After renting on my own for two years, I found that it was becoming too expensive and that if I bought and owned an apartment, it would be the same price as if I continued renting. Seventeen by L&Q was one of the first ones I looked at after having researched through the L&Q website as well as having alerts to various Shared Ownership and Help to Buy schemes. The Shared Ownership scheme at Seventeen worked best for me.

When I moved in, there were lots of maintenance issues, which were not always resolved quickly. For example, there was no stop on a pipe in my shower, which ended up creating a massive leak and my floorboards became damaged. They were good at dealing with the leak but it took approximately three months to fix my floorboards. I would rate the building management quite poorly as communication is very poor and it often takes too long in dealing with issues.

There is a good sense of community at the development as all the tenants moved in around the same time and we have organised a couple of pub trips. We have also a resident Facebook Group.

The interior of my flat is nice, but is smaller than I would have liked. I have an open plan as well as two balconies, although my spare room is in between them, and as a result, not much light comes in to the other rooms. I don’t really end up using either of them though, as my development is on a main road. All the white goods that were provided were mostly good order, except the dishwasher didn’t work. This was highlighted on the inspection I had before I moved in, but was not fixed by the time I moved in, as I had been promised it would be. It then took over a year to get it working, as I was being shunted back and forth between L&Q and Zanussi, the manufacturer. Eventually it transpired that L&Q had not switched on the water supply to the dishwasher, despite having checked this twice before and telling me it was all hooked up OK.

The location is the best thing about living in this development as it is nice to be near various convenience stores, restaurants and transport options. There is also a small park around the corner.

I wouldn’t purchase with L&Q again as they don’t seem to care about their residents. I have been put off by with my experience with them.

Average home, poorly build, managed and maintained, for a lot of money

The design is OK; each flat is different (from what I can see of those I’ve been in), which is quite nice. There aren’t really any facilities. There are lifts but they are poorly maintained and keep breaking down. There’s a post room, and the bin store at the back (although that doesn’t have enough recycling bins in it). Building/property management are appalling. The building was finished in a rush and there were, and still are, a lot of things wrong with it, and new things are occurring all the time (currently, for example, we have no TV reception through the aerial. Again. This happened in October and it took a fortnight to get it fixed), There are issues with leaks in people’s flats and in the communal areas (there has been a bucket in the entrance area for a couple of months now because of a persistent leak from the pipes that they haven’t fixed. This leak caused sewage water to leak into two of my neighbours’ flats, completely destroying their flats. One is living over the road on the building insurance while her flat is rennovated to a standard high enough to live in again. And yet, they still haven’t fixed the leak). Whenever you report a fault it takes many weeks of chasing, emails, phone calls, reporting on the website etc. to get a result. When I first moved in the lock on my balcony was broken and it took over a year to get this fixed, with people just not calling me back. The building manager is, frankly, a bit useless and never seems to address anyone’s concerns or actually take any action to do anything. The hot water often cuts out, and people on the upper floors consistently don’t get enough hot water because they didn’t put a pump with enough pressure in to serve the whole building. Whenever you raise an issue with L&Q about money (for example, concerns over the extremely high service charge costs or discrepancies with charges) they don’t seem to care. On a positive note, on the whole, the neighbours are excellent and lovely, and we have a nice little support network going on our Facebook group.

The area is great; two minutes’ walk to the High Street and everything you need very close by, with excellent transport links into town, a bus ride to the Northern line at Morden, always a way to get home. The only thing Sutton is missing is a theatre.

That the building was cheaply made in a rush, and there would be so many things going wrong with it.

If there is one thing you would change about your flat or property what would it be:

Put proper building/property management processes in place so things get fixed without you having to chase a thousand times.

Rubbish

Horrible traffic. No car parking spaces. No parking permits. Horrible customer service. Awful help. Everything is slow, especially response from landlord, neighbours are rude, plumbing is terrible. Air con doesn’t work.

The lack of parking
People are nice
It is a large space
Its nice and warm
The design is amazing I like that its close to the station so is a very easy commute. It is also close to a high street with great access to a variety of foods. I also like that the area is very clean and there is very few building work now, however there is a lack of parking which is a useful problem as I have a car

Rubbish maintenance

I dislike the development and the maintenance is poor. There is poor communication between ghetto tenants and the landlords. The area is nice and the neighbours are nice. It is an easy commute as the station is round the corner.
