other tenants, by attending one of the slate yard events, or even just mingling in the communal area. Conversely, the work space provides a great way to study/work away from your own apartment. This is just the tip of the iceberg…not even mentioning the great location, atmosphere etc.

Right in the centre. Pubs, bars, restaurants, shops and public transport just a stones throw away.

The Slate Yard provides incredible service that is unparalleled at this price point. The front of house staff know you by name and regularly go above and beyond to ensure the comfort and safety of the residents. I never need to worry about forgetting or losing my keys because I know there will be someone at the concierge to let me in at any time of day. They truly care about the residents and will do everything in their power to ensure no one is left in a pinch. They will even check up on your dog if you’re going to be home late. The staff work diligently to make sure you have the opportunity to know your neighbours, and facilitate regular events and mixers. It creates a community feel that you don’t find anywhere else.

The location is great, the entire city center and everything you could ever need is within a 30 minute walk. Train, tram, and bus stops are all close by.

I have recently moved into The Slate Yard and have been greeted with no but respect, helpfulness and care from all staff that I have encountered- especially Carl from the night shifts. The building is always in mint condition and offers more than a reasonable amount of support. In terms of value, The Slate Yard is well- worth the cost. Extremely happy with everything so far.
