My own City-life living, with a Country-type view

I really love the fact the my apartment has a westward facing view, so I get the beautiful sunsets in the evening, and the view from my balcony looks across the beautiful gardens and lake. The lights around the lake give a romantic atmosphere, and the running water of the lake is so peaceful and relaxing, I’ve often slept with the window open in this hot weather, and the gentle running of the water has helped me to fall asleep easily. Some of the buildings in the development are not yet complete, so I can’t comment on the design of those, but with regards to the building I am in, I think the building design is really nice, and the interior design is also top class, with spacious rooms within the flat; and the flooring, white appliances and cupboards that the flats come with give an overall very modern and high quality look and feel.
I also love the spotlights in the kitchen and bathroom – just wish they would have put spotlights in the living room too – they make the rooms look more luxurious and warm!
The facilities are fine – there is no concierge or gym, but I am happy to be without these, as I already have a gym membership, and haven’t had any issues with deliveries.
With regards to building and property management, I would say they take good care of the gardens, and the building itself has been kept clean, although not all the street lights outside of the buildings are switched on – not sure why this is, but would be great for this to happen soon to make it feel safer. It would also be nice if the other buildings also got chairs in the main foyers, like Marquess House has, and maybe some sort of artwork or something in the main foyer to make it more homely. The other thing I think that it’s missing is the recycling bins – I think these will be coming at some point, but would be nice to have this sooner rather than later.
Also, I just wanted to mention that the showrooms were also very well decorated, showing off the flats in a beautiful manner, and gave me ideas on how to decorate mine too!
Overall, I’m very happy with my flat, and love living here.

The view from my balcony is amazing, and the transport links are good too:
– 226 bus from just outside the development (Ealing Brodway-Golders Green)
– 95 bus is about 5 mins walk away (Southall-Shepherds Bush)
– Park Royal Station is about 7 mins walk (Picadilly line)
– Hanger Lane Station is about 12-15 min walk (Central line).
The gardens and lake are beautiful, and the distance between the development and the office is also good. The balcony/terrace is lovely and spacious, and has doors to it from the living room and bedroom which is a very nice touch.
The only downside is the nearest local shop is a 10 minute walk, and the nearest supermarket is a 15 minute walk to Asda. I know we will be getting a Co-op within the development soon, so this is only a temporary drawback, and I’m really looking forward to this happening, along with the other amenities we were advised we would be getting (Nursery, Doctors Surgery, hair dressers etc).
With regards to the other amenities in the area, there is a B&Q which is not too far, and the Park Royal Leisure Park is about a 10 min walk, with a good amount of restaurants and entertainment (cinema, gym, and a bowling alley). As mentioned above, the transport links are good – the 95 bus route is very handy, getting me to Westfields White City in 20 mins (or by central line too), and the 226 to Ealing in 10-15 mins, so the area is well connected. My journey time to work is about the same as in my previous place, despite being slightly further out, so I’m happy with the transport links. The only thing I wish were the trains were a bit more regular – I was very used to my previous area having a train every couple of minutes, whereas now sometimes you can be waiting as long as 8-12 mins (which is not terrible either, just different to what I was used to and have to plan my leaving times better!).

To be honest, I don’t think there are any that I can think of.

What is the best feature of your home:

This is hard, as there are many things that I love about my new home, but if I had to choose one, it would be the view of the gardens and lake from the spacious balcony that I have.

Area and flat to fall in love with

Wife and I fell in love with the area and the building a first sight. Regency Heights is well located (Piccadilly and Central Line at 8 and 12-minute walking distance, a 24/7 ASDA superstore, and a designer garden maintained by Diageo 15-seconds from our door). The area is super quiet and our neighbours are all friendly young professional couples. The flat is energy efficient, open kitchen with top-notch appliances and the windows are triple glazing.

Near two main tube lines, near a 24/7 ASDA, Diageo park is a gem

The Council Tax for a 2 bedroom, 80 sqm flat will be around £140 pm.

If there is one thing you would change about your flat or property what would it be:

I wouldn’t have installed skirting in all the rooms.

Flats with a view & nature

I found the quality of materials and the design really good compared to many other properties I’ve seen. The arrangement of the flat is great and gives a lot of space and light for the occupants. It’s a really good value for money. The only thing that I’m missing is more storage space and a parking slot (parking will be a challenge in the area once all the owners move in). Sorting out internet when moving in was a hassle, but it’s resolved by now and working well. Overall, I love the flat and the beautiful park next to it, and very happy with view.

The location for this property gives access to the city centre and Heathrow Airport within a reasonable time, so very useful for commute. The highlight of the development is the park located next to the buildings as it really gives the opportunity to get some fresh air everyday in a beautiful environment. At the moment, the closest shops available are Coop and Asda within a 10-15min walking distance, but the development will have further shops available onsite.

Please share one thing (or more) which you wish you had known before you moved in:

Heating is not as efficient as I thought, and despite insulation, you can’t really get the temperature above 20-21 degrees in certain rooms.

What is the best feature of your home:

I really like the arrangement of the flat as well as the view.

This is an excellent development which provides a different quality of life! You cannot compare this with other developments in London in terms of price and value. Among the best feature are the easy access (transport links) as well as the great outdoor space available for an afternoon walk.

Easy access to central, close access to airports (Heahtrow) and very clean community in general. Perhaps the are needs a little bit more of development for entertaining (dinning purposes) (restaurants other than middle eastern food)

Not much entertaining options nearby (walking distnace)

How has the building management responded to any problems or issues you have raised:

Very efficient and fast, all issues have been fixed and akwnoledge.

Design of kitchen is at fault – small oven right next to the fridge. The door of the balcony opens from the living room not dining room.

