Kingsbrook wasn’t for us unfortunately. We chose the development because of the marketing stressing how wildlife friendly it was going to be. However, once we were there, although Barratts had done what they said they would do, that was the end of the story. There was nothing to engage people and involve them. The wildlife initiative was just a paper project with no reality.
We thought the build itself was poor and had a lot of snagging. It was very difficult to get anything done about problems, took many hours of chasing round and trying to contact people.
We didn’t like the actual layout of the estate. We didn’t like effectively having no front garden and that people, if they were so inclined, could come right up to our front window and look inside. The back garden was overlooked all round by a cluster of surrounding houses. It seems that nowadays many people want huge houses and don’t care about gardens. This is the exact opposite of our priorities.
We didn’t like the detachment from the local authority for services that are part of community charge on traditional residential property. The service charge felt out of our control and an unknown factor for the future.

There are no local amenities nearby at present, it’s a long walk into town or its necessary to get the car out. It’s a long walk to the railway station.

We wish we had been given a proper viewing before purchasing – we were not allowed because the build was still happening and nobody was allowed on site

Think Carefully Before Buying from Barratts…

We moved into our property, (we love the house design & location on the development) April 2018 and found the whole process very difficult from day one. Lots of unnecessary snags that show a lack of care and attention – still being resolved today 28th Dec 2019. Customer Services take far to long to get back to you with answers and provide limited updates to emails. I would think long and hard before ever buying a new build from a volume builder such as Barratts again.
We are still waiting for compensation for the out of pocket losses experienced due to damp issues. Our claim went in nearly two months, ago and we are still awaiting some indication of timeline for this to be resolved. This company wastes money like it’s going out of fashion hence the prices of new builds today.

We love the location of our property on the development and it’s close proximity to the town centre and link roads.

Rushed buildings leading to major issues, missed flooring and carpets install ahead of inspection leading to delayed move in but still forced to exchange on the same day and wait. A rude and unhelpful sales person, despite it being her error that the floors weren’t in. Promised the house would be cleaned prior to us moving in in May2018, we had our sparkle clean in September 2019 After we moved in it was slow response to snagging complaints likely because of the volume they are dealing with from everyone across the estate. We had personal damages incurred through major damp problems that took months to sort out, to eventually find a hole in the roof lead. We are paying maintenance for a development that only looks after the very front near the sales office, our road has drains that are higher than the water puddles around it, only late summer was turf actually put down. Everyone has the same problems and experiences across the development, and although the community are coming together I’m yet to come across someone who hasn’t had significant issues.

Location is fine, when the retail quarter opens it will be even better. It would just be better to have more information

whilst this review is not a good one it is factual and truthful. i feel you will not use my review because unfortunately it isn’t a positive one . i have kept photos of problems in case i need them for future actions that maybe needed. public areas not as promised in show home documents. customer services are too slow always in meetings, away on hols or false promises given.value could have been better as so much money had to be spent post purchase.i paid an extra three thousand for a gold kitchen but the hob is the cheapest on the market and the sink only 100 each in Wickes even cheaper for you buying in such bulk. i have had a cheque to buy a new sink but feel compensation is due as i have had so many problems since moving from Amersham to this house. the point was to have a new home under guarantee as i get older with no work to do but it isn’t finished YET .garden took months due to drainage being needed.lifestyle is quite good but I could live the dream if outsides were up to promised style as per sales office documents which is why i picked David Wilson homes. Opposite outside my house has still not been completed it’s two years now! documents promised an orchard area with bulbs and wild flowers nor has my front garden. i was promised by Laura and A1 gardening that the outside plants, stones would be renewed and railings put up as i get so much wind down the road. the walkways still not completed on 2.1 . The landscaping has been left half done by M . Kelly who are on next phases ??? the bus route is great, very helpful. post boxes needed. only one put in so far after two years.my roof had to be repaired as tiles were put on green therefore they have cracked and broken. 11 new tiles were replaced. it was covered by yourselves but my previous homes roof was and is still good after 40 years as it was put on correctly.the staff on site are really good. polite and helpful especially show home staff, however you have trouble keeping site employees as they were not happy this leaves your purchasers with no one to turn too. the purchasers now have formed sub groups and committees to bring weight to our complaints who meet fortnightly . some purchasers are not having their needs listened to or are in receipt of cheques issued as sweeteners to pay for their works personally, the next step is the media and the press. fed up asking for things to be rectified. should be perfect when given the keys?? we as new purchasers know about snagging but you as the builders are only as good as the people you employ to carry your good name forward. a good reputation doesn’t take long to tarnish does it?could be great, do help more you are good at selling but customer satisfaction is key to staying in business long term. ex customer service / personnel myself.

