Good value for money property wise – however building management needs some work

Design: building is well designed, makes the most out of the space
Facilities: the development provides you with white goods (oven, fridge, diswasher, washing machine) which is fair enough. Some don’t even offer and you have to buy them yourself. Overall, its worth the money
Building management: when the heating stops working or water stop working, they fix it within hours even during the weekend, which is good. However, 1 time the lifts stopped working and it took over a week.
Property management: like I said above: Bin collection is terrible because the building management cannot coordinate with the council. Bin room is always full and dirty. In other areas like say, window cleaning or cleaning of the lobby, its well maintained.

Please tell us what you like and dislike about this area:

-Lots of choices of restaurants that offer a good variety of different cuisine on the island. You can get the big chains in canary wharf which is only 10 mins walk away.
-3 closest stations nearby only 10-15mins walk away. Cant complain
-Limited parking around here.
-Bin collection is honestly terrible because the building management cannot coordinate with the council. Bin room is always full and dirty.
-Anti social behaviours do exist in this area but not too prevalent.
-Nice quiet area to live in despite being close to Canary Wharf

Please share one thing (or more) which you wish you had known before you moved in:

Can’t say there’s anything thats a bad surprise. Everything really does meet our expectation, except for the bin room which has been terrible since day 1!

Please sort out the bin situation. Its a pain to see the current state it is in

Lovely development

The building has been designed really well, the interior is really modern and has high-spec appliances throughout. They could have put more lifts in the buildings, given the number of residents, but that’s a minor point. My biggest issue has been around the move-in, due to Covid lockdown, they hadn’t ensured the building and all facilities/utilities were still working before moving in, so many residents, including myself, had heating and hot water issues. That’s common with new builds so not an issue that’s specific to this development or L&Q, but residents should be prepared for it, and my advice is not to move in over a weekend or bank holiday where it will be even harder to reach teams at L&Q.

The induction manual they leave for you, while comprehensive, wasn’t written with the user in mind, and has considerable gaps in knowledge you’re just expected to know, which having spoken to other residents here, we didn’t. For example, where the Broadband plugs in, how to turn the dishwasher in aside from the switches that are labeled etc. And when you’re struggling with these issues, generally it can be difficult to reach L&Q with any requests or issues once you’ve completed the sale. That said, the on-site team through Rendall and Rittner are so helpful and will do their best to resolve any issues. And, once you have a point of contact within the after-care team at L&Q, they’re really helpful also – it’s just tracking them down, particularly when you’re tired and moving in, that can be stressful.

Please tell us what you like and dislike about this area:

The area is really lovely, all the local shops are on your doorstep with a range of travel options including Clapham Junction, Wandsworth Town stations, the district line tube isn’t too far away and within easy distance to the Thames Clipper boat services too. Parking is a struggle, but no worse than the rest of London, you can purchase parking through the development or visitors can use the shopping centre parking. Considering its central location, it’s a really quiet development and you can’t hear the high-street at all. Council collections, e.g. bins and recycling, bulky waste etc, purely rely on the staff on-site as the council won’t come into secure developments… that can be frustrating when you’re arranging collections but the staff here are really helpful so it’s never a problem.

If there is one thing you would change about your flat or property what would it be:

Between completion of the flat and the move-in date, many of the utilities had stopped working – heating and hot water pipes blocked – this could be resolved by them regularly running through the heating and hot water while the properties are empty, or even just checking and resolving any issues before the sale, but many of the flats here had the same problems of them being blocked and not working when they moved in.

The interior of my flat is nice, but is smaller than I would have liked.

After renting on my own for two years, I found that it was becoming too expensive and that if I bought and owned an apartment, it would be the same price as if I continued renting. Seventeen by L&Q was one of the first ones I looked at after having researched through the L&Q website as well as having alerts to various Shared Ownership and Help to Buy schemes. The Shared Ownership scheme at Seventeen worked best for me.

When I moved in, there were lots of maintenance issues, which were not always resolved quickly. For example, there was no stop on a pipe in my shower, which ended up creating a massive leak and my floorboards became damaged. They were good at dealing with the leak but it took approximately three months to fix my floorboards. I would rate the building management quite poorly as communication is very poor and it often takes too long in dealing with issues.

There is a good sense of community at the development as all the tenants moved in around the same time and we have organised a couple of pub trips. We have also a resident Facebook Group.

The interior of my flat is nice, but is smaller than I would have liked. I have an open plan as well as two balconies, although my spare room is in between them, and as a result, not much light comes in to the other rooms. I don’t really end up using either of them though, as my development is on a main road. All the white goods that were provided were mostly good order, except the dishwasher didn’t work. This was highlighted on the inspection I had before I moved in, but was not fixed by the time I moved in, as I had been promised it would be. It then took over a year to get it working, as I was being shunted back and forth between L&Q and Zanussi, the manufacturer. Eventually it transpired that L&Q had not switched on the water supply to the dishwasher, despite having checked this twice before and telling me it was all hooked up OK.

Please tell us what you like and dislike about this area:

The location is the best thing about living in this development as it is nice to be near various convenience stores, restaurants and transport options. There is also a small park around the corner.

Please share one thing (or more) which you wish you had known before you moved in:

I wouldn’t purchase with L&Q again as they don’t seem to care about their residents. I have been put off by with my experience with them.

Great location and design but poor management

The design of the building is good. The apartment is lovely, each apartment has a decent outside space too. The facilities are ok in theory – there are 2 large bike sheds for example. But these are not well maintained. They were broken into, the door handle was broken off and my bike had been stolen. Similarly the safety of the building in general is questionable as the door system often fails, meaning anyone can just get in the building by pushing the door and doesn‘t beed a fob or key. Unfortunately this has meant that a lot of packages/parcels have gone missing from down by the letterboxes. We have also had a lot of issues with the lift breaking down. These problems are usually fixed within a few days but occur regularly. The property management is not great. It is very difficult to get a quick response when issues arrives. There was a leak in our bathroom last year and it took months for it to be fixed, which meant it caused serious damage to the apartment below. We currently have a leak in the ceiling which we brought to L&Q‘s attention at the beginning of January and despite chasing up several times it still hasn‘t been fixed.

Please tell us what you like and dislike about this area:

The area is great, there are lots of shops, cafes and restaurants. Although we are not that close to a tube station there are plenty of bus stops/routes on our street or round the corner.
We are unable to get a parking permit for our street because our address doesn’t grant us one, which is very disappointing as it means parking is very expensive. Spaces are always available however.

Sadly they have been building on our street for years and it is very noisy and dusty. They just keep knocking down the warehouses and building new buildings so there doesn’t seem to be an end in sight.

The bins are often overflowing and do not appear to be emptied completely/regularly. There is only one recycling bin which is always full within a day or two.

Unfortunately it is very common for there to be noise and antisocial behaviour on the street outside the building – this usually comes from the building across the street

I wish I knew that there would be constant building sites next door.

How has the building management responded to any problems or issues you have raised:

They have been very slow with their responses to any issues (as mentioned above) and have not been very transparent about the process
