We’re super happy with our house, parking availability is amazing we have a driveway like most houses on the estate and there is also a fair few parking bays for visitors to park in. There are local shops and a couple of local pubs and restaurants.

Please review your development:

All work was carried out before we moved in, meaning we very rarely get disrupted by building work. The design works really well, we’ve had no issues; we are currently awaiting for a woodland area to be completed which will be amazing but the estate is lovely to walk around already.

Please share one thing (or more) which you wish you had known before you moved in:

That we didn’t have street lights, it can be quite dark in the evenings but we all have outside lights

What is the best feature of your home:

Garden size is a really decent size we’re really happy with it.

Design is good with extensive range of detached properties, building management has been adequate with Lovells operatives very helpful in resolving snagging issues. Some design problems but these have been partially resolved by Lovells. Overall good value for money.

Value of good neighbours and limited access to local shops.

At Wensum grange we are located quite close to the bypass, but having said that it is still quiet and maintains a peaceful aspect while being close to amenities.

Please review your development:

The development has got many great aspects. It has a green area to incorporate nature and greenery, and has a good flow around the road. I would say however that there is definitely a lack of parking on the site. When guests come round it is a struggle to find somewhere not in the way

I wish we had knew about the lack of parking on the site

We love our home, we feel that the size of the plot is the best feature.

Wensum Grange itself has lovely neighbours and is a quiet place to live. No loud cars, vandalism etc. Parking is fair and bin collections are on time and generous with collections. Bus routes are about 10-15 min walk. Fakenham itself always has lots on and is a friendly and diverse community. Childcare and schools are great.

Please review your development:

Site not as promised in design. Pay a fee for grass cutting which residents think is well over valued. Lovell customer service has been very disappointing for over 26 months now with snags still unfinished but I think I’m an exception with this.

Grounds require improvements as left unfinished due to bad weather and then just not bothered to put the effort or money into it. Residents are looking to review this so hopefully will be a pretty sight in the near future. A fruit orchard is planned at the front of the site so that would be a nice addition providing our ground fees will not be used to maintain a council owned addition to fakenham….(was meant to be allotments)

Snagging Appointments are an utter pain and best to get as much done after purchase prior to moving in to reduce stress/cleaning and finding availability that works for you. Photograph everything and you will have to constantly chase them.

Brick and flint house is beautiful and fits with tradional norfolk style