excellent location, lite streets, good railway , bus links and near important motorways. the Aylesbury town is expanding rapidly with pubs,eateries of all types cinema and theatre too. the council is a caring one, always holding locals events for families of all ethnic origins. altogether a better area than i thought. could do with more police officers to improve some bad behaviour locally.

i was not told of the houses being built on a flood plain by yourselves or your solicitors who acted for me. i lost a year of my life getting drainage and other improvements corrected with workmen in and out of my property. i have no access to the garden so they had to come through my home.

Great open spaces at Kingsbrook

The plans for the development are excellent although most of it is still being worked on so it is difficult to judge until it is finished. We are very happy in our home and love all the open space. In our personal experience customer service could have been better, mainly due to the time and effort it took to have issues resolved. We feel we got value for money based on the facilities planned for the development and the quality of our home. Communication from the developer could be improved for existing homeowners in relation to ongoing development and the progress of community facilities. For example I read about the opening of our community centre on the local news website, it would have been nice for residents to have been informed before.

There is lots around for families, plenty of shops in Aylesbury. Traffic can be quite bad.

The brick paved roads look nice but there are no footpaths which make it difficult to walk around the development with young children. Speeding is a big problem on the small residential roads

Overall I am happy with the development. We haven’t had and major issues with our home and any that we have raised have been dealt with really quickly.
I am struggling with the traffic getting out of the estate in the mornings especially over the bridge as there have been other road works which have hugely impacted travel time.

At the moment there are not a huge amount of amenities but they are coming as it was as expected as we were one of the first in the development. I look forward to the community coming together even more as these develop such as schools and some shops.

We have a brand new Lidl that has just opened on Oakfield Road, the Dog House is a great pub with a fantastic Sunday Roast and is dog friendly. We are close to town and there is free parking at Cambridge Close.

That you have to pay to have your aerial connected to use your TV

Lifestyle aspects are great, really open and lots of natural opportunities eg open water for wildlife, access to canals etc. Developer customer service isn’t good but the value for money in comparison for the area is exceptional. Build quality is average.

Community is fantastic, lots of local amenities all within walking distance and as it continues to develop will be an exceptional area to live.

A beautiful village with lovely homes, so much thought being put into the community at large. Only downside is the speed of build, how so many things are left incomplete and a lack of respect for the fact that people live there while they’re still building!

How disruptive the builders would be and for how long. That we’d have no internet for nearly 2 months.

The builder is just average as we had lots of snagging issues , some are basic ones and you would imagine how the builders can handover the house to customer without checking these simple things, no final quality check by the builder is shameful

Very impressed with layout of estate. Especially the children’s parks and other parks. Look forward to the completion of Park off Marsworth drive which looks very promising. Appreciate the consideration to the wildlife and their habitats along with the planting of significant number of trees.

Feel as if we live in the country, but shops, train station within three miles. Good local bus service. New Lidl shop just opened half a mile down the road. Excellent location for us.

Slight drawback we found was that the town houses to the side and overlooking our back garden are quite imposing and taller than we expected. Not much privacy. However, they do not block the natural light from our back garden and to the front of our house we have a lovely view of a park
