Simple Life are appalling.

The only positive of this development is the fact it is a five minute drive from the beach.
There are no convenient transport links. The street is not safe; we have had both a motorbike and a push bike stolen from the garden, people are constantly reporting criminal activity such as people entering their properties. People park wherever they like making access, even in to the development, difficult. Despite repeatedly reporting rubbish on our property from the neighbouring property nothing has been done and we have now been told to take it up with the council.

Please review your development:

It absolutely astounds me that that Linden homes claim to be a five star builder, the properties are thrown up and are of extremely poor quantity. There is no “design” to them, they are just boring plain boxes and we are charged extortionate rent and threatened with charges when we move out despite the fact the houses were shocking to begin with.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that I would be charged for basically breathing when moving out of the property. I am due to give my notice on the tenancy and the anxiety I feel about what I will be charged (despite the fact I have maintained the property to a high standard and have caused no damage) is making me ill.

How has the building management responded to any problems or issues you have raised:

Emails to the asset manager, Hannah Bishop, go ignored and when you do get a reply she is rude, abrupt and unprofessional. There is absolutely zero customer service.

Living in my local area, I appreciate that the development is in a quiet area with lots of driveways for parking convenience. However, I feel the estate could benefit from a local shop and better security as there is a lot of home break ins and theft.

Review of Kirkleatham Green

The design of my development is lovely. It’s very modern and spacious and looks lovely both inside the houses and on the estate. I appreciate the inclusion of both an upstairs and downstairs bathroom. However, skirting boards and walls are getting cracks, etc which are down to the houses not being left to settle before tenants moved in. It would be nice to have these filled.

General wear and tear, no quick access to a local shop.

How has the building management responded to any problems or issues you have raised:

Yes. I have always been able to report any repairs or issues which are responded to and fixed quickly.

We’d just like to pick up on your comment regarding settlement cracks – as the case with all new builds, settlement cracks can appear any time up to 12 months after the home is completed, therefore these should have been picked up in your 9 month inspection. If these haven’t been sorted for you and you have had your 9 month inspection, please report this to your Asset Manager and they will ensure that someone is sent to sort these for you.

Great location with good transport links, some residents aren’t great, kids are feral at times, parking issues throughout the estate both rent and owned.

Please review your development:

The development from Linden homes isn’t great, the roads still aren’t finished where we live and it damaged my old car. The layout is poor and there’s only one entrance. There’s an entrance the should be open but hasn’t been for ages which isn’t ideal.

Please share one thing (or more) which you wish you had known before you moved in:

The rent increases, lack of being able to do anything with the garden and issues with having a new build isn’t great (not simple life’s fault). You can’t buy the property but the house is yours for however you want it. I like it’s a very secure landlord but honestly such a shame how much they charge for what you get.

How has the building management responded to any problems or issues you have raised:

We’ve had a problem with the bathroom tap and toilet for 4 months and still not fixed after regularly reporting it.

We’re sorry to hear that the road outside your home hasn’t yet been completed. This is something you should have been made aware of by the lettings team when applying for the property. Although roads around the rest of the development are completed, the housebuilder is waiting on the local authority to approve the technical plans for this piece of road – we understand that this is close to being concluded.

Additionally, we’re sorry that the rental increases are no longer suitable for your budget. Whilst our rents do have a slight premium for a new build home and a BTR landlord service, rents are always set based on the local rental market rates. The rental industry average increase (based on the last quarter) shows that the average increase is 12.1%, however our increases are often a lot lower than this to benefit our residents.

As we are unable to access identifiable information via Home Views, we are unable to look in to your specific records, but we will ensure the Asset Manager for this development has a copy of your review to see if they can identify you in order to look in to the issues you are having with your tap. If you could make contact with them regarding this, it would be much appreciated.

Nice area out of the way, no kids hanging about that don’t live here! Enough green space to walk dogs in local area

Please review your development:

Roads still aren’t down properly and what they have done needs to be done again! Poor maintenance upkeep, half the lamp posts still don’t work. No real hurry to do anything after you’ve moved in! Maintenance company not interested in helping and only seems to take action when emailed on mass by residents

Get a snagger in to help, best money you could spend to get what you need resolved
