Excellent place to live at the heart of Stratford

The property is really excellent overall. The building is managed efficiently and we have really helpful concierges who answer queries quickly. The reception is open 24 hours a day which is super handy for security and also for collecting parcels.

There’s a good gym on site which is really handy and good value for money.

The design is generally good, although I think the fact that the inner courtyard has been turned into a children’s play area is not a super popular idea overall. There are loud children and teenagers who can be quite disruptive and in terms of security it invites a lot of people in who aren’t residents. I think a lot of people with inward facing balconies do not want to be facing a children’s play area, but of course it will be useful for families who might choose to move in. The design of the flats and the development in general however is very good and I feel we have good value for money here. The balconies are very spacious and we have good storage space.

Westfield is a short walk away which is so convenient for shopping and for restaurants. East Village is close by for cafes and bakeries. Olympic Park and Victoria Park are both within walking distance. For professionals it’s within walking distance to Stratford station which makes commuting to work super easy. I love living here for the convenience and never get bored.

The area is fantastic for shopping and transport links – so close to Westfield and Stratford station. There are so many restaurants and cafes nearby.

Please share one thing (or more) which you wish you had known before you moved in:

We are really close to the train lines which can be noisy. We also don’t have visitor parking which can be inconvenient.

What is the best feature of your home:

The fact that it is in such a convenient location. It’s enclosed and feels secure and safer than other developments.

Modern development with lots of great facilities

The design of the development is very modern, clean and provides a sense of safety with all the various lock systems in place. There is a lovely big courtyard in the middle with a little pond, playground and green area, however this is often filled with a lot of noise which can be easily heard from the apartment. There is a very efficient and friendly concierge service, a lovely gym which has been very well set up to adhere to the new covid-19 safety rules and has a big parking garage where bikes can be parked as well. The property and building management are generally quite efficient, sometimes slow to get back to you, but fix issues that arise.

Close to a big shopping centre, lots of restaurants and supermarkets, and also very close to the Olympic Park and Hackney Marshes, which offers some great walking, running and cycling routes. In addition, there are a large number of transport links available (DLR, tube, overground). However, it can get very busy and crowded around the area (e.g. in the parks) especially on hot days and there are train tracks close by, which disturb some residences.

Noise from the courtyard in the middle of the residence and how hot the apartments get in the summer.

How has the building management responded to any problems or issues you have raised:

Sometimes slightly slow, but help to ensure issues are fixed.

Honestly, the worst place I have ever lived

I took my flat on a virtual viewing, which was a mistake: it looks great on paper but the reality is very different. I was not told my flat faces an open-access playground. Meaning, especially in summer, there can be 12 hours+ of screaming children outside, which makes working from home very challenging. At night, there is considerable noise both from other residents having parties and also randoms who come into the development to smoke weed and use the playground equipment. There is concierge and security and CCTV, but mostly they just say nothing can be done. There is also substantial noise from the flat above.

I do not feel safe here. Bikes have been stolen with bolt cutters from the secure car park, parcels go missing from outside doors and the other residents can be very hostile – they are of the mindset that as this is London they can make as much noise as they want, when they want, and if anyone else complains – even at 4am on a Thursday – then those people will be verbally attacked and ridiculed.

There are also chain smokers in the flat below and if I open any windows, my flat is filled with their smoke. Equally, I cannot enjoy my balcony. But as it’s also ten degrees hotter in the flat than outside this can get very uncomfortable. I have also experienced issues with electrics, appliances and my mirror cracking dur to the heat.

I am trying to get out as soon as I can and wouldn’t recommend this place to anyone.

The location is very convenient for all transport links, Westfield and East Village, The interior design of the flats is pleasing to the eye and the kitchen and some fittings are good quality.

I dislike the constant noise, day and night from residents and non-residents alike, how hot the flats get inside during warm weather and the general vibe of this development; it is neither friendly nor safe.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had been told the development had an open access playground and a high student population: I thought I was moving to a quiet, professional, development and it’s the total opposite of that.

How has the building management responded to any problems or issues you have raised:

Yes, but sometimes this is slow and needs to be chased. I get the impression they don’t really care and see me as a problem/ always complaining.

The development is in a great location for Westfield and for nearby parks and is cleverly designed with a beautiful green area in the middle as well as water features and modern buildings. The development comes with an on-site gym which has been great during our time living here as well as a concierge service who have always been able to help solve our issues. The buildings and gardens are well maintained and property management have always been able to support us.

