Founded in 1961, Fairview New Homes is a property developer. They build detached family homes and city apartments in well-connected locations across London and also the Home Counties. There are a range of people living in Pulse Development, families, singles and couples and in the two years that my boyfriend and I have rented, there has been a number of new commercial units that have opened. This includes two supermarket local stores, 3 restaurant/ cafes a gym, a chain coffee shop and a bakery. With more units to come. Beautiful, neutral decor development with great access to tube and overground

The development is very beautiful, with large balconies and lift access. My only issue would be that the paint used on the walls is prone to cracking, and the bathroom is not tiled on the walls, so you cannot attach the shower head to the wall. There is a weekly cleaner who looks after the communal areas very well and she’s also a very lovely person!

The area is very accessible with good bus routes, which gives easy access to tube and overground services. There are many large supermarket chains near Wood Green station, as well as more niche markets for local cuisine.

Please share one thing (or more) which you wish you had known before you moved in:

The petrol station across the road is quite noisy at all hours, however the windows are very good at blocking out noise when closed.

If there is one thing you would change about your flat or property what would it be:

The paint on the walls, I wish they would’ve used something of better quality as it is already wearing away in certain spots.

Area in gentrification, some imperfections pertinent to newly built homes

I am living here for 3 and a half years now. The development has ben built in 2015. The finishing is not great. As almost every newly built development, it looks nice on the outside but if you look closer the walls are really thin. It is good for first time owners, though. When I bought it the flat was unfurnished. Lastly, the communal areas are generally well kept.

Very well connected area. There is a park around and a supermarket near the tube station. Buses are connecting the area with Finchley. Gentrification is taking place in the area. The Council tries to make it family focused area. More development of the schools would be nice too.

A tranquil escape from a busy city

Our apartments are housed in the tallest building of the complex and can enjoy charming marvellous open view of the City and Ealing.
Layouts of the flats are good and each comes with a big balcony on which you can really enjoy your breakfast there every morning. The flats come with Zanussi’s appliances which are supposed to be some new models, it is still too soon to comment if those appliances are meeting our expectation or not, yet we can tell the washing machine is one of the best model that we can have.
The overall garden and landscape designs are wonderful.
As a whole the environment surrounding the buildings are good. Yet the building management still have lots of room to improve in the aspects of overall communications with the residents, security control and monitoring, and overall cleanliness inside the building and on each floor corridor.
Last but not the least, we have been searching for our home in London for months and have been viewing from one new development to the next. So far, the sales team of Fairview led by Sohail is the most impressive and friendly one. They follow up our purchases closely and have been so friendly and helpful all along. They are one of the reasons we made our purchases from Fairview.

Our group of friends bought a total of 3 apartments here at Regency Heights, for own use, and also, for investment.
We fell in love with Regency Height at our first sight of its tranquil environment and state-of-the-art design of the landscape embracing the complex. Where in London you could find a new development which is being so close to the Central London, yet enabling you a relaxed and tranquil environment in which you can escape, for a moment or so, from the anxiety of being living in a big city? We find it possible here at Regency Heights.
Regency Heights situates on a “higher ground” next to the Park Royal station and it is of walking distances to a 24-hour Asda Superstore, and MacDonald’s. Other big shops and superstores are just right across the road or in the near vicinity with driving time just around 15 min. Besides, a Co-op Supermarket is expected to be opened this year round Summer time. So, it is really of a great tranquil location with all necessities right in front of you.

Availability of car parking space!

How has the building management responded to any problems or issues you have raised:

We must say, it is yet too soon to make any comments with the KFH management.
But so far, their response rates are far too much lag behind and we don’t know how we can find them and talk.

Pleasantly surprised

Design exterior: everything is regularly maintained to a very high standard, the design strikes me as very modern and in line with trends

Design interior: looks flawless as per the show apartment, Some further detailed information for DIYers; the walls are plasterboard on metal studs approx every 75cm with 8cm cavity. Paint is white water based. Sound insulation from outside and other apartments is very good

Building management: responsive, polite and professional

Property management: contruction is ongoing which results in some noise though the builders are considerate

Good: The area is quiet and secluded
Bad: it’s a short drive to a greater selection of shops or large green spaces

Please share one thing (or more) which you wish you had known before you moved in:

It’s a lovely place to live, some people took wedding photos right outside our flat which was reassuring that it is a really beautiful place

If there is one thing you would change about your flat or property what would it be:

Use a gloss paint for the kitchen and bathrooms and have a different toilet, there is no access to underneath the seat on the current toilet and I fear the screws on top will eventually need replacing which will mean the whole toilet needs replacing

No horror stories, much as you’d expect from a new-build development of this type in London

The flats (by London standards) are very spacious for the money most of us paid for them and built to a decent standard. The bike storage facilities are good, and the shared bin areas are of an adequate size.

Building and estate management could definitely be better. We’ve had problems mainly related to the service management company, KFH. They are slow to respond to email requests and have been pretty poor at communicating billing for the service charge and building insurance.

On the site management side, there are some minor problems with cars driving on grassy areas, because they’ve not been elevated or fenced off properly, and the buildings could be better sign-posted so that delivery drivers and visitors know where to go (since all the buildings are very similar from the outside).

There are one or two aesthetic issues that arose out of the way they prepared the development at the outset: for example the turf in the grassy areas appears not to have been prepared/laid properly and it looks a bit tired.

These are relatively small gripes though, and common to a lot of newbuild developments.

Restaurants and bars are a bit hard to come by unless you go to Greenwich or Blackheath, but you’re right next to the retail park in terms of amenities, the development itself has some nice grassy areas and you’re not far from other green spaces, the Odeon cinema and the football.

Transport is pretty good, with regular buses to Greenwich, North Greenwich and Woolwich.

Parking is very limited unless your property comes with a parking space and those at these addresses aren’t eligible for a council parking permit.

On the whole, there are no significant anti-social behaviour problems (certainly no worse than the surrounding area) and you are well insulated from traffic noise despite being quite close to Woolwich Road.

That the illustrative first year service charge and buildings insurance are very unrepresentative of what is then charged in the first couple of years after the building management has been handed over from Fairview to KFH.

How has the building management responded to any problems or issues you have raised:

KFH are very slow to acknowledge correspondence and have disappointed me so far. Based on talking to other residents about their experience, this is a widespread problem.
