The Staff at The Slate Yard is what makes the biggest difference for me – they treat me like a friend!! They are so helpful and caring, always greeted with a friendly smile. No question or problem is ever too big or unreasonable and resolved as a matter of urgency.
The building itself is beautifully designed and the interiors are very high quality, there are 3 buildings onsite, all pet friendly. The common parts are like a boutique hotel and always immaculate. The amenities are top class, free on-site gym, lounges are great for people to socialise, study, work, play board games, read and multiple selection of hot drinks available 24/7 for free.
The outside premises are really well maintained and looked after, perfect for my dog to run around or to sit outside on a sunny day and read a book.
I can not recommend The Slate Yard enough, I made the best decision moving here 3 years ago!

One (there are many!!) of the reasons why I chose to live at the Slate Yard is because I felt save! Perfect location – a few minutes walking distance from Spinningfields, great restaurants and a small Sainsbury’s on your door step. There is a NCP Car Park (unusual building design, which is a lovely change) for visitors driving and only a 10 minute Uber drive from Manchester Piccadilly Station if you have friends or family traveling by train.

Manchester Piccadilly train station is a 25-30min walk away from the location.
How has the building management responded to any problems or issues you have raised:
In a friendly, professional manner and resolved as quickly as possible! Can’t fault it.

You won’t regret staying here.
Beautiful building and apartment spaces. The residents lounge, gym, work areas are all very easily accessible and great to use. Any issues I had was dealt with promptly by the staff. The pet friendly facilities include a grooming area and a play area.

Very close to Sainsbury’s. Close to a few bars and restaurants. Easy access to transport links. Walking distance to Arndale shopping centre.

The staff here have always been very kind and helpful. They also offer to print documents, which has been incredibly useful.

Any issues I faced was dealt with professionally and quickly.
Modern Living in the City Centre
The location of the slate yard is amazing the whole of the city centre on your doorstep and feels safe when walking around the neighbourhood at night. The flats and common areas are beautifully designed, however are clearly designed more for aesthetic than practically.

The staff at the Slate Yard are incredible helpful and always go out of their way to help residents. However, the flats are very expensive and rent continues to rise.

These modern flats are very well insulated keeping energy bills low.
How has the building management responded to any problems or issues you have raised:
Building management are very responsive. However repairs can take a long time.
The best you’ll find in Manchester city centre
We honestly cannot sing the praises of The Slate Yard enough! The best thing being that the staff are so lovely & accommodating & never unfair on matters of money (very rare for landlords but very appreciated!) Although rent is expensive, relatively speaking it’s very good value for the area. When we’ve had a maintenance issue, it’s been dealt with too. The communal facilities, such as the gym, are always clean & never too busy. Also, there’s a big emphasis on community so there’s often events on in the communal lounge etc., where you can meet other people, which is a really nice touch.
In terms of the flat itself, it feels spacious, light & mostly well designed. We have a gorgeous view & balcony that we’re very grateful for & have seen many sunsets from (huge box ticked with it being south-facing.) The wifi, which is included in the rent, is the best I’ve experienced & has never been down. Another big highlight for us is the soundproofing, as at our previous flat you could hear everything the neighbours were doing, but here we haven’t heard a thing unless someone’s passing by in the corridor.
The only minor criticisms I would have would be on some of the interior design choices (but this is personal preference) – the balcony doors let in a slight draft so the flat isn’t as warm as we might expect a newer build to be, the draining board next to the kitchen sink is tiny & a bit pointless at that size, you can’t take the showerhead down, & I wouldn’t consider all of the furniture to be pet friendly e.g. it would’ve been better if the bed frame wasn’t fabric.
Overall, we feel so at home here (as does our cat!) and couldn’t recommend it enough!

Great location with everything within a walkable distance. The Free Bus 1 is also conveniently a 5min walk away on Quay Street. We do hear cars driving by on Trinity Way from our flat but it isn’t loud and a bit of background noise is expected living in the city centre. Traffic is bad around the area but, again, I would say this was a city problem, rather than a Slate Yard one. Having said this, once you walk onto Stanley Street off the main road, it does feel quieter & more residential. There’s a convenient Sainsbury’s at the top of the road, as well as a Premier Inn & NCP car park opposite making visiting for friends/family also very convenient. Closest attractions are bars & restaurants in Spinningfields and Factory International.

We did a lot of research so nothing off the top of my head. Potentially the following year’s rent price projection could’ve been helpful for long term planning?
How has the building management responded to any problems or issues you have raised:
Communications can sometimes be a bit slow but once they’re on the job they’ve been very friendly & helpful.
Very nice but room for improvement
The design of the flat is simple and functional. Could do with more storage in the furnished flats specifically a chest of drawers in the bedrooms as there are not enough drawers.
Also, the recycling bins provided are minuscule and only given one despite the fact that recycling in the bin room is divided into multiple different colours/materials
The co-working space needs more normal table and chair seating. There is currently A LOT of soft furnishing which is lovely but on days when you genuinely just want a desk and a chair, would be great to have it. Mix it up!
Activities were promised but there actually is not much! Would love some more things like the sustainability week when we had the pickling class.

