Picturesque location and an excellent place to live in. The village provides lots of green space and there are lots of facilities close by.

Tadpole Garden Village is purposely designed to be picturesque. Beautiful houses that comes with either a single or double garage, lots of green spaces and a nature reserve. This village have excellent transport links and is located less than 5 miles from Swindon main line. District Centre is just a stone throw away and provides facilities such as ASDA, M&S etc . The village have provisions for its own GP practice and a pub that are being built. There are 2 primaries and 1 secondary school within in the village.

As with all new developments, Tadpole roads were designed poorly and are too narrow for two cars to pass simultaneously and as with all estates, there are some issues with anti-social behaviour but residents work together to address these issues. Most of these issues were transported here from neighbouring estates.

Phase 1 of the village that was completed few years ago is aging well and I hope other phases of the village will follow suite.

Its the best place to live in Swindon.

One of the best place to live in Swindon, availability of 2 primary and 1 secondary school in the local area. New GP practice and a Pub is being built and both are expected to complete in 2022. Local shops serves the purpose. Tadpole have very good transportation links and connects well with the Swindon Town. Its an excellent place to live close to the nature. There are no parking issues as most homes comes with either single or double garage. I have spotted some issues with anti-social behaviour but those were addressed.

none, we researched the area and the developer before we bought our house.

Below Expectations

The site is a 50/50 split between David Wilson and Barretts. The David Wilson side has noticeably more space than the Barretts side. There is quite a serious design flaw on the first corner into the estate. With too many cars parking roadside, there is limited space to pace and a restricted view for people to see where anything is coming around the corner. Buses were expected to use that route and this was sold to us when we bought the house but I don’t see how it will be possible. Lack of any signage or management of visitors spaces is disappointing. Small parks dotted around the site are quite poor quality compared to developments in the area by other builders. Paths are poor quality by comparison too. There is a significant amount of building materials/herras fencing strewn in hedge rows which shows no signs of being collected.

The site is on the edge of a small town. The nearest shops are on the High St which is a good 30-40 minute walk each way. The main High St has also recently closed to traffic making parking a challenge. On the site itself, there are no shops. Parking away from the main street is limited. Spaces designated for visitors are not marked and often in use by residents who own more cars than they have allocated space for. Traffic on the site should be more acceptable once the building works are finish. Currently contractors use it as a race track with little consideration and David Wilson have done nothing to manage it so far. There are very few general use bins on site. There are no dog poo bins at all.

Please share one thing (or more) which you wish you had known before you moved in:

The amount of snagging issues has been terrible. We were not fully prepared for this and the time needed by us to manage that. In hindsight, I would have instructed a professional snagging company to manage this for us. David Wilsons customer service has been very poor since the moment we completed.

What is the best feature of your home:

The internals of the house were quite well designed. We have a generous sized garden compared to similar homes.

Overall very happy mpre amenities to come

Overall I am happy with the development. We haven’t had and major issues with our home and any that we have raised have been dealt with really quickly.
I am struggling with the traffic getting out of the estate in the mornings especially over the bridge as there have been other road works which have hugely impacted travel time.

At the moment there are not a huge amount of amenities but they are coming as it was as expected as we were one of the first in the development. I look forward to the community coming together even more as these develop such as schools and some shops.

We have a brand new Lidl that has just opened on Oakfield Road, the Dog House is a great pub with a fantastic Sunday Roast and is dog friendly. We are close to town and there is free parking at Cambridge Close.

That you have to pay to have your aerial connected to use your TV

Great open spaces at Kingsbrook

The plans for the development are excellent although most of it is still being worked on so it is difficult to judge until it is finished. We are very happy in our home and love all the open space. In our personal experience customer service could have been better, mainly due to the time and effort it took to have issues resolved. We feel we got value for money based on the facilities planned for the development and the quality of our home. Communication from the developer could be improved for existing homeowners in relation to ongoing development and the progress of community facilities. For example I read about the opening of our community centre on the local news website, it would have been nice for residents to have been informed before.

There is lots around for families, plenty of shops in Aylesbury. Traffic can be quite bad.

Please share one thing (or more) which you wish you had known before you moved in:

The brick paved roads look nice but there are no footpaths which make it difficult to walk around the development with young children. Speeding is a big problem on the small residential roads
