Anthology Hale Works is an exclusive development in the heart of one of North London’s most diverse communities. It includes selection of Studios, 1, 2 and 3-bedroom homes as well as commercial spaces on the ground floor.

Very practical location and breathtaking views

The flat is nicely done with fitted kitchens, Siemens appliances, ‘pod’ bathrooms and floor to ceiling windows in the living room and the view is just amazing. I mean it’s just fantastic! My apartment faces south and I enjoy the green views of the Walthamstow wetlands, resevoir lakes, as well as the London skyline in the distance. You could just sit in front of the window and soak in the view all day and day dream. It’s that great!

Workmanship is acceptable but could be better. Found a few snags when I moved in and it took several months for them to be fixed.

The property enjoys a B energy perfomance rating and you really feel the difference if you’ve lived in an old apartment /house before. It’s now November and I hardly ever needed to turn on the hating.

One big complaint though: Installing wall radiators instead of floor heating was a crime. It’s a tiny apartment anyway where every inch counts and the radiator just sticks out from the wall, making an eye sore and a headache in terms of limiting options my to decorate.

The bathroom sink is smaller than it needs to be and half of it is under the mirrored cupboard above so it’s very difficult to wash your face. A bit of a silly design error. The tub is also quite narrow. It could be 2-3 inches wider without making much of a difference in the bathroom but it would have meant you could stand on a flat bottom in the tub instead of having to balance yourself on the curved bottom.

The kitchen could have had a smaller oven/microwave combo instead of the proper sized oven installed under the kitchen top and no built-in microwave.

As for the property management, it’s finding its legs still but very promising. The concierge is very friendly and helpful so that’s a huge plus. Thank you guys!

I hope the 3 lifts will be enough for everyone once the building nears 100% occupation..

The external door is one of those fancy ones that swings open and closes by itself but the mechanism is prone to failure every other day and needs to be serviced. I dread the day when the warranty will run out. A simpler push to open door would be sturdier and a practical solution in my opinion.

Overall my experience has so far been positive and I would recommend living in this property as well as the area which has a great future.

The property sits right next to Tottenham Hale train and tube stations so enjoys excellent connections to central London and beyond. The nearby Retail Park is very practical. The Tesco Express right across the street is a life saver. In terms of cafes and restaurants though there aren’t too many options in the immediate vicinity and definitely nothing upscale yet. Hopefully the planned restaurant downstairs will change that. The area around the station can feel a bit dodgy at night but it’s never really devoid of people and the property is so closeby it doesn’t feel dangerous as such.

I didn’t know about the walking paths along the canal. Turns out it’s a really nice area for recreation as well.

How has the building management responded to any problems or issues you have raised:

I haven’t had any issues with the building management yet. The builders Watson have been slow in responding to snags raised through the clixifix paltform.

The building itself is beautiful and stands out amongst all the other buildings in the area, being the tallest an most modern looking. Inside, starting off with the modern, stunning concierge at the entrance, met with a friendly team of people who only want to help and are always there if you need them. Moving on upstairs, I can’t speak for anyone else in their apartment but mine is to die for. Absolutely beautiful in EVERY aspect, the bathrooms are something from a film in a luxury hotel and the kitchen space itself gives a very modern minimalist look as well. The surround area on the ground floor (Hale Village) is beautiful as well with a gym and Tesco a stone throw away. Not to mention the 10/10 cleaning/dry cleaner service.

I wanted to leave the best till last, that’s the view I get from my balcony, words can’t even describe how beautiful it looks at ANY point of the day, you really have to see it in person to feel how beautiful it is.

Tottenham? It has so much potential in terms of being a hub for social life. The surrounding area, especially the reservoir is beautiful and it can only get better over the years with surrounding developments and more when more shops and restaurants are created. The beauty of the are is the fact that it is getting better and better each day and will soon be seen as one of the places to be!

The transport links are second to none with easy access to central london and beyond getting you there in under half an hour. Perfect for anyone commuting into london or even other areas due to the great convenient overground train as well. Parking is only the real issue with not many places to park.

Nothing, I feel like I did my dudilagence quite well before doing anything as every should. Remember guys, always ask questions and find out as much as you can

Yes they have. Very quick and very active in sorting any problems out no matter how big or small.