1. Sainsburys local round the corner, super handy
2. Large Sainsbury’s 10-15 mins walk – great for the big monthly shop
3. Quite loud but we are in the centre near busy roads so to be expected. The windows aren’t brilliant in terms of soundproofing.
4. Quay Street has all sorts of fun restaurants, activities etc. so love it in terms of that

Not really. When I have complained I just get a “Sorry it is out of my hands” which is not the answer I am looking for…
Building management are great and maintenance issues sorted quickly
Building management are great and maintenance issues sorted quickly. Design and layout is really good and the private dining room is really good for entertaining. The residents lounge can get really busy with people working which is annoying when you want to entertain guests. There are never cups and lids for the coffee machine and there should be so I can grab a coffee on the way to work.

Traffic noise is really quiet despite being in the city centre and right next to spinnigfields and my office.

I wish I knew that the coffee machine had no cups and lids

Maintenance issues always sorted really quickly by on site maintenance
Comfortable apartment complex near MCR centre
As a temporary resident I didn’t like the fact there is almost no places for storage in one bedroom apartment – the wardrobe is small, no cabinet in bathroom or living room, and also no desktop. I had to buy two cabinets and desktop to be able to storage my stuff and have a place for working monitors. Considering the fact I have to leave the city in couple of years and won’t be able to take all these furniture with myself, I would prefer to have it already at furnished apartment.

The Slate Yard complex has perfect location – I like the fact it’s not located on busy corner, a bit aside from crowd and parties, but you have the whole MCR center including different train stations and any shops within 5-10 minutes walking distance.
Please share one thing (or more) which you wish you had known before you moved in:
There are some little things I wish be different (ex. apartment is quite cold, no place for shoes and outerwear, no curtains that can be closed horisontally, not vertically, not much furniture), but it won’t stop me from renting anyway. The Slate Yard has a lot of advatages, so I prolongated my rent for one more year.
How has the building management responded to any problems or issues you have raised:
I haven’t raised a lot of issues yet, but all communication with management and reception I had (moving, documents printing, suppliers questions) was on high level of service.
Excellent location and modern apartment
The apartment is so modern with an open view. The facilities is very good with gym , private working space and free coffee. The furniture is in good condition and the management is really helpful. The staff constantly follow up our application until the lease is signed.

The apartment is in an excellent location and your able to walk to supermarket (both the retail park and convenience store).

The management team arranged someone to fix our balcony door on the same day we moved it . This is so impressive
Peaceful and amazing place to be
It has been an absolutely amazing living experience in The Slate Yard. It offer everything you need to have an amazing and comfortable stay. The Slate yard has resident lounges, meeting rooms, work from home facilities, which is great if you are working hybrid.
There are also Dining rooms and gym facilities with all the latest modern equipment. It has good security controls in place with FOB entry to authorized individuals only. It also has 24×7 reception. The Slate Yard also organizes various events for the residents and it is great to engage with everyone. All the residents are great and live harmoniously and respect each other.
The design of the rooms are also brilliant and they have large full size windows and balcony for natural light. It also provides great Furniture, Bed, full size closet, white appliances, etc. which is of great quality. The location is very close to a wide range of shops, restaurants, bars, and railway station. It is within walking distance to many of the shopping markets, and city center and offers great value to the residents. It has lots of open spaces and river nearby which creates a natural living experience. It also has good amount of greenery and places to sit outside and enjoy the summer. Overall it offers more than value for money and a great hassle free living experience.

I absolutely love living in The Slate Yard. It offer everything you need to have an amazing and comfortable stay. It is very close to a wide range of shops, restaurants, bars, and railway station. It is within walking distance to many of the shopping markets, and city center and offers great value to the residents. It has lots of open spaces and river nearby which creates a natural living experience. The residents live harmoniously and there are absolutely no negatives living here.

The letting process was so clear and transparent that I knew each and every detail before moving in. I really appreciate the efforts taken and attention to details.

Not Applicable – No problems or issues were raised at all.
Very safe and dependable, a reliable choice
This a really safe, dependable place to live. It is always spotlessly clean and there is nearly always space in the residents working space and when booking the dinner party space.
The only issues we have had are that the gym can get busy and the car parking options are limited.

Parking availability is poor but other than that it is in a nice location, next to the river, 10 minutes to the centre or deansgate and 25 to northern quarter. Good local shops and pubs.

I wish I had known more about the parking. Also that there were discounts at bars and restaurants available.
How has the building management responded to any problems or issues you have raised:
The management have tried their best to help with all issues even when it is out of their control.
Good but could be better
The buildings internal facilities such as the gym, common area and furnishings are great.
There is a lack of storage space in the flats particularly with the kitchen. As a couple in a one bedroom flat we struggle to be able to store basic cooking equipment and dried foods etc

More outdoor space would be better from the stairs down to the riverside. Parking availability are none existent especially now their is no NCP discount. But location and convenience to bars / shops etc is great.

In hindsight I wish the parking deal with NCP was transparent as it changed after a few months once we’d moved in

I have no raised any issues but one this I would say is the gym never has any lights or music
