Really great area but terrible building management and poor security

My apartment is nice but a little on the small side (especially for a family). We have no issues with noise and the people are generally pretty friendly. However, there is definitely an issue with security in this residence as recently homeless people have been breaking into the building and sleeping in the stairwell. This is particularly troubling for me as I feel it is not as safe for my child. The company that manages the building (Y&Y management) are also not great – for example the lift frequently breaks and they are very slow at responding and fixing it. This is can be very stressful for older residents and those with young children.

Please tell us what you like and dislike about this area:

I like the area because the residence is close to the tube and bus stations and there are lots of good shops and my child’s school is nearby. I would definitely recommend this area in terms of convenience. However, I have noticed that the area is becoming increasingly dirty and ill-maintained and this is a real shame.

Please share one thing (or more) which you wish you had known before you moved in:

That the lift would break so often, that the building was not well managed and that people could break the locks on the door and enter into the common parts

Positives and negatives to living here

Interior design is really nice, modern and a great finish. Exterior isn’t as nice – The building still looks like an office and is especially unattractive when comparing it to the neighbouring tower of flats (Vickers House). Good facilities initially, but after living here for 6 months they’ve all started to become rusty and faulty. Clearly weren’t designed to last. Building management is good. Concierge and cleaners are friendly and do their jobs well. Parking on the development is awful. Not enough spaces for residents and spaces weren’t on offer unless we met a certain purchase price. Disconnect between what security and what PPM are saying as I’ve had to pay for 2 parking tickets because the security have said it’s fine to park, but PPM have said otherwise and haven’t given me enough time to move my car before allowing the ticket person back into the car park. Rooftop garden is nice but I was told there’d be furniture up there which I am still yet to see. The gate security allow anyone/everyone into the car park which kind of defeats the purpose of having security/a gated community.

Please tell us what you like and dislike about this area:

Good local shops e.g. Tesco and corner shops but they close a bit early. A few local pubs and restaurants but not very high quality. A good amount of open spaces in the area and quiet roads for walks etc. which I have enjoyed. Good range of restaurants on UberEats/Deliveroo/JustEat. Quiet area in general, neighbours are retirement homes. Parking availability is awful- we don’t qualify for residents parking on the neighbouring streets and there is no street for us to park on. Bin collections, traffic noise and behaviour is all really positive.

Please share one thing (or more) which you wish you had known before you moved in:

There are a LOT of swamp flies that come through the windows (especially at night) which can’t be very frustrating and irritating as the culminate by any lights you have on.

Another thing is that the water pressure isn’t great. It’s not bad, but for the quality of the bathroom and shower head (which are both AMAZING), I’d expect the water pressure to be stronger.

How has the building management responded to any problems or issues you have raised:

Yes I’ve had a few issues living here so far which have been dealt with promptly and to a high standard.

Superb development and exceptional team

I recently purchased a property from Galliard Homes at their development in Plough Lane. I was so impressed with the support and efficiency of my interactions with them throughout the process. From sale to exchange to after care, it has been nothing short of exemplary.

Once my offer was accepted and I began the long journey of solicitors and exchange I was supported by the Completions Manager Kirsty. She was exceptional and guided me every step of the way. Having never brought a property before it was all a bit of a unknown. Galliard homes, and Kirsty in particular, were just superb in helping me reach the stage where I could move in. The support they provided with the Help to Buy paperwork was critical for me and I couldn’t imagine having to navigate that alone.

The property itself is build to an outstanding quality, the finish is brilliant and there wasn’t a single issue identified at the snagging. I am so proud to now call this my home.

Moving in I received a very warm welcome from the team and was incredibly touched to find a welcome box filled with goodies. This was alongside a very extensive guide to my new home and everything that comes with it.

I would have no hesitation buying with Galliard homes in the future. There are plenty of developers out there that just want to make a fast buck. Galliard go the extra mile to support you in your purchasing journey and then provide you with a property that lives up to the highest of standards.

The local area is has plenty of supermarkets near by and isn’t too far from Wimbledon, Tooting, Wandsworth Common or Earlsfield. The area has a range of different transport options.

Please share one thing (or more) which you wish you had known before you moved in:

I wasn’t aware there is a 24/7 concierge, that was a huge bonus to find out when I moved in.

If there is one thing you would change about your flat or property what would it be:

There is very little I would change but I would like the child lock removed on windows

Terrible building maintenance

In two years that we live in this flat we didn’t have water on several occasions for various reasons and both lifts got broken twice for the total amount of time of 10+ weeks. They are currently still broken and we don’t have a clear repair plan from the maintenance company.
We had a fire on the rooftop terrace back in August 2018 due to poorly maintained green wall got dry and caught fire. The repairment works didn’t start till March 2019 and as of now it does not look that they will be finished on time by July 2019. The ceiling is missing on the 8th floor after the fire with all the wires exposed.
All in all the conditions are leavable but the building is maintained badly.

Very nice area, well connected, lots of shops and cafes.