The layouts of the apartments are very well designed with very good quality materials used. They maximize the view of the surrounding lee valley and city with nice large floor to ceiling windows. However balconies are only available on the south facing units and windows do not fully open. The kitchen backsplash is limited only to the hob area and the heaters could be located in the better areas as it currently limits storage space. The entrance lobby and common sky garden are great public spaces that make the building feel high end.

The building is new and the management is still in the process to understand the best way to manage the building. As with all new builds their are issues with the lift, doors and security which hopefully will be sorted out.

The location is great, next to Victoria line station and also train links to Stansted, Liverpool street station and Stratford but then does get impacted by the noise when windows are left open. Near a shopping centre with large shops however currently not many local shops, restaurants, bars around. The area is still developing so this should hopefully improve in the near future. The Lee valley wetlands are a great outdoor space with lots of green and water bodies.

The property was already built so could look at specific units in the tower to understand the best orientation of the views to the valley and city. Did not know the basement is connected with the rest of hale village creating a security concern! The appliances installed defer per unit, some with older models – buyers should be aware of this before!

How has the building management responded to any problems or issues you have raised:

Issues seems to be taking a while to be addressed. However certain issues can be raised to urgent to be addressed sooner. Till now only one issue has been addressed but has been done very professionally.

Design in the building is fantastic and you can tell attention to detail has been paid. From the unique bathroom taps to the beautiful balconies – its a wonderful development. Facilities wise it the roof terrace is a lovely bonus – a gym too would have been even better but there is a gym opposite so that makes up for it! Bike storage is great too. Building and property management is extremely professional and good. I really get on with all the concierge team and love connecting with them.

The location is really great – you are right next to the beautiful wetlands and the canal which allows you take a moment to feel like you are out of London. There are lots of cool breweries nearby and a huge retail park which is useful. The only downside at the moment is the lack of restaurants in close proximity which are open all week – this is something I hope will change soon. Although the road below is busy, the serenity of the flats makes up for it. I really love living here.

We went for the 9th floor as the views are spectacular from any level but didn’t take into account the noise of the road so perhaps it was better to go up higher.

Extremely well – they are always on hand when an issue arises and give a great personal service.

Fab location, great concierge, may need better management

The concierge area is well designed and the concierge staff also gives great service and are quite personable. Things generally feel quite high quality. I’m not a massive fan of the actual building itself as I thought the modernistic look doesn’t blend very well with the surroundings but that’s just personal taste. The corridors feel quite lush with the carpets if not a little too cold, and it might be something that would require quite a bit of maintenance to upkeep throughout the years. Not entirely sure why the apartment numbers don’t reference the floor level as that’s confusing for deliveries. Clixifix is a great way to raise tickets but presently management of this is quite inefficient.

Area is full of potential as it’s right by the wetlands and train station (Victoria line being really convenient), so you get a good mix of nature and accessibility. With all the other newbuilds coming up I’m also expecting more retail and food places to appear in the next year or so!

Plus points: Residents are actually pretty friendly, concierge is very useful. Minus points: the current delivery system (eg not allowing deliveroo up) is a bit of a pain and the snagging fixes are taking quite a while to be resolved.

How has the building management responded to any problems or issues you have raised:

As mentioned Clixifix is a good way to raise tickets but presently the whole system seems very inefficient as you’d get someone in to fix one issue each time when you have 14 tickets open and there’s no oversight of the whole process. It’s both inefficient for us and also for the developers / team fixing the issues.

Design is great – our balcony is large, which is rare in London and even rarer to have outdoor space. Even if you do not have a balcony on your plot then everyone has access to the sky garden on floor 11 for the outdoor living experience. Super important now that many of us work from home part or all of the time! Building management is always improving and Anthology are ready to listen. It’s great being part of a building community.

Being so close to nature is brilliant – you have your choice of the Tottenham Marshes and Walthamstow Wetlands. Parking is available in the Hale Village and can usually always find a space. The Tesco express downstairs is handy and the retail park across the road. We look forward to further investment (fingers crossed for a little Waitrose!).

This has been mixed but overall there are more helpful people than there aren’t. None of our issues so far aren’t ones that can’t be solved!

Building management is great. Concierge staff is kind and helpful. They collect parcels for us and Dan let guests up to the apartment if given prior notice.

Would be nice for food deliveries to be let up to the door, however due to security reasons these need to be collected from the buildings main door.

