Telford Homes is a London-based property developer that was established in 2000, specialising in mixed-use, residential-led schemes. These homes build communities where there’s a shortage of homes, with mixed tenures and a focus on sustainability.

Telford Homes developments

HomeViews lists a number of London developments by Telford Homes. Also, lots of these are in East London’s Stratford, and include Icona Point, Unex Tower and Stratford Central. Additionally, these are centrally located high-rises close to the Queen Elizabeth Olympic Park, Westfield Stratford City and Stratford Station.

I am renting an apartment on the 18th floor which has high floor to ceilings (over 3m) which is very rare for a new build and gives an amazing sense of space. The concierge staff are all very helpful and friendly.” – Oli100, verified resident at Stratford Central

Telford Homes reviews

Really great development, there’s a residents gym, spacious rooftop, twentyfour hour concierge and underfloor heating. Our apartment is twin aspect with a spacious living area, lots of storage space and a nice balcony. The other residents are very friendly in the common spaces, and respectful with noise when on their balcony’s.” – Kate H, verified resident at The Vibe

We really like our building 🙂
concierge, rooftops (the views are fantastic – you can see London Eye, the City and Canary Wharf) and gym. Having the garage parking is a big plus!
We bought a 3 bedroom and is extremely comfortable and big for London standards.

Please tell us what you like and dislike about this area:

The good aspects: location, good community in the building
The bad aspects: no good quality restaurants and cafes/bakeries

Please share one thing (or more) which you wish you had known before you moved in:

How close walking distant is from Tower bridge

How has the building management responded to any problems or issues you have raised:

Very fast! Every time we email the company they always reply within a few hours and usually with a solution.

Manager Response

Hello Filipa,
Thank you very much for taking the time to leave such a wonderful review.
We are thrilled to hear that you like your building. The views do sound fantastic!
Thank you

Really great development, there’s a residents gym, spacious rooftop, twentyfour hour concierge and underfloor heating.

Really great development, there’s a residents gym, spacious rooftop, twentyfour hour concierge and underfloor heating. Our apartment is twin aspect with a spacious living area, lots of storage space and a nice balcony. The other residents are very friendly in the common spaces, and respectful with noise when on their balcony’s. The area itself is fairly noisy with the school and being close to Kingsland road, but there’s a good amount of sound proofing and insulation so it’s nice and quiet if the windows are closed. It would have been nice to have windows that opened further, but I’m sure that’s a regulatory requirement.

Please tell us what you like and dislike about this area:

Like the accessibility and cafes. Don’t like the high crime rate

Please share one thing (or more) which you wish you had known before you moved in:

Very hot in summer with not enough windows

Slightly disappointed, but still nice

All the glass means I feel really exposed in my own flat. Don’t like how people can see into my home. Nevertheless, the view is stunning, and the flat had a beautiful kitchen. It also has a really helpful and kind concierge service.

Please tell us what you like and dislike about this area:

Really inconvenient, while it is close to Shoreditch high street, you have to walk to Liverpool Street station to get anywhere at all! It is also very noisy at night, a lot of emergency sirens going past…
But saying that its actually really great area, love how much there is to do around here.

Please share one thing (or more) which you wish you had known before you moved in:

Great in general but slightly disappointed if I am totally honest…

If there is one thing you would change about your flat or property what would it be:

The glass wall which really feels like people can see inside

Decent development, not as luxurious as advertised

We are currently renting a three-bedroom apartment at Manhatten Plaza in the Delancey Building. The development is quite decent, the facilities are well maintained and the gym as well as the front desk are fully satisfying. However, the quality of the relatively new building seems to be cheap and not very sustainable. The lifts, walls and windows are of mediocre quality and not suitable for a development advertised as luxurious. We are satisfied as tenants, but would not be willing to buy an apartment as it seems that investments will be inevitable in the nearer future.

Please tell us what you like and dislike about this area:

Community location links are decent, especially if one works in Canary Wharf. However, the area lacks supermarkets, shops and flair. There are no pubs, bars or nice restaurants around.

Please share one thing (or more) which you wish you had known before you moved in:

Great value, great transport, the ultimate young professional / young family location

Great value apartment, well laid out with a decent specification especially for the purchase price. Customer service was excellent including the after care service from Telford Homes. The concierge team are brilliant as well, very friendly, bright, interesting people, creating a great impression for the development. Roof terrace in the summer is nice and under utilised. Transport links are unrivalled you can get ‘anywhere’ in 30 mins. The construction did not allow for greats acoustic insulation. Luckily all our neighbors were fairly understanding and kept steps light and noise down.

Please tell us what you like and dislike about this area:

Westfield on your doorstep as well as the more affordable Stratford Centre, which we used for our regular shop. There is still a lack of independent pubs and restaurants with atmosphere and quality food but when anywhere in central London is literally under 30 mins away it didn’t really matter. Olympic Park is great and maturing nicely, Hackney Wick and the bars and restaurants make for a great night, lunch or breakfast out. Area can be rough around the edges at time and very busy around the station but never had any direct issues. The high street is undergoing investment and transformation this coupled with new two traffic calming system will further benefit the local area. The area also has some amazing nursery, primary and secondary schools.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing, the flat did what it said in the tin, was great value and is likely to further benefit from the surrounding regeneration.
