The Lane offers a selection of one, two and three-bedroom apartments situated in the heart of Tottenham. White Hart Lane station is only a 6-minute cycle ride away, with links to London Liverpool Street. Additionally, the development is a part of the Tottenham regeneration. This will bring improved transport links, a library, a learning and enterprise centre as well as various open spaces lined with restaurants and shops.

Beautiful, neutral decor development with great access to tube and overground

The development is very beautiful, with large balconies and lift access. My only issue would be that the paint used on the walls is prone to cracking, and the bathroom is not tiled on the walls, so you cannot attach the shower head to the wall. There is a weekly cleaner who looks after the communal areas very well and she’s also a very lovely person!

The area is very accessible with good bus routes, which gives easy access to tube and overground services. There are many large supermarket chains near Wood Green station, as well as more niche markets for local cuisine.

Please share one thing (or more) which you wish you had known before you moved in:

The petrol station across the road is quite noisy at all hours, however the windows are very good at blocking out noise when closed.

If there is one thing you would change about your flat or property what would it be:

The paint on the walls, I wish they would’ve used something of better quality as it is already wearing away in certain spots.

They plan of the building is nice in terms of design.
The property management are good as they are seen doing their work as required.
We have not had any issues with facilities except that the balconies should have been such that no water nor unwanted waste or dirt was able to fall from neighbours above.

Very dubious and dishonest with what that say they will do when you are buying from them.
Buyers must make sure that all communications are backed by emails as to what they say they will give or do.

That all required details regarding what they promised are secured before exchange.

How has the building management responded to any problems or issues you have raised:

They back their cohort at the expense of buyers. Therefore buyers should be careful before they exchange

Mis-sold regarding readiness of flat to move in – fibre optic was not ready

The planting is nice.

Fire exit doors on the block have not been correctly designed so are left unsecured.
The decision to give all flats on the estate the access code to the vehicle fate means that illegal parking and incessant mopeds / delivery vehicles are a problem. It makes a mockery if having a secure gated estate when the access code may have been given out to 1,000s of non residents.

I am hopeful the security / parking issues will be dealt with by the managing agent.

The main problem was that I was mis-sold flat on the basis that it was ready to move into and that the ultrafast broadband was cabled up ready to switch on. This was a lie. It meant that I moved in bit was completely unable to work from home and my son unable able to study (locked down from school) for 8 weeks. My business has never recovered . When I complained and asked for compensation it wad dismissed . Fairview refused to take responsibility for their error / lie. I gather other residents have waited months to get connected too. Internet access is a necessity now. To have no quality assurance around their fibre optic cabling being fitted on time is appalling.

Please share one thing (or more) which you wish you had known before you moved in:

That the fibre optic cabling was not in place when I moved in.

And Fairview refused to take responsibility for compensating me. I have sustained serious financial loss because of this and therefore am still unable to afford to fully furnish my flat.

It has also had a disastrous effect on my son’s education.

If there is one thing you would change about your flat or property what would it be:

I would get compensation for the 8 weeks under Covid restrictions where I could not work / pay my mortgage/ had to rent alternative venues and travel to try to continue any work.

The buildings themselves are lovely, nice brick and general layout. I think the terraces look a bit industrial with the metal gates but that’s generally okay. Property management could be improved specifically with controlling parking in inappropriate places. I think CCTV would be beneficial to up security generally though no explicit problems yet.

A great amount of natural spaces in the area. Traffic noise is minimal for my block as it’s not by the main road. ASDA in petrol station is very useful and larger supermarkets only a short bus ride away.

Please share one thing (or more) which you wish you had known before you moved in:

If I could have got one for a decent price, I should have hired someone to come and do a professional snag test within the first week I moved in.

How has the building management responded to any problems or issues you have raised:

I generally get a response fairly quickly but issues have not always been resolved in a timely manner (e.g. window replacement that were scratched since I moved in, flooring issues). I generally have to keep on top of them to get things done, though it does eventually get done.

Great-looking development, with a few flaws

The exterior design of the property is excellent, and the flats themselves are well-designed. The are some strange design features in the communal areas – for example, some of the security doors seem to have been installed the wrong way round (green exit button on the external bit, fob access point on the internal bit). Security is a concern, there have been numerous package thefts from the downstairs mailroom in my block.

Area is quiet, but lacks amenities. There are only a small number of supermarkets, and no pubs/bars. Transot options are also fairly limited.

Please share one thing (or more) which you wish you had known before you moved in:

That there was no short-stay parking provided, and there is limited on-street parking in the local area.

