Soulless two bedroom hotel room without the room service

This place has no soul, shops, privacy, sunlight but it does have a crap pub with a pool table, maybe we bought the wrong one but these big horrible characterless buildings are exactly what’s wrong with new builds. It’s made with no imagination and designed with no purpose other than to make money for property developers and make us live like Hobbits but without the pleasant backdrop

There is a really great couple of tile shops nearby and big road next to a Liddle

I wish you could of put a bar downstairs so that I could occasionally forget I got ripped off

How has the building management responded to any problems or issues you have raised:

They made us feel very welcome and that’s nice when your going into the arse of the universe

Nice area but developers/management agency can’t’ the trusted

Be warned. The building management have tied us into an crazy high gas prices with Eon for our gas supply for 25 years. It’s 3 times higher and we are unable to swap providers. This means £500 extra gas bills for a 1-bedroom and £750 for a 2-bedroom.

20 minutes to Wimbledon Park and Earlsfield stations. Right next to a Lidl which is handy. A nice walk along the river Wandle in either direction.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the rip off contracts for utilities that we were tied into.

What is the best feature of your home:

The surrounding area is great for dog walking and the balconies are huge

The development is good and things are finished to a high standard. If there is an issue then management generally deal with it quickly. One issue is the management company entering into a rubbish contract for heating with EON without our input

On the whole, the area is great. Lost of things in walking distance. Plough Lane is a busy road.

Modern design, nice roof garden, the specification is quite basic and meet functional need.
Property management team is friendly and really helpful.
Will be more excited and busy community once Stadia One completed as there would more shops/facilities coming in.

Doorstep to Lidl, 15 mins walk to Waitrose. 12 mins to Haydons road of Thameslink, 493 directly to Northern line Tooting Broadway.
Plough lane is quite busy road, but soundproofing works well.

Please share one thing (or more) which you wish you had known before you moved in:

You can see pretty much everything once you viewed the property. So nothing to add.

If there is one thing you would change about your flat or property what would it be:

The APP used for managing the property/resident communication can be improved. Toilet paper holder need to be included in the specification as it’s difficult to drill the hole on the porcelain tile.

Overall, I think the development is very nice. It’s overall design is stylish and unique. The building has very good facilities and is clean. The building management and property management is great, with very warm, kind and friendly people, who are always helpful.

The good aspects of living in this area is that there are lots of shops right around the corner which is very beneficial.

One thing i wish i had known before moving in, is the quick and friendly response from the building management to queries.

The building management has been great and have responded kindly and effectively to issues raised.

Excellent number of transport links and smart flats make this development well worth the money – just make sure you budget for the service charge!

It looks a bit brutalist and I do wonder if I will look back on the building in 30 years like we do now with things built in the 80s with such views as ‘my, that looks dated’. PArt of that is upkeep of the building however and I think, especially with the high service charge, this should be upkept nicely, along with having the stadium there. Facilities are being added but the concierge is great.

Few and far between currently – all a short walk away. Should improve as development completes, but there are grocery shops nearby. Transport links are great, none are right by but Haydons road is great for getting into the city, and Earlsfield, Wimbledon Park and Tooting Broadway are all a 20 minute walk away. Living on the street is interesting. Plough Lane is not quiet but the sound insulation is great.

None as I was quite informed on the process, especially as Galliard were great at answering any questions I did have.

What is the best feature of your home:

Finish of the paintwork and all appliances included in the price.

Car parking big issue

Things area really good in my building except the parking availability which is really a big issue for us …
and if the building offers you it willl be over rated to think of getting a car to be honest ..

There is only one bus is available in our area #493 it never ever comes on times and many times we take it then the driver just drop us in middle of no where ..
No available parking in our area .. and the one that building offers is over rated “too much to be honest “
150 pounds/months.. I would like to suggest if they can give one parking for each flat at least because each flat does deserve one parking for a car at least …

Simple clean flats in a great location

The design of the building is relatively simple but very clean. Facilities are ok however the development is not yet finished and so we are awaiting to see what new shops, gyms, retail etc will be in place in the currently empty commercial units.

The concierge is excellent and very helpful, however the general property management company can be a bit awkward. After 6 months they are yet to hand over the heating bills to the supplier and don’t take well to being challenged or questioned on bills they are passing on to us for this. Additionally they have removed access to areas of the building such as the rooftop which was previously allowed.

Excellent location close to District Line, Northern Line, Thames Link and Rail line.

High traffic noise and bright lights from the shops across the road at night.

Variety of shops in walking distance.

Please share one thing (or more) which you wish you had known before you moved in:

The cost of the heating and hot water bills which we are unable to shop around on due to the onsite plant is extremely high. The developer has also been extremely slow and handing over the bills to the property owners and is charging a management fee for handling them still.

Large open plan living space and balcony with wide patio doors.

The block is really well managed and any issues fixed quickly, with a fantastic concierge. Loads of space and storage in the flats. Residents portal can sometimes be useful. Nice outdoor areas and the bike storage is really useful to save space in the flat.

A few shop options, but a decent walk to get to a tube/train. The area seems very safe. The main road is quite noisy. A car park space is a must as no other parking in the area.

You’re not allowed to dry laundry on the balcony area.

What is the best feature of your home:

Great sized balcony and living room/kitchen areas.

Large high spec development

Nice design, generous in size. Nice communal garden with built in seating. The development is high spec with high spec goods such as oven, washer/dryer etc. The balconies are generous in size and a real asset to each property. Concierge is not 24/7 atm which would be useful for such a large development. Management were quick to act upon the snagging list when completed on the property

In between Earlsifeld, Tooting and Wimbledon therefore have a good choice of shops and can always easily pick up a coffee or a bite to eat. Good transport links from Tooting into central and Earsfield is just one stop to Clapham Junction. There is a lidl directly opposite and a tesco express around the corner. Coffee shops in Earlsfield which is a 15 minute walk. There is no parking unless you own a parking space which isn’t great for visitors with cars. Bins are collected weekly by council, with recycling. Road is busy but expected when on a main road, traffic quietens down around 7pm each night and little footfall from passers by, therefore isn’t noisy at night. There are no bins for passers by which is a concern when the football crowds visit the stadium expect there to be a lot more rubbish.

Wish would have known that we can only ever have our heating with Eon as it is controlled centrally by Galliard. We aren’t able to submit our own metre readings yet, which is at cost to us where we are charged to have sight of our bills and then obviously the bill on top. Also as it will always be Eon we are dictated by their costs and therefore aren’t ever able to change provider.

Wish we would have known that McDonalds had been approved to be developed in replacement of Tile Giant, if had been made aware could have objected the planning permission, but now it has been approved have to look at McDonalds.

How has the building management responded to any problems or issues you have raised:

They were quick to act upon my snagging list and sorted issues quickly upon completion. There have been several repeating issues such as hot water being down for a few days and issues with fob systems. Teething issues which you wouldn’t expect to have 6 months into having completed on the property and for a development of this size.