Please tell us what you like and dislike about this area:

I love living at hale works because of the close proximity to the Tottenham Hale station that not only has direct links to Stratford, Oxford Circus and Liverpool Street but also overground trains to Cambridge and Stanstead airport. Very convenient.
There is a gym and Tesco express right opposite the building and a retail park with Asda home, Lidl, Iceland and Argos 4 minutes from the building.

Parking is available for a small fee down the road ~10/day. We have never found a problem finding a parking spot.

Please share one thing (or more) which you wish you had known before you moved in:

During strong winds there is creaking in the building. Something which is common in all high rises but would have been good to know before hand.

How has the building management responded to any problems or issues you have raised:

Prompt attempt to fix of any problems that we reported to our letting agents – however these often needed to be chased a few times before they were actually sorted out.

A lovely place to live in Tottenham Hale

The building is beautiful and new. I enjoyed using the co-working facilities and the terrace. It also has great cycle storage and I really liked having 24-hour concierge. The building management send quite a lot of emails which can be a bit overwhelming, but overall I think they do a decent job.

Please tell us what you like and dislike about this area:

There are limited bars/restaurants/pubs/cafes in the area, but more and more will be popping up. Having the retail park nearby is fantastic, and the station is a five-minute walk from the development giving you access to the Victoria Line as well as trains to Liverpool Street and Stansted.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew that the landlord was going to put our rent up by £500 after living in there for just a year. It seems like a lot of the apartments in the building are owned by overseas investors that do this type of thing, so I didn’t feel like I was treated like a human but rather just a monthly paycheck for them.

How has the building management responded to any problems or issues you have raised:

It is quite confusing who is responsible for dealing with issues in our apartment. The building, the developer, the estate agent? But things are dealt with fairly well.

Great home despite the ups and downs of a new build:)

Building looks pretty, lobby on the ground floor well designed – as well as the sky garden and hallway paintings. Although elevator artwork feels like it’s unfinished.
Management is responsive, although sometimes slow on getting issues fixed. But still listen to all complaints and issues we’ve raised. Reception is very friendly and nice! Only wish that the bins were on the ground floor so we could just throw the garbage on our way out instead to have to go to underground then back up:)
Selection of floor using screen pad on the ground floor is a bit annoying sometimes when you run to get in the elevator only to realise you can’t press your floor…
We appreciate the building security measures with key fobs and so on. We only wished we didn’t have to always come down for picking up deliveries, deliveroo and guests – especially if we let them in in the first place:) but otherwise overall pretty happy with our new home!

Positive: very close to transportation, nearby Tesco, gym and retail park.
Negative: lack of restaurants and cafes nearby, noisy student accommodation across the street

Please share one thing (or more) which you wish you had known before you moved in:

Changes to the initial floor plans, knowing the placement of the heating units because they are really big and take a lot of space that could’ve been use for storage/shelves…
Being able to hear the noise of the tube
Not being able to get deliveries without having to go down to pick them up

How has the building management responded to any problems or issues you have raised:

They’ve responded to all the issues we’ve raised – although some quicker than others. We still have some pending waiting to hear back.

Beautiful, but not very functional

The sky lounge and garden are amazing, and I love that they organise events and we can book the space. However, the quality of the features could be better. Lifts and main doors are sometimes out of service (but this is fixed quickly). The flat itself could be a bit more functional. It looks great, but the kitchen is a bit small. Nonetheless, It’s still a nice place with a awesome view!

There are a lot of good shops around and really convenient transport links. The Victoria Line and Greater Anglia connect you to central London in 10 minutes. There is a lot of development on the way. However, the area does not feel very safe.

Please share one thing (or more) which you wish you had known before you moved in:

The kids and teens in the area try (and succeed) in breaking in the building. I know the area so I asked about them. My agent during the viewing said they keep to themselves because this building attracts a “people of a certain level”, but they managed to get into the building and the sky garden wearing ski masks. Doing so, they damaged the garden door and we got locked up there with them. Nothing happened, but still not pleasant. The agent should have been either more honest or more informed.

How has the building management responded to any problems or issues you have raised:

When I moved in, the flat was not ready. I have been waiting for minor parts of my furnishing for nearly 4 months. It’s always “this week”, but never gets sorted. Most of the time when I raise a maintenance, I get a youtube video of how to do it myself. Reception staff on the other hand is really wonderful.
