10/10 in location, quiet area, and good value for money.

The location is good: You have both Piccadilly and Central line within 10 minutes walking. There is a 24/7 ASDA at 15 minutes walking. You have a fully fledge hospital nearby (We haven’t had to use it). The Diageo park is beautiful, right now our swans, Daisy and Carlos, had their cygnets, Todd and Vicky. Note: They are not truly ours, but everyone cares for them around. We visit the park 3 times a day. There is no noise around (we face the internal gardens of the buildings).

My wife and I are super happy with our purchase. We moved in September 2020 and couldn’t be happier.

Please share one thing (or more) which you wish you had known before you moved in:

we haven’t been able to get monthly invoices for our electricity and heating, so we are stuck at paying every 6 months a larger bill. It is what we consume, but cashflow wise I’d much rather have them bill us monthly.

How has the building management responded to any problems or issues you have raised:

So far we haven’t had anything reported but from the Facebook groups and WhatsApp conversation with the neighbours the management company is average. Nothing outstanding.

– No cars allowed which is frustrating, it’s good that it’s close to transport but there are no grocery supermarkets, shops, gyms, spa’s, shopping centres nearby so you end up having to drive or take cabs everywhere. Scared to get delivery as every delivery driver finds it difficult to find the entrance.
– It’s a 10-minute walk to the tube or a small co-op
– Tube is never regular, I have on many occasions had to get a cab back from Acton or Hammersmith because they stopped the tube from going to Park Royal.
– Delivery drivers constantly getting lost as a flat with the same name has 2 different entrances, not clear drivers need to walk into the estate to get to the Entrance of the second building in the same house.
– Delivery drivers not allowed to park outside the flats to deliver items.
– Delivery drivers with bigger items can’t park outside the block of flats.
– Not enough cleaning being done, no communication on getting more cleaning done.
– Pets not allowed even though there is a park next to the development.
– Management company does not have a management system to manage complaints and issues

Would only recommend for students and young professionals, not appropriate for families with kids.

No local shops, have to drive to get everywhere which is comical because they don’t allow cars.

– Dates of when shops closer would be built, still no date
– Parking not available for deliveries which is crazy because if no cars then we require deliveries.

How has the building management responded to any problems or issues you have raised:

Non-communicative especially when raising issues with noise.

Good Residential Apartments in West London

I like the west facing life, the lake and the greenery. The population around is not dense with mainly low rises. With a huge regeneration project, proximity to crossrail and HS2, it is obvious the area will become more popular, regenerated and resident friendly.

A highly affordable West London new build with easily accessible transport to two tube stations and underground lines. Adjacent to Acton, Ealing, Wembley and Westfield, Regency Heights is also close to Heathrow. Recommended for value for money accommodation.

Transportation convenience, suitably priced and regeneration project.

How has the building management responded to any problems or issues you have raised:

My flat has been rented out since day 1. Comments are therefore unavailable.

Lift broken for over a year

The property is sound, the area is convenient, unfortunately Fairview have installed a broken lift and choose not to repair it. There is no communication from fairview or the management company they control. There is a lack of accountability from everyone who works for Fairview.

Fairview have left a lift broken in our apartment building for over a year. They blame the management agency they assigned, KFH, and the management company blame Fairview. Ultimately Fairview are responsible as they assigned the management company to begin with and are the directors of the property, so they choose to keep or remove the existing management company.

I wish more people had shared the unwillingness of fairview to resolve issues

How has the building management responded to any problems or issues you have raised:

Thé building management simply do not respond, the residents are having to organise joint legal action

Hello, thank you for your review, we are sorry to hear about your experiences. I would like to confirm that all lifts were installed in working order. Lifts have been broken by residents moving in furniture, either blocking the lift doors open for a long period of time or by trying to squeeze over-sized pieces of furniture inside the lifts. In terms of design, I like the beige and modern design. Facilities seem to be good so far, building management seems ok, they are responsive if you have any queries/issues. I like the little lake in front of the development, it makes the surroundings very desirable and cool

It’s a modern and nice development but it doesn’t have many options for going out (ie bars, restaurants etc). The Subways to the stations (both Park Royal and Hanger Lane) don’t look like the safest, would have preferred if they had more pedestrians crossing in the road

Great apartments in regency heights. Good build, great property management support, easy to get to central London.

Very spacious, lots of light, good storage and great balcony spaces, nice lake view and a garden for strolls and picnics l.

