Please tell us about the good and bad aspects of living in your local area:

Bad services, poorly managed with no accountability or help when things go wrong which they often do in this building

How has the building management responded to any problems or issues you have raised:

Poorly, often not responding within 48 hours and with no resolution when they do respond. Just empty apologies with no guarantees anything will be done to prevent further issues

Please share one thing (or more) which you wish you had known before you moved in:

How frequent issues would arise with the property. Paying £2100 for a one bed with THIS many issues has got to be a psyop to see how far you can push tenants.

Manager response

Hello, Thank you for taking the time to share your feedback. We’re very sorry to hear about your experience and the frustration caused We fully recognise how disruptive the recent issues you’ve described would have been, especially the lift outages and the impact this had on residents living on higher floors. This is not the standards we aim to provide. As soon as the lift issues were reported, we worked with contractors to restore service as quickly as possible, provided updates to residents, and arranged additional on-site security support overnight while one lift was out of service. Both lifts are now fully operational, though we appreciate this does not lessen the inconvenience caused. We are also very sorry for the loss of water. This was not part of planned maintenance works and was caused by an unexpected issue. Once identified, we ensured updates were shared throughout the day while the matter was being resolved. We understand how significant an outage of this nature is and regret the disruption caused. We’re particularly concerned to hear your comments regarding service standards, response times, and the handling of reported issues. This is not the experience we want any resident to have. While there have been some recent changes within the onsite team, which may have affected consistency at times, we are now fully resourced and focused on improving both response times and communication. Concerns around security, noise, and building management are taken seriously, and we would very much like the opportunity to review these issues in detail and ensure appropriate action is taken. We are genuinely sorry that you feel let down. Your feedback is important to us, and we would welcome the opportunity to speak with you directly to better understand your experience and work towards restoring your confidence. Please contact the onsite team or email WindlassApartmentsReception@graingerplc.co.uk, and a member of the team will be happy to arrange a convenient time to discuss this with you. Kind regards, Konrad

Please tell us about the good and bad aspects of living in your local area:

Hark! Of mine humble corner of Tottenham Hale shall I speak true. The shops and taverns thereabouts are passing fair — a goodly market doth furnish bread and flesh, and yon Walthamstow Wetlands offer such tranquil prospect as would soothe the most troubled brow. The Victoria line, swift as Mercury himself, conveyeth one unto the heart of the city in but a quarter-hour. Yet must I lament: parking is a pestilence, the bin-men come and go like fickle spirits, and at midnight the boy-racers do roar along the High Road as though pursued by Furies. ’Tis a place of contradictions — both balm and burden. And let it be known that fair Marie, noble Marco, and gentle Amrita are amongst the truest jewels of this borough; their kindly countenances alone do make the parking woes bearable.

How has the building management responded to any problems or issues you have raised:

No problems all good and fixed quickly. Always on hand to help.

Please share one thing (or more) which you wish you had known before you moved in:

The staff are so helpful, always on hand to help. I think it’s an amazing building

Please tell us about the good and bad aspects of living in your local area:

The apartment itself is very spacious with good-sized rooms, which makes a big difference to day-to-day living. The local area is very convenient, with a wide range of shops nearby and plenty of options for food, including a large selection on Uber Eats and Deliveroo. There are also weekly food trucks from local vendors, which is a great addition. For families, there are around 4–5 schools within walking distance (roughly 2 to 15 minutes), which is really helpful. Transport links are excellent, with Tottenham Hale station just a 3–5 minute walk away, making commuting very easy. In terms of downsides, on-street parking is quite limited, which can be challenging if you have a car. However, overall the area is lively, convenient, and well-connected.

How has the building management responded to any problems or issues you have raised:

I’ve personally experienced very quick and efficient responses from the building management whenever needed, which has been reassuring. Maintenance issues have been handled promptly and professionally. I also think residents play a part in how well the building is maintained, and in the block I live in, this has generally been positive, as I’ve had very limited issues overall.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how much I’d enjoy living here. The combination of the location, amenities, and supportive staff has made it a really positive experience overall.

Manager response

Thank you so much for the lovely review. We’re really glad you’re enjoying the apartment layout and the amenities, and it means a lot to hear such kind feedback about the team — especially Cladia, Jinia, and the concierge. We’ve truly enjoyed having you as part of The Sessile community.

Superb Living Experience and The Sessile

Joe & Nicola (Tenant)

The Sessile, N17

Apr 2026

Please tell us about the good and bad aspects of living in your local area:

This area is definitely on the rise with some great pubs for food and drinks near by, Mother Kelly’s is conveniently located next door and you’ll find a fantastic family run pub called The Volunteer which is a few minutes walk away. There are also plenty of green spaces, including parks, reservoirs, and canals that provide great walking routes. Additionally, there are various shops in the vicinity. Access to the Victoria Line is just around a five minute walk away, making commuting extremely easy.

How has the building management responded to any problems or issues you have raised:

We had trouble with our water on the first day, it wasn’t a problem it was more our fault, that we didn’t know what to do. It was a simple fix but we was seen to immediately.

Please share one thing (or more) which you wish you had known before you moved in:

The communal shared areas come at cost, a lot of the areas we was really impressed by, we didn’t realise we would have to pay for them, we thought we could access these areas with a simple booking.

Manager response

Hi Joe & Nicola, Thank you so much for the kind review. We’re delighted you’re enjoying The Sessile and really appreciate the special mention for Niamh — she’ll be thrilled to hear this. It’s great to know the apartment, facilities, and support from day one have made such a positive impression. We’ve loved having you with us. Best, Iga

Review of My Flat in The Sessile

Grace (Tenant)

The Sessile, N17

Please tell us about the good and bad aspects of living in your local area:

I like my neighborhood - but I wish there were more shops and local restaurants locally. I end up taking the train back into zones 1 and 2 normally to eat and shop for better selection.

How has the building management responded to any problems or issues you have raised:

Niamh Fennessey Marla has been excellent from all aspects of my tenure in the building. She responds to me extremely quickly and promptly whenever I e-mail her about anything. I also had the pleasure of her handling my tenant application which she assisted me with. I really very much appreciated all of her help and guidance thru the process.

Please share one thing (or more) which you wish you had known before you moved in:

I only viewed the apartment with the prior tenants when they were still living there - so I was unable to see some of the wear and tear on the apartment unit after they had already left and once I was able to move in. I wish I had been aware of that beforehand.

Manager response

Thank you, Grace, for your thoughtful review. We’re really pleased you’re enjoying the peaceful location, balconies, and adjustable lighting — and a special thank you for your kind words about Niamh, who will be so happy to hear this. We truly appreciate you being part of The Sessile community.
