Additionally, Clippers Quay in Manchester is another development by Grainger. It features an on-site gym, residents lounge, cinema room, work zones and private gardens. Most noteworthy, the development spans five separate blocks and is so vast a dedicated underpass is being built under the six lane Trafford Wharf Road to connect residents with the tram stop on the opposite side. Finally, the development is also pet-friendly.

Clippers Quay Review

The development itself is great. I think that the building has been developed to a high standard – it has excellent features and the design is modern and clean. The facilities within the development are excellent, in particular the gym and the downstairs ‘common area’ are definite selling points when it comes to these flats. The staff that work at the development are incredibly welcoming and helpful, in particular Paris and Jacob who will provide advice / help with anything, without hesitation. The property management team that run the development remain supportive and involved, which is a big plus. I find it a shame that these flats are only available to rent, and not for sale as I think they would be a good investment opportunity.

Please tell us what you like and dislike about this area:

The area has all necessary amenities – a tram stop nearby, multiple shops / big retailers, a big gym and an area for walking around.

If there is one thing you would change about your flat or property what would it be:

I would like to have seen bigger flats on offer, in particular with slightly wider bedrooms and living area. I would also like to see comfier sofa’s being used in the flats where furniture is provided (although I note from looking at the newer flats more recently furnished, that these appear to be different and so maybe this has already been addressed?)

A brilliant little Apartment Complex just out of the centre of Sheffield

The Apartments are only a year old so it has a very new feel about it, and you can tell effort has been put into the design of the entire complex. For example, there is an on-site mini gym for those who aren’t worried about a full membership nearby and there is a dedicated study area and kitchen which can be hired out for hosting events. The concierge is fantastic and does a great job of collecting parcels when you’re not in! Our flat has two bedrooms with both an en-suite to one bedroom and a main bathroom for the other which is great, and something I think should be standard in flats like this (but often isn’t!). The furnishing has been done to a modern and reasonable standard, however I do wish the kitchen had a higher spec to it. The laminate work surfaces and sink are fine but nothing special and an induction hob would have been better than the ceramic one chosen, which is not very quick to change temperature and gets dirty very easily. However, the flats have a very nice feel about them and the open plan living diner is well thought out – a slightly larger living room might have been better though. I like the laminate flooring used through the living room and kitchen but I much prefer carpet in bedrooms.
Finally, the roof has been made into an area which residents can use, with bean bags, chess sets and table tennis etc. Which makes for a really good use of the space.

Please tell us what you like and dislike about this area:

The location is excellent and being on the west side of the city is definitely the right side to be on (much greener and far better areas). The city centre is a short walk away with all of the amenities you could need, and then a large Waitrose and Aldi are a short walk away for local shopping. The apartments are just off Ecclesall Road which is perfect for young professionals, with plenty of independent bars, pubs, cafes and restaurants as well as access to greener areas such as The Botanical Gardens and Endcliffe Park. Plenty of transport links available from nearby, however parking is very limited on the surrounding streets which is the one drawback. Overall, it strikes a great balance between a central location and the benefits of being out in the leafier suburbs of Sheffield.

Please share one thing (or more) which you wish you had known before you moved in:

Parking is very limited in the area if you do own a car. You will be fighting it out for either an expensive car parking space in the car park on the ground floor or one of the spots on the street for free/metered (the council won’t allow you to obtain a permit for your car if you live in this property).

If there is one thing you would change about your flat or property what would it be:

Larger bedrooms! The bedroom with the en-suite suffers in size and this results in smaller floor space than ideal (a bit of a squish to fit a small desk in alongside the bed, which is a shame).

The development is in a great location.

The development is in a great location. I like the lifts and the cleanliness of the communal areas. The apartment is well decorated, good proportion and decent layout. I love the balcony overlooking Wapping Wharf.

I dislike the seemingly lack of bins and recycling bins that service the whole development. The bins do not always seem to be put out on time, this has only happened since the building manager is no longer on site. I also don’t like that there isn’t 24/7 concierge like we were promised. Despite it being covid times I think this is something that could still operate on a skeleton staff. The building manager is excellent and very helpful. However she is no longer working in the building. The replacement is not always helpful and is often not even present. This means we now have to report things directly to the letting agent which is not so convenient or timely.

There are still areas that don’t appear to be covered with CCTV and this makes the plot a little unsafe.

Soundproofing could definitely be better as surrounding neighbours are volatile and when working from home it’s quite uncomfortable.

I dislike the fact that there isn’t a splashback behind the oven as we like to cook a lot and this isn’t very practical.

There is not enough parking for the property. We regularly are not able to park Infront of the building. It feels somewhat uninclusive as there are no dedicated disabled bays and there is no ramp up to the front door either.

The local area is perfect. Amazing views from the balcony of our apartment. Close to amenities.

Please share one thing (or more) which you wish you had known before you moved in:

We wish we had known that there would be no 24 7 concierge and the difficulties with parking.

What is the best feature of your home:

The location and the view is absolutely stunning. We love it.

Best place I’ve ever lived

The Forge is an amazing place to live, the apartments are an ideal size, the building itself had all the facilities you could ever want and more, the location couldn’t be better – a few steps from the Newcastle Quayside, 5 minutes walk to Central Station, and all the shops, restaurants and bars of the city centre (many of which offer exclusive discounts to Forge residents). However, being slightly off the main road and just past the police station, the Forge always feels perfectly safe and is very quiet, given its central location.

The 24/7 staff are always friendly and helpful, and the frequent events are brilliant for getting to know other residents and have fun in the amazing lounge area.

The Forge is by far the best place I have ever rented and I could not recommend it more highly.

The location is perfect, right next to the Quayside and train station, with all shops, restaurants and bars within short walking distance.
