Poor property management. The management office charge me a complete month rent for the first month even it was not started on the first day of the month! 1 out of 2 lifts was out of service for more than 4 months. There were 3 days with both lifts out of service. The property management office did nothing for the lift maintenance, including reply email. The bin collection frequency is unknown. Sometimes can be once a month. A technician came to my flat to check the light in balcony, turn out the fuse tripped and the flat was out of electricity for hours. The sink drainage did not connect to the bottom of sink. Frequent leakage occur.

If there was option for 0 stars I would have selected this. We went to a flat viewing today and it was a complete disgrace. 30+ people viewing a flat at a time. Mubin was no where to be seen, people letting themselves into flats. It was like going to a circus, not a flat viewing. Extremely unprofessional. Won’t be using these guys again.

Design-wise it is pretty standard; all the flats seem to be different which is interesting. My flat itself is nice (although the spare room is very small, and probably could have taken up some of the room in the main bedroom, as that's a bit too big!). Facilities: the only facility we really have is the lifts, and they are awful. They are constantly breaking down or out of service; people have got stuck in them several times with no-one answering the emergency alarm; recently they were making an absolutely hideous noise that everyone could hear in their flats (thankfully that has now been fixed); and we are charged on our service charge every year for all the repairs they are having to do on them, when basically they didn't put good enough lifts in for the size of the building in the first place. Building/property management is appalling. It takes ages to get through on the phone to report things (I have had no hot water for a week and tried to report this the other day; spent an hour and 45 minutes on hold on the phone in total, the first time I got cut off after an hour, the phone line just went dead on me). And when you finally do get through and report things, it takes ages for anything to get fixed and you have to constantly chase them. There just seems to be no actual process to manage things and no-one ever takes any responsibility for anything.

Design-wise the building is fine. It's a little ugly, perhaps, from the outside, but the flats are lovely and very homely. The only facilities we have are lifts which constantly break down and which we are constantly paying for repairs for on our service charge. Building/property management are appalling. They are unresponsive to problems and often have to be chased numerous times before they will sort something out. They have recently acknowledged that this has been a problem and have tried to address it by introducing building management teams who look after smaller numbers of developments, so we'll see if this leads to any improvement.

The design is OK; each flat is different (from what I can see of those I've been in), which is quite nice. There aren't really any facilities. There are lifts but they are poorly maintained and keep breaking down. There's a post room, and the bin store at the back (although that doesn't have enough recycling bins in it). Building/property management are appalling. The building was finished in a rush and there were, and still are, a lot of things wrong with it, and new things are occurring all the time (currently, for example, we have no TV reception through the aerial. Again. This happened in October and it took a fortnight to get it fixed), There are issues with leaks in people's flats and in the communal areas (there has been a bucket in the entrance area for a couple of months now because of a persistent leak from the pipes that they haven't fixed. This leak caused sewage water to leak into two of my neighbours' flats, completely destroying their flats. One is living over the road on the building insurance while her flat is rennovated to a standard high enough to live in again. And yet, they still haven't fixed the leak). Whenever you report a fault it takes many weeks of chasing, emails, phone calls, reporting on the website etc. to get a result. When I first moved in the lock on my balcony was broken and it took over a year to get this fixed, with people just not calling me back. The building manager is, frankly, a bit useless and never seems to address anyone's concerns or actually take any action to do anything. The hot water often cuts out, and people on the upper floors consistently don't get enough hot water because they didn't put a pump with enough pressure in to serve the whole building. Whenever you raise an issue with L&Q about money (for example, concerns over the extremely high service charge costs or discrepancies with charges) they don't seem to care. On a positive note, on the whole, the neighbours are excellent and lovely, and we have a nice little support network going on our Facebook group.
