Modern spacious development

Very good transports links. Trains every 5 mins minutes and only 20 minutes into central London which is cool. Gated so feels very secure. Modern and spacious. Small supermarket across the road. Close to Greenwich, New cross and Deptford good night life.

Yet to find any negatives. However couple of instances happening at the front and back of complex involved police ?not sure on crime rates

Safe, quiet and pleasant place to live

Our flat faces the Emirates Stadium, and looks over lovely lawn. It is quiet, and well designed to catch the evening sun. Some flats have complained about damp issues – we have never seen this, with the inbuilt ventilation system and large windows.

The building has basic facilities, but we did not want to pay extra for a concierge or gym. It has a communal garden at the back and pleasant trees at the front.

Building management is always going to be a bone of contention as it is a big cost, but chloe is very responsive and good at her job.

Zone 2 on piccadilly line is great, and the location is very quiet – although it seems it should be noisy with the stadium! There is a nice sense of community, built by the communal area at the back of the flats. Nearby you have Holloway road and blackstock road – both great for food drink and shopping.

Please share one thing (or more) which you wish you had known before you moved in:

– the garden behind us is only for residents. The selling agents told us it was public. This is better, especially as it is a ground floor flat.

This does not sound genuine, but really we’re very happy here!

How has the building management responded to any problems or issues you have raised:

Yes, Chloe our rep is very responsive. We has issues with car park keys when we first moved in and couldn’t initially get an answer, but since we made proper contact with Lee Baron and introduced ourselves it has been good.

Not that nice

Actually the building where i live is new which is quite nice and the concierge service is a plus! Unfortunately I don’t feel safe at night walking from the station and i have witnessed some robbery episodes. The street where i live is on the main traffic road which make it so noisy and even sometimes difficult to sleep and can’t enjoy the balcony 🙁 it seems and up and coming area but not there yet. There are not markets, gyms or anything decent nearby. Good is the proximity to Royal Victoria.

Dislike the lack of safety feeling walking around – even need to be careful with personal belongings

Excellent value with many amenities and in Canary Wharf/Isle of Dogs

1. The design of the building is very modern and creative so it really helps when the development ages as even after 10-15 years, it will still look contemporary.
2. The facilities are incredible, there’s a studio/library, 24/7 concierge, deliveries room, winter garden on floors 22-24, roof top garden and mini gym on the 22nd on the other tower and business room, children playground, cinema, another play ground area on 2nd floor, mini rooftop garden on the 15th floor and a decent sized gym with sauna, steam room, swimming pool and whirlpool.
3. Management is fairly good, responsive, caring and do a good job keeping in maintaining the building however sometimes we do have to remind them to follow up on some issues.
4. Apartments are decent sized with many having a balcony and incredible views toward the west (City of London).

Like:
1. Very convenient location with roughly 3 minutes walk to South Quay DLR.
2. All the areas surrounding it have been refurbished recently, which means wide sidewalks, clean and modern infrastructure.
3. Multitude of grocery stores such as Tesco, Co-Op, Asian supermarket and couple of restaurants and cafes within 10 minutes of walking distance.
4. It isn’t in the main roads of the Isle of Dogs (Marsh Wall, Westferry Rd, East Ferry, Limeharbour, etc) so it is very quiet.
5. Green area next to the development and the dock within 5-6 minutes.

Please share one thing (or more) which you wish you had known before you moved in:

– Depending on the season, it can be quite windy although it is across the area and not the development itself.

If there is one thing you would change about your flat or property what would it be:

While it offers excellent value and it is already high standard, I wished it could be a little bit more luxurious, especially in communal and corridors with little touches such as paintings, better carpet, some deco, etc.