Garden could be better maintained with access strictly limited to residents only

Close to ASDA for any needs. Walking distance to Park Royal station and easy access to London if you drive as well

Location is not the greatest especially coronation road behind the development looks a bit dodgy – nothing dangerous though

There are limited options for general shopping. Not even a good coffee shop around

I love my home! There’s a lovely lake with swans and geese that is very well kept and is perfect for walks and afternoon picnics. The buildings themselves have a great design and the neighbours are very friendly and respectful. The management company could be better though – lifts are regularly broken and not repaired.

Upcoming area ideal for professionals and young families. Very close to the tube (Central and Picadilly lines).

The area is still under construction so there are quite a few constructors & machinery around. Not a big deal noise-wise as all flats have good triple-glazed windows.

What is the best feature of your home:

The best feature of my home is the open plan kitchen. Great design, modern appliances and next to the balcony – so you can have your dinner facing the garden.

Excellent development in a great location with quick access to London and the airport.

I truly recommend this development for anyone looking to buy and live in a great property in London. With easy access in and out of the city the location makes it perfect to commute and have a busy daily life. There are plenty of things to do if you like open spaces in the development.

The only bad aspect I can think of is the lack of parking space as well as the lack of dine-in restaurants; other than that all is great.

Nothing, all was communicated easily.

Apartment design of our duplex apartment is great love the downstairs storage. Not so great finish, scratched window frames from outside and window glass. Some silicone finish in bathroom very poor. You have designed letter boxes to be hung on the walls by main door entrance to each of the ground floor flats but then installed gates with locks. Gates are great and help with security but the letter boxes should have been fitted on the fence by the gate , same with door bell. Main bathroom light switch is located on the wrong side of the door (light switch on the hinges side so when you open the bathroom door the switch is behind the door). Mistake with design as shower in en-suite did not fit in the place as per drawing and I had to compromise with corner shower which is very small. I’ve purchased parking space and after I moved in I noticed that some parking spaces are fitted in with electric car chargers yet no one offered or asked about it during sale process and now i am being told i have to pay myself to get a charger fitted. Poor communication with KFH building management, they are replying to emails after 4 weeks or no reply at all.

Location is ready good close tube station and planned grocery shop and nearby hotel with nice terrace, the surrounding greenery and lake are beautiful. Huge problem with people parking they cars on sidewalks and pedestrians areas by lake creating dangerous situations as cars have to reverse when there is outgoing traffic coming from or to car park.

I wish I was told that some of the parking spaces are fitted in with electric car chargers.

If there is one thing you would change about your flat or property what would it be:

Light switch for main bathroom is on the wrong side of the wall. Really long (high) stairs without light- it’s quite dark in this area so would add light on the wall or ceiling.

I would like to confirm that the letterbox design and bathroom designs were installed as per the agreed design and planning documents. The bathroom design issue was raised but only regarding the ensuite window and it was confirmed that there was no undertaking that the clear sealed unit would be changed, however a reimbursement was agreed with yourselves and we have been informed this has been paid. Unfortunately no records can be found of the scratched window frames being reported to Customer Services. Regarding the silicone finish to your bathroom, to help resolve this issue could you supply some further information to our Customer Services team at customerservices@fairview.co.uk thank you. Your feedback on KFH has been passed on.

No problems so far. The management company has responded well every time we’ve needed something. Sometimes they take some time in getting carpets clean after “accidents”, but that is more to do with clumsy neighbours than with management. And the fact that this is worth mentioning suggests everything is good.

Please tell us what you like and dislike about this area:

Overall the place is excellent, every day I enjoy it more. The most positive aspect is the area location. First: Check out the Old Oak development plans and how the area will be improved further in the years to come. Second: You have access to Piccadilly and Central lines in less than 12 minutes walk. Third: Any garden magazine could feature the park/pond as it is so beautiful and well kept. Right now, it has swans, pochards, tufted ducks, goldfinches, and the other traditional garden birds and waterfowl.

There is no significant drawback, but some things are worth pointing out. First: Not all flats are as quiet as ours. Some neighbours have complained that the noise from the street can be annoying. Second: As the buildings have many entrances, watch out if your entrance has a “lobby” area or if your correspondence would be left outside the building. It is a safe neighbourhood, but we were unaware of this and luckily have a lobbied entrance.

The garden is fantastic and it’s the heart of the development. It’s very well kept.
The design of the development is nice and modern. Parts are still under construction but all flats are tripled glazed so you don’t hear a thing.
It’s a nice community of young families and professionals.

Very close to the tube (Picadilly and Central lines). It’s an oasis of calmness and green space in zone 3!

Flats do not come with parking space – you have to purchase that separately.

The best feature of my home is the open plan kitchen – perfect for entertaining and connected to a balcony overseeing the garden
