Twist House, by L&Q, comprises of 28 apartments within a 4-storey building. Completed in 2014, the development is located in Bermondsey just 15-minutes from London Bridge station. Residents here also benefit from a central location, close by to a wide variety of local amenities as well as being close to key working districts.

Pluses of the building are it holds heat well and doesn’t overheat on the rare occasions that the weather gets hot. Water pressure is good, and the flat is well ventilated so we haven’t had a damp problem. Radiators seem to be in odd places, but they heat the flat very quickly so must be a good design.

Has a lift if you need it, the entry door system can be an issue sometimes and whilst it is repaired in a day or two, it is seems to break every month or two.

There can be some issues with noise transfer for flats which is hard to pinpoint, some of this is the nature of flats but certain noises seem to carry more.

Fixtures and fittings seem good quality, we haven’t had any major issues in years

Good location to get to London Bridge station, has a number of nearby bus routes also so getting around it pretty good. Short distance to large supermarket options, as well as more local shops in Bermondsey.
The road outside can get busier and bin collection does seem a little random but not too bad. No parking

Assume there will be a above inflation rental increase annually (regardless of market conditions) such as COVID

What is the best feature of your home:

Energy efficiency means you can have a comfortable environment quickly and without high costs.

The building is fitted with extremely poor quality boilers and immersion heaters. We had no access to hot water to heating for a month when we first moved in due to low quality heating fixtures. L&Qs management of this issue and lack of concern for our safety during a global pandemic was shockingly poor.

The tradesmen L&Q provide have extremely poor communication – reports are never filed and parts are never ordered when they have been promised. I have to personally chase every aspect of a repair. We have had over 10 tradesmen visit for various heating/water leak issues in the past 6 months which is a waste of time and resources.

Building management is also poor – bikes have been stolen from bike storage at the properly on multiple occasions because building management will not supply adequately secure bike storage as recommended by local police. They have also made no efforts to stop package theft. They stipulate that all enquries will take 10 working days to reply to which is unreasonable.

The local area including transport links, bars and restaurants is brilliant.

Living on our street is extremely noisy – multiple building sites adjacent to my re tam property are extremely loud 8am-7pm 6 days a week. Bin collections are regular but the bin area is often dirty except for food collection which is piling up outside the property.

Other tenants smoke marijuana multiple times a day outside which forces us to keep windows closed at all times to avoid the smell.

While L&Q properties appear high-spec in great locations, they are not a landlord I would recommend

If there is one thing you would change about your flat or property what would it be:

Better customer service when seeking repairs OR better quality basic amenities such as boilers and heating systems. A house this new should not have this many maintenance issues.

Good place and neighbourhood

Very good overall but the bins storage should be monitored. We have Bin bags laying around, furniture, etc. It would be beneficial to have access to the gate. The lift gets broken very often and we had some power cuts on the communal areas a few times.

Good amount of local shops, park near by, 15 min walk to London Bridge station.
Very noisy construction site just in front of us, shakes the building when they are digging.

I should have considered the noisy coming from the construction site. Makes difficult working from home.

What is the best feature of your home:

Very good location, within walking distance of my office.

Flats are well designed and feel spacious. Each has a decent sized balcony.
However build quality is poor: cheap kitchens are badly fitted. Extractor fans don’t work. Lift breaks frequently. Front and back doors break on a monthly basis and are fixed extremely slowly. Building managers are difficult to contact.

Street is pretty quiet for a main road.
Bermondsey st is close by and has amazing food and bars.
Tube is quite a walk away.

Please share one thing (or more) which you wish you had known before you moved in:

Poor build quality, especially front and rear doors make security an issue.

What is the best feature of your home:

Location – very close to Bermondsey street and central london

Great location and design but poor management

The design of the building is good. The apartment is lovely, each apartment has a decent outside space too. The facilities are ok in theory – there are 2 large bike sheds for example. But these are not well maintained. They were broken into, the door handle was broken off and my bike had been stolen. Similarly the safety of the building in general is questionable as the door system often fails, meaning anyone can just get in the building by pushing the door and doesn‘t beed a fob or key. Unfortunately this has meant that a lot of packages/parcels have gone missing from down by the letterboxes. We have also had a lot of issues with the lift breaking down. These problems are usually fixed within a few days but occur regularly. The property management is not great. It is very difficult to get a quick response when issues arrives. There was a leak in our bathroom last year and it took months for it to be fixed, which meant it caused serious damage to the apartment below. We currently have a leak in the ceiling which we brought to L&Q‘s attention at the beginning of January and despite chasing up several times it still hasn‘t been fixed.

The area is great, there are lots of shops, cafes and restaurants. Although we are not that close to a tube station there are plenty of bus stops/routes on our street or round the corner.
We are unable to get a parking permit for our street because our address doesn’t grant us one, which is very disappointing as it means parking is very expensive. Spaces are always available however.

Sadly they have been building on our street for years and it is very noisy and dusty. They just keep knocking down the warehouses and building new buildings so there doesn’t seem to be an end in sight.

The bins are often overflowing and do not appear to be emptied completely/regularly. There is only one recycling bin which is always full within a day or two.

Unfortunately it is very common for there to be noise and antisocial behaviour on the street outside the building – this usually comes from the building across the street

I wish I knew that there would be constant building sites next door.

How has the building management responded to any problems or issues you have raised:

They have been very slow with their responses to any issues (as mentioned above) and have not been very transparent about the process
