Phoenix Works is a residential development comprising of eight apartment blocks offering 162 apartments. There are one, two and three-bedroom layouts available. The apartments are a five-minute walk from Langdon Park DLR station which offers services to Canary Wharf and London Bridge.

Good investment, poor service management and unfair split of service fee

The location of the development is good, right opposite Bartlett Park in a developing area close to the Canary Wharf offices (thus good investment). The public transport connections are decent, though it takes 7min to Langdon Park DLR (not great for connections) or 15min to Westferry DLR and 20min to Canary Wharf or Mile End tube stations.

The design of the development is modern and functional.

The only minus is the management company and the very high service charges which are not split fairly based on the flat you own (sq feet) but split only on the number of flats (i.e. a 3-bedroom flat pays the same as a 1-bedroom one).

Great location, good design, but poor management company.

If there is one thing you would change about your flat or property what would it be:

Service management company and split of the fees (to be done based on sq feet owned and not number of flats in the development)

It would nice to have a few more amenities in the building such as a gym.

The building is very well designed and looks lovely from the outside and when entering the property, it feels very secure. It would nice to have a few more amenities in the building such as a gym. The property is close by to the community park which is perfect for families.

There’s an excellent park opposite the development with a lovely community cafe. In terms of the weekly food shop, there’s an affordable supermarket close by, Lidl.

There are many bus stops around and the DLR is a short walk away. However, it would be nice to live closer to a tube station.

Parking for contractors such as repairmen is non-existent.

How has the building management responded to any problems or issues you have raised:

We haven’t raised any issues with building management.

The development is designed with all flats facing an inner courtyard area that has a garage, waste disposal, and children’s play areas. It is designed to be a low-frills development with no gym or concierge and the service charge reflects that.

Poplar is an area of London that is being rapidly redeveloped, with a large number of new residential buildings having been built in the last few years. Local businesses are still catching up with the changing nature of the area. Bartlett Park just opposite the development has had a major refurbishment.

Please share one thing (or more) which you wish you had known before you moved in:

The energy costs were unclear. They have come down recently and the buildings are well insulated

How has the building management responded to any problems or issues you have raised:

Yes. Snagging issues were dealt with quickly and a minimum of fuss.

Pros:

Spacious & modern flats, nicely finished, well insulated.

Communal garden

Residents that are getting involved in addressing and fixing potential issues

Fast response to warranty issues raised about the flat

No significant structural issues

Nice to really nice views depending on the side of the complex

Easy to make upgrades in the flat (extra furnishing of the kitchen, replacing carpets or floors etc)

 

Cons:

Snags in communal areas waiting to be fixed

The developer and management company are not moving as fast to fix the snags in the communal area, as they do it for individual flats

Could be cleaner

Some security issues, in course of being fixed

The management company is not too efficient

Not perfect, but fixable

Easy access to DLR stations, bus, and underground. Access to the canal and a nearby park.
A few shops nearby that come in handy and a nice coffee shop near the park. A significant number of new properties in the area.
The area has potential for improvement, although now we had a few incidents with some “less honest individuals”, but that’s specific to the entire London.

Our flat is very well designed/laid out – ample storage space, good quality appliances. Our favourite thing about the flat is our south facing balcony overlooking limehouse cut, the city, Bartlett park and canary wharf! For what we paid for the flat, we believe we have got a great deal.

This is an up and coming area of east London. We have found the area to be quiet, safe, and within easy reach of the DLR and central line aswell as a number of bus routes

How great it was going to be 🙂

Very minor but there is only one light outside on the balcony- two would be better

Modern and pleasing design, building management hasn’t be great, bind and locks needs to be sorted out but takes a lot of time to do so. No gym but would be nice to have one. Concierge would have been ideal.

architecture is good and the facilities and space is satisfactory, property management can be improved for sure – Security can also be improved but the living space is good, size of the apartment is spacious.

New development, some teething issues based on the building management. Very lovely residence. In theory security is good, but sometimes the security doors don’t work. Very spacious apartments, well insulated.

Poor, security is terrible

No facilities, would be nice to have a gym but nice how there is a gym outside (public access). Good children’s development and little grander, good for children in terms of facilities but extremely poor security, robberies all the time.

The development is bad, a few robberies already, not happy with the development.