If there is one thing you would change about your flat or property what would it be:

Increased security. Many packages have been stolen from the communal mailroom in my block.

The Lane Development

The apartment is very affordable when compared to other similar other developments. The building has been designed well, with internal communal cycle storage is a bonus, balconies, and private parking is available at additional cost. Fairview customer after sales is excellent and resolve any issues raised promptly. The one downside is residents are not permitted to have BBQs on the balcony which is a shame. That aside I am very pleased with everything else location, layout, service.

The development is approx 20 min walk from Wood Green shopping centre. Regular buses run from outside the development to Wood Green. There are cinemas, supermarkets, restaurants bars all within Wood Green. The development has private parking, no issues with antisocial behaviour, bin collections are excellent. Close to a main road but noise is minimal.

Please share one thing (or more) which you wish you had known before you moved in:

That we can’t put plants or have BBQs on the balcony.

How has the building management responded to any problems or issues you have raised:

The building management has responded quickly to any questions and acted speedily on potential issues when raised.

Firstly, the design is very good and looks good however there are some problems. Firsly, the shower was not connected properly to the wall however we have fixed that. We also did not have tiles in the main bathroom up to the ceilling. The facilties are very good. Both building management and property management have very good communication and have quick responses to any enquiries.

Good quality of shops and restaurant however there is not many, Transport is very good due to lots of buses. There is no anti-social behaviour nor traffic noise. Bin collections do not disturb and there are many spaces in the parking spot

When you first purchase the property, they should tell more about connecting the tv and what wire is needed.

How has the building management responded to any problems or issues you have raised:

The building management was good. They were a tad bit slow during lockdown however were much faster after lockdown.

The building has a nice design and has been beautifully executed.

Building management is great for example they are quick to respond to out of order lifts.

Properties management, I’ve not seen them around too much. I would like to see the cleaning take place a little more often then now.

There aren’t any facilities apart from lifts and play areas for children. It would be great to have a gym or a local groceries shop open up in the building.

One good aspect is that the development is based in a nice and quaint area. Beautifully built. The landscape around the area, the communal gardens and play area for children are a lovely addition.

There are a few local shops for groceries and everyday requirements and a 24/7 Asda opposite the development which has the absolute basics but can be useful if you need to do a milk run!

Wood Green is about 15-20 minute walk away and about 10 mins or less by bus. Wood Green is full of bars and restaurants and there are lots of transport links from there. Unfortunately there is only one bus that goes through to Wood Green from here.

Unfortunately there is very limited parking here, there should definitely be more parking in the development as it’s really important.

This place and location is amazing but it’s better suited to having a car which leads to parking issues. I wish I knew this will have restricted parking.

How has the building management responded to any problems or issues you have raised:

We have let them know about the lack of parking but haven’t heard anything as of yet.

It’s well designed, with 4 buildings one the plot. Accessible from the front and the rear, though we still haven’t been given access to the rear door. We are on an upper floor and the views are grand. The workmanship seems to be good in our apartment. Cycle store, with entrance within the building – I would prefer cycle store opening to the outside myself. Playground for kids on the site. Limited parking spaces however and no ability to apply for a parking permit in the area

It’s a nice area, still improving and we think we made a good investment. Good bus connections to Liverpool Street and large supermarkets near by. The high street isn’t far away

How hard it is to buy your freehold in a shared block
We wish we’d bought a parking space to front as it’s quite hard to find parking in the area

Crabtree have been responsive. We have had some issues to raise and they try and sort things out

We love our new flat, everything has been perfect.

Fairview have been very helpful with any issues we have had, we like the design however there could have been better facilities such as security on site and gate maintenance. Overall we love the flat itself and have settled it very nicely to our first home. Building and property management is also great at responding to any issues and taking actions with anything that is required or has come to light.

Great location, we have bought parking with it which is very useful. Security could have been better, no traffic noise and great transport links.

Please share one thing (or more) which you wish you had known before you moved in:

The development gate maintenance hasn’t been the best.. We bought parking but wish there was parking controls as we found out everyone got the code to drive into development and park any space/gap they find.. The good thing is they are now working on this issue as I have raised it so fingers crossed, controls coming soon!

They have fixed any issues we had after and responded promptly

The communal facilities could be cleaner, which I believe is down to the management company. The bin refuse store has been particularly dirty at some times.
The apartments themselves are well designed and the flats are very spacious with good fittings.

Very close to Wood Green with lots of shopping, restaurants and travel connections. Also close to Tottenham by bus for amenities
The development is quite quiet being slightly off the main road

Nothing really – I expected everything since moving in.
