Ok. Let’s start with the good points: Great concierge, good gym and nice roof terrace.

However, the building is almost entirely glass and has no air conditioning except for the top few floors. This means that with the windows closed the temperature inside our flat quickly reaches over 35 degrees centigrade even on an autumn day. Of course, we could open the windows but the noise outside is simply unbearable. In particular the Jubilee line trains are very noisy and pass by non stop at a rate of 1 per minute. So you constantly face the choice of either sweltering in the heat or being bombarded with noise.

We also have problems with smoke smells inside our flat. Nobody has ever smoked in here, but the smell of cigarettes comes through from the neighbour’s flat. It appears to be coming through the bathroom wall.

If you are thinking of buying a flat here to rent out then fine. If you are thinking of buying to live in then I’d strongly advise that you don’t.

Please share one thing (or more) which you wish you had known before you moved in:

If you are doing a viewing here then pay attention to the noise level and think about how much sun your flat will get. If it has a sunny aspect then you are going to roast.

The security here is very good that they will help you storing all the parcels and email you
Furthermore they have a lot of facilities here like gym room , cinema
So I think it is a very suitable place to stay

Please tell us what you like and dislike about this area:

The internet here is very bad that I usually cannot receive any 3G
The Westfield centre is very practical

Please share one thing (or more) which you wish you had known before you moved in:

The internet problem and also the central line packed situations during peak time

Really practical (shops/transport/parks) and well built, and well laid out (we have a two-bed so get a corner layout with amazing view over Westfield and Olympic Park. Don’t really hear the neighbours. Gym, terrace and concierge are a nice touch. Less than 15 mins door to City is amazing.

Please tell us what you like and dislike about this area:

Area is being re-generated so a blend of new and stylish with old and traditional. Can get noisy with traffic, sirens etc (windows closed no big deal but when it’s warmer, it can be intrusive). Easy access to Westfield and local shops.

Please share one thing (or more) which you wish you had known before you moved in:

Hadn’t quite appreciated how easy it is to get anywhere in London from here. Really impressed. Also wish I’d know how hot it would get in the summer if you don’t have a good fan and black-our blinds.

Great place to live in

Good shops around the area and excellent transport links. Affordable (for London) prices within the block. The area around is slightly dodgy but this reflects on the price – it’s no east village (which is about a mile away) but still very safe.

The main con for the block is the aforementioned slightly dodgy area, a weird kitchen design layout (it’s way too small) and the constant roadwork in Newham. But this is more than offset by the great transport links and proximity to shops

Please share one thing (or more) which you wish you had known before you moved in:

Don’t get a flat facing the road as it can get very noisy

Overall nice building and location.

The building is well done and well maintained for the location and price. The outside walls are all glass and this makes the flats really well illuminated, making a difference in a city like London. In summer needs curtains of course if it’s too sunny or hot.
Concierge service is very helpful and with nice staff.
The building is extremely well located with quick access to multiple tube lines, allow to reach many areas of London directly.
In summer it can be hot if the windows don’t have curtains. Sound isolation between flats could have been better.

Please tell us what you like and dislike about this area:

The building is in a great location, very close to Stratford tube station with multiple public lines and trains.
Close to Westfield Stratford shopping centre, and a big number of stores and facilities.

How has the building management responded to any problems or issues you have raised:

The building management is responsive and supportive to all the questions that I had.

Expensive

Building is poorly insulated from a sound and temperature perspective. Summers are unbearable in an un-air conditioned flat. Gym is good. Security and concierge are great.
Proximity to train and bus station is great.

The noise

Stratosphere tower

Great furnishings, views, gym and roof top terraces. Shops in Westfield are great and a good variety! Over ground makes it a more comfortable commute to and from work. The bars and places to eat in the area are good although there are no proper pubs just chains.

Please tell us what you like and dislike about this area:

Close to the shops and station making it quick to get around

Please share one thing (or more) which you wish you had known before you moved in:

Open and closing times of the terrace

Glad I live here

The building is nice, the big glass windows gave the apartment a lot of sunlight. There are good facilities like the gym and 24 hrs concierge. The apartment is spacious. Convenient location, it’s literally 5 mins from the station. It’s also really close to Westfield and all types of convenient stores. The view is spectacular too