Good bathroom sizes and bedroom size. Lovely balcony and size. The development is lovey and great views of the lake

Likes- location, big bedrooms, loft in working order
Dislikes- the postal service can not find some of the buildings as it is not signposted well, the kitchen design is lacking- tiny oven right next to tje fridge.

Amazing new build, lovely community in up and coming area.
Green spaces and lake make it a special place.
Neighbours are lovely! Professionals and young families. Very peaceful area.
The area is currently under construction but properties are triple-glazed and thus the noise is bearable.

Lovely building in a fantastic location. Very well maintained from the corridors, lift area and car park to the gardens and surrounding area. A lovely place to bring up a family.

Regency Heights is a well situated building that boasts well designed flats equipped with the latest equipment. The triple glazed windows make for excellent sound proofing and even though you are situated near one of the busiest junctions in London, you would hardly know it. The bathrooms are well sized and the water pressure is good.

One aspect that I think has not been done well is the intercom system to enter the building. It is sold as a video intercom system which is true for the initial door to enter the mail room. However, there is no camera to the second intercom system. Further there seems to be a security measure that prevents the inner door from unlocking while the outer door is open. Like an air lock on a spaceship. Or maybe it does. One can’t tell with only one camera but anecdotally this seems to be the case according to our visitors.

The rooms are well proportioned and square, which seems to be a luxury in new build architecture and all in all pretty sensible. Most rooms also come with a generous balcony that one can spend a sunny morning or evening on.

The development is situated on an “island” in the middle of a ring road but restrictions means that traffic is limited to the one bus route that runs past the development (Ealing Broadway to Golders Green) and residents who have parking. In the middle of the development separating Regency Heights from the offices on the other side of the “island” is a lovely piece of green space which makes for a perfect picnic spot. There is a distinct lack of accessibility to it as it is more or less only accessible via stairs. Finally, there is a park at the edge of the development with a children’s playground and a basketball court for those with families.

This particular development is a “car-free” development so parking is difficult to come by which may affect visitors who come from out of town and are not willing to take public transport.

As my family and I have moved in during one of the early phases, there is still a lot of building work going on and there have been some teething problems, mainly surrounding hot water provisions and the lack of broadband. However, Fairview Customer services have, to their credit, usually been able to resolve these issues quickly. The only drawback is the lack of responses on weekends.

Park Royal is ideally suited for transport connecting to central London with the Piccadilly and Central lines easily accessible from Park Royal and Hanger Lane stations. There are also decent bus routes to Ealing and Wembley. Further, access to the motorways leading West and North from London are easily reachable via the North Circular. All of this is very much necessary as there is not too much in Park Royal itself given the mostly industrial nature of the surrounding area.

Park Royal has an ASDA supermarket and there is a Sainsbury’s in nearby Alperton. There is also opposite an Oriental superstore.

Places to eat out can be found near the station and at the Park Royal Leisure Park with most of the large fast food chains represented but for anything more refined, one would probably have to venture further afield to Ealing.

I wish I had known that the broadband was not ready as this is quite an issue in this current climate of working remotely.

If there is one thing you would change about your flat or property what would it be:

I would have added extra cupboards in the kitchen to full make use of the space on the wall and I would have made the splash board stretch for the entire wall too.

And rain showers because who doesn’t love rain showers.

Design exterior: everything is regularly maintained to a very high standard, the design strikes me as very modern and in line with trends

Design interior: looks flawless as per the show apartment, Some further detailed information for DIYers; the walls are plasterboard on metal studs approx every 75cm with 8cm cavity. Paint is white water based. Sound insulation from outside and other apartments is very good

Building management: responsive, polite and professional

Property management: contruction is ongoing which results in some noise though the builders are considerate

Good: The area is quiet and secluded
Bad: it’s a short drive to a greater selection of shops or large green spaces

Please share one thing (or more) which you wish you had known before you moved in:

It’s a lovely place to live, some people took wedding photos right outside our flat which was reassuring that it is a really beautiful place

If there is one thing you would change about your flat or property what would it be:

Use a gloss paint for the kitchen and bathrooms and have a different toilet, there is no access to underneath the seat on the current toilet and I fear the screws on top will eventually need replacing which will mean the whole toilet needs replacing

Design–The flat is reasonably designed and the spaces flow well, however features like radiators seem to be an after thought as they are in awkward locations. Build quality is good, some finishes are high end (granite worktops) , some are cheap like the paint and tiled area in bathroom. It’s a shame they have cut obvious corners in areas that diminish quality.

Building Management–Fairview are great. There in house defects PM has been extremely helpful in remediation snags.

I love the local area. It is beautifully scenic and has a great vibe. The lake outside our flat is a beautiful backstop on a warm evening.

I dislike that a number of non residents penetrate the lake area and perpetuate crime levels by taking bikes.

We were well informed throughout the process of purchase.

What is the best feature of your home:

The amazing view. The location.
The living room space, the open space living, most importantly, that’s its ours!!

I like the flooring and kitchen spec used in the flats, it is of high quality and looks great!

The doors are mostly all fire proof which is also great!

I like that the flats come equipped with a washing machine, dishwasher and fridge/freezer really helps when moving into your first home!

I dislike the quality of paint used, it shows every mark even if you just touch it. We have had to repaint the whole flat with a better quality paint.

I love the community here, everyone is very friendly there is easy transport links with both the Piccadilly and Central line in walking distance.

That there use to be quite a lot of crime here, although there is not much now it is good to know how the area use to be. We have a few gangs that hang around in the green and surrounding the flats in their cars.

If there is one thing you would change about your flat or property what would it be:

More space, we are in a 1 bedroom, a little more room in the bedroom would be a massive help and a slightly bigger storage room.