The local area has lots of restaurants and shops and is located right next to Westfield Shopping Centre which has all of your shopping needs! It’s also very close to the Olympic Park and Victoria Park which are lovely places to walk and play sport in. It’s a ten minute walk to Stratford station which has excellent links into central London.

Please share one thing (or more) which you wish you had known before you moved in:

The development is incredibly convenient but because of the proximity to Stratford station and Westfield that does make it slightly more pricey than other developments slightly further out.

How has the building management responded to any problems or issues you have raised:

The building management were very efficient to support us when we were having difficulties with our internet provider who couldn’t locate the correct port for our address to ensure we were linked up correctly. This was solved quickly with the help of the concierge, building management and our landlord.

Lovely development in a great location

The development looks great and the design of the flats is very well thought through – they are fitted out nicely and the rooms are very spacious. The windows are large which makes it nice and bright. There is a large central garden with a park which can sometimes be noisy, but it’s nice to have the space. There is also a small gym on site which has decent equipment and usually isn’t that busy.

The location is very close to Stratford transport links – about 5/10 mins walk. It’s also close to Westfield and to the Olympic park. There are nice cafes and restaurants around the East Village area and lots of nice green space nearby.

Please share one thing (or more) which you wish you had known before you moved in:

The flats themselves are fairly quiet but the park area can get very noisy and sounds tend to echo around.

How has the building management responded to any problems or issues you have raised:

We have had a couple of issues which do get sorted out but they can be slow in responding.

the service are good but the lift is slow , design are simple , modern , convenient , The courtyard is very nice and it has a good residents gym. Concierge is very professional. Design of the flat is very good. Management charges are increasing rapidly however and the response to issues in the flats and communal areas are very slow. An issue with one of the hallways leaking hasn’t been fixed for 7 months now. The heating system is provided by insite (known as Switch 2 in other developments) which is unregulated and have been increasing their prices rapidly with no option other than to pay it as it is a monopoly.

everything are good just too close to train and it’s bit loud .
And also the window can not fully open as the blind is not suit very well

I love the apartment as it is do modern. My flat sadly has the balcony facing the opposite way from the sun –
So I would of changed that and also the kitchen space for cupboards is quite small for three people. Would of been nice to have a bit more. Everything else is perfect- a beautiful garden /play area in the centre, a great spaces room and living room. Can get quite hot so would of been nice to have air con. However the light is great and the furniture so modern. It really is a fantastic property

The area is really up and coming with lots of little shops and great parks etc in the East village section. Only a 5 minute walk to supermarkets and the Westfield shopping centre

The open plan kitchen and living room space is spacious and get great light. Makes it an amazing space for the home and to chill with friends and housemates

Proximity to Westfield and travel links

Cons
The courtyard in the middle is nice to look out on however the grass/trees always seem to be burnt and amber/brown colour
The courtyard is not locked which attracts people not living in the building and can be very noisy during the day and night
Bin men come at 6/7am everyone Monday morning and go round the court yard, extremely noisy and always woken up by this

The development and flats are modern with a grass courtyard in the centre which provides an ideal outside area for those living in apartments. Although it is meant to be private land the courtyard is accessible by nonresidents and can get quite noisy when lots of people are using the space. There is a residents gym on site which is handy and is open most of the day. The flats themselves are spacious and well laid out however being new builds there were a few issues when we moved in.

The development is located just a short walk from a variety of amenities including Westfield shopping centre, a station and bus station. There are also a variety of independent shops and restaurants nearby. The immediate area is fairly built up with ongoing building works however the Olympic Park is within walking distance.

Please share one thing (or more) which you wish you had known before you moved in:

Although the development has parking not all properties have an allocated space and therefore if you wish to have a space this will need to be rented at an additional cost. There is also no visitor parking.

How has the building management responded to any problems or issues you have raised:

Property management are very responsive and quick to deal with any issues. For example, when we first moved in we had an issue with our washing machine that was resolved in a matter of days. Most communication is via email and staff are quick to respond. There is also a 24-hour concierge services to receive parcels and deal with general enquiries.

Good but spend some time before you buy

The quality of fittings is great but there are a few sniggers as it is a new built. The garden in the middle of the development is not at all private and is full of strangers with screaming kids in the day and smokers at night.
