The apartment layout is in decent size with a large bathroom. Furnished with quality furniture and the matteress are very good. There is lobby, gym and working areas in two buildings serve with free coffee, tea, chocolate drink. The entire property is clean and tidy with good maintenance. Once you live in, you really don't want to move out Slateyard, probably is the best apartment in UK

Living here is like your expectation being set at what you see in the online brochure, in the sales pitch and what they'll curate when you view versus the actual disappointing reality. The circumstances are irksome given that we are paying a pretty penny to be here. It's like: * When you go to look out the window to enjoy your riverside views, but the window cleaning hasn't been done for over a year and dirt, cobwebs and spiders ruin the view. * When you fancy getting to know your neighbours, but the "community" socials have dried up because management have stopped bothering (probably because of an increasing amount of tenant complaints). * When the closest you get to "community" is the camaraderie in the comments of the residents' WhatsApp group, bonding over the terrible management. * When you want to have an afternoon of meditation, but then you hear other tenants' stories of how people have walked into their flats unannounced, with a key, without prior notice. * When you fancy a workout in the gym, but the weights you need are being used to prop up or hold down a piece of the estate. * When you want to "make the place your own", like the brochure and General Manager said, but the maintenance team are like "Nah, can't use that paint...Can't put anything on that wall." * When you fancy a late night hot chocolate, but the machine hasn't been serviced so all you get is pond water. * When you realise that management don't respond to your complaints and start to suspect that what they might be doing all day is writing their own reviews (after all, all that's needed to validate these is proof that you're on site). It's just a big disappointment.
Manager response
Hi Alex, Thank you for your review. although I am honestly struggling to understand some of the points in your review: Socials have dried up - We have just a few weeks ago sent all the socials for residents for the next few weeks. We have a Sushi masterclass, Mochi event, Homeware crafting workshop, macrame classes, Yoga, Meditation, Pilates, a social with a Quizz nights, etc. Recently we held a Pilates+ Brunch class where residents commented with us on the day how good the event was and how they are looking forward to the other ones soon. So not quite sure what you mean by this. The weights in the gym used to hold a piece of estate - As mentioned before, this was a temporary measure as the floor bubbled up and turned into a trip hazard. It has since then been fixed and everything is back in the gym as normal. Make a place of your own - Unless you moved in right after the building construction has been completed (to which for the first year you can't make any alterations as the building is still settling and objects hanging on the wall might not be safe), all you need to do is to submit an alterations to dwelling form. We have conducted several mid term inspections where people have feature walls of completely different colours and this doesn't go against the norm - as long as we are informed beforehand, just like any other landlord. Hot chocolate - If the machine runs out of hot chocolate or if something clogs up, you can inform our 24h concierge which will attend to this. You also say that we are failing to address your complaints but I can't find any open complaints from yourself. I believe that a group of residents in your private whatsapp group keep making comments regarding the "terrible experience" at the Slate Yard, but we have yet to manage to speak with any of you face to face to discuss any of these issues. Once again thank you for your constructive feedback and we do hope to speak to you in the future about the issues you are facing in more detail.

On the face of it should be a great place to live and was excited to move in. Soon dwindled away on move in day when the floor was still dirty and there was paint on fixtures and fittings. It’s not got any better after that. Maintenance team try their best but aren’t helped my management/lack of it. Requests sit on the portal for a month and then are marked completed. They don’t get completed. Flats break down far too often and the response is ‘we’ll let you know’ - last time took 4 weeks. The management team let people into your apartment with zero notice. And then proclaim it’s their right to do so. Which it isn’t. They confirm so in their own contract. Gym machines break and aren’t fixed for ages. That’s when they aren’t using the weights from them to weigh down the cheap reception flooring that’s a trip hazard. I’m still using a spare key 2 months after my lock collapsed and I couldn’t enter my apartment. Windows haven’t been cleaned for about a year and they say ‘well rules changed soz’. They’re filthy now. The bed is quite comfy to be fair. You’d expect better than all the above even at a building costing much less. They just don’t seem to care about anything. The only thing they’re quick on is rent reviews. £££££.
