Upper Riverside is a large residential development in the heart of Greenwich Peninsula. It is one of Greenwich Peninsula’s new neighbourhoods located alongside the River Thames. There are five buildings in the Upper Riverside development, with a unique design approach in each building. The development is only a 17-minute journey to Bond Street on the Jubilee Line.

No.1, No.2, No.3, No.4 and No.5 are all buildings in the Upper Riverside development in Greenwich. No.4 Upper Riverside is a Build to Rent building. Residents across all five buildings can enjoy access to the resident’s club for a range of facilities and amenities. These include a pool, a gym, a sky view terrace, cinemas, a dining room and various co-working spaces.

Where do I start?

Upperriverside and the surrounding area really break the mould when it comes to the standard they provide!

We recently moved from Canary Wharf with the hope Greenwich would bring activities and community, and it certainly delivered.

Concierge for all 4 buildings in upper riverside are so helpful and friendly. We’ve been here since July and they’ve helped us every step of the way. Our flat is ultra modern, and as we are the 18th floor, the views of London are breathtaking.

The aftercare team have also helped us with any little requests we have made about the flat & management always take the communities feedback on board.

Our apartment is ultra-modern and perfect for a couple working in central London, as the commute is only 20 minutes to Westminster and 25 to Marleybone – ideal for a stress-free morning commute.

I’ve never been part of such a community where everyone is so happy and ours neighbours are all friends- it’s great!

We also know people that live in the Lighterman and Besserman who regularly enjoy workouts with us and take walks with them to enjoy the many parks in the surrounding area.

There is so much to do! Our favourite bar has to be Ardoa, their wine and food is incredible. We also love a long walk down the river where there is an ecology park, perfect environment for relaxing on the weekend.

Please share one thing (or more) which you wish you had known before you moved in:

I would have liked to have had more knowledge on the services available (The tide). I’m now a member and go frequently, as I joined through a friend.

What is the best feature of your home:

The best feature has to be the views from our balcony and rooftop terrace.

We live in a dream

Living here is like a dream.
When you enter in the building you are already at home, the conciergerie are fabulous and cheerful all the time.
When you arrive in your apartment, everything is done to make your life easier. Every details is thought for the best.
The facilities on the 15th floor are breathtaking and so relaxing after a hard day at work, and you just have to take the elevator, awesome… Also, there is often game, events, challenge organized by the management and its really funny to take part of it!

I really enjoy to live here. It’s such a nice place and this development are awesome.
The immediate proximity to the O2 is amazing, there is a lot of shops, restaurants and entertainment, i’m never bored !
The underground is also 2m walk, its really nice.

I wish I had know before this development exist, so I would have move earlier

What is the best feature of your home:

The best feature is the balcony because it offers an amazing view

Avoid North Greenwich

The design of the development deserves recognition, with its modern architecture and well-planned layouts creating an aesthetically pleasing environment. However, several aspects, particularly property management, have left much to be desired. For instance, unresponsiveness, failure to return deposits, and an overall lack of professionalism. These issues demonstrate a disregard for tenant rights and a lack of accountability. It is crucial for property management teams to address concerns promptly and maintain a high standard of service, which seems to be lacking in this case. Prospective residents should be cautious,

One of the most significant drawbacks of North Greenwich is its distance from the heart of London. This makes it inconvenient for those seeking the lively and dynamic city experience. While the Jubilee Line provides access to central London, the constant need to rely on public transportation becomes tiresome and time-consuming.

Additionally, I’ve encountered safety concerns in North Greenwich. At times, the area can feel dangerous, especially during late hours. The lack of a visible police presence and adequate security measures has left me feeling uneasy and vulnerable.

The commercial focus of the area is another disappointing aspect. It seems that profit-driven businesses take precedence over creating a thriving community environment. The lack of local independent shops, cafes, and cultural spaces further contributes to the area’s overall lackluster atmosphere.

Overall, my experience in North Greenwich has been underwhelming. The distance from London, the absence of a vibrant community, the excessive commercialization, and safety concerns have all played a part in my disappointment. I would advise those seeking an authentic London experience to consider other neighborhoods that offer a stronger sense of community and a safer environment. If you work in Canary Wharf , there are better properties in the area, otherwise stay in Bermondsey, it’s a vibrant and wonderful neighbourhood.

I have had a concerning experience with the building management in regards to their contractors’ unauthorized use of body cameras. When I asked for details about what they had filmed while I was in the house, they outright refused to provide any information. Additionally, despite my complaints, the property management completely ignored my concerns and failed to address the issue appropriately. This lack of transparency and dismissive attitude towards residents’ complaints is highly disappointing and raises serious privacy and trust issues.

How has the building management responded to any problems or issues you have raised:

Unresponsive. it’s essential for them to promptly and effectively address any problems or issues raised by residents. Responsive building management should prioritize open communication, actively listen to residents’ concerns, and work towards finding satisfactory solutions. Timely response, proactive problem-solving, and clear communication are key qualities of effective building management. Unfortunately, it wasn’t my experience.

B2 Leaseholder Experience

Facilities are nice, though it has taken a really long time to get to use them! Booking facilities like media room or BBQ deck is almost impossible, the cinema has never been open, so except Gym and pool there hasn’t been much optionality. The building and property management teams take really long to even acknowledge there are issues to be solved within the buildings, and never involve leaseholders in any discussions – for example, the steam room never has been functional in the past 2.5 years despite service charges skyrocketing!
In the past year, understandably the facilities have been closed, due to COVID, however, it is disappointing to see so much optionality on paper in terms of facilities, though being unable to enjoy them especially with friends and being charged increased service charges!

There are no suitable grocery stores within walking distance.
Anti-social behavior happened a lot in the adjacent property (pee bottles thrown down the widows, kids left unsupervised and almost jumping off the windows, unapproved Airbnb lets, and parties during lockdown)
Almost no local bars and restaurants, most of the nice places that opened closed in less than 6 months, and all the ground floor retail spaces have been empty for the past almost 2 years!

Transport links are great and thank goodness we have Ardoa & Choy House to nurture the sense of community around here!

Please share one thing (or more) which you wish you had known before you moved in:

That service charges are increasing at a rate that in a few years will make it impossible to own a flat! It is outrageous the increases we are seeing for the decreased services or support we are getting! That the Energy Company is entitled to charge as much as they want because they have a monopoly over the Peninsula region!

If there is one thing you would change about your flat or property what would it be:

As a leaseholder and service charge payer, I would like to see us being treated with some level of respect and transparency, within reasonable boundaries, on the expenses we are being charged!

Excellent building with high end facilities and staff

The development is excellently built in a location that is currently in development to become a very high end part of London. The facilities are of the highest level one can ask for while the apartments are elegantly designed, with all the appliances included of the highest quality that make everyday living a pleasure. Not be forgotten is the assistance provided from the staff that are always available and willing to provide the best assistance possible.

A bit too industrial

Fairly quickly and resolved them in a day or two.
