Like the growing pace of community

Design of the new builds are good, suits a modern comfortable living. Plenty of parking space, children playing parks are bing opened nearby, sports facilities coming up and best of the lot the cafe and convenience stores now open at an easy access. Only things left as essentials - a school and possibly a nearer GP service.

It's fast developing and shaping up as a community space. Transport needs to improve a bit but other facilities are brilliant.

How has the building management responded to any problems or issues you have raised:

Mostly Answered in a short timeframe, there was an issue close to Christmas and it was handled with urgency, definitely commendable.

Please share one thing (or more) which you wish you had known before you moved in:

The schools being quite far for walking and the ever growing traffic congestion on local roads

We love our simple life home, we’ve had issues in the past however they have all be resolved and I can’t complain about the management now! We love our street, it’s quiet and amazingly safe for our children to play out on. We are just a stone throw from some lovely parks and a big field which is perfect for our large family!

The estate is now growing but not only with occupants but also with shops and amenities, it’s great to see. Building work still continues to improve the estate, I look forward to seeing it finished one day!

How has the building management responded to any problems or issues you have raised:

The work gets carried out eventually but we understand the process they have to go through

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known it would take 3 years to get a local shop and I wish I’d known the school which was planned would be cancelled however I wouldn’t change where we live. We have adapted

Nice house and area, poor services too many issues in the house

Property management poor My washing machine has been broken since January, radiator needs moving to get to washing machine to be fixed been offered a £15 a week in launderette fees that I’ve not been paid Defects in the house over 50 plus been reported nothing been done for months

Local shop only just opened nearly 18 months past original date, lack of communication from developers

With a poor response with nothing resolved at all, poor communication

Nice area, people moan about motorcycles but I don’t hear them Good community

Dear Hayley, Thank you for your review and honest feedback. We’re sorry for the delays you are facing for your washing machine to be repaired. As you have outlined in your review, we had hoped this would be repaired sooner, however, this has flagged to us that due to the design/ layout of the kitchen, this is causing obstruction for the removal of the appliance and has meant that extra work is required to complete the repair. Although this has caused some issues for you, it has provided us with some valuable feedback for the spec of our houses which will be fedback to the relevant teams for our future homes. We can also see that you were of course told that we would reimburse you for your laundrette bills in the meantime – we’re just waiting for the receipts as requested on the maintenance portal in order for these refunds to be made. Typically we would wait for completion of the repair before issuing the reimbursement. Please continue to collate your receipts for your record, these will be required with the conclusion of the repair. Since leaving this review, contractors have been chased and a member of the maintenance team should be able to update you very shortly. Thank you for your patience and cooperation.

Very good development, good management facilities can be better like shops, kids play area and sport field and finishing road surface properly. I don't know what elese to say , just thank you and hope things will be improved in near future. Thank you

It is a nice place to live in . The only downside is that we haven't got a local shop yet and road surface is not done properly.

No problem raised yet as I am quite new in this development

Please tell us about the good and bad aspects of living in your local area:

No local shops other than a Domino's Pizza & a small overpriced coffee shop. There are no pubs or shops on the whole development, should have had a Fish & Chip shop & a Coop by now but cant see that happening now. The houses are ok, poorly put together with many issues but made to look pretty. I don't use local transport but I have seen the occasional bus, bin collections fine every week alternating between normal refuge & recycling bins. I rent through Simple Life. Possibly the worst rental company I've ever come across. Rent is excessive for what you get, getting deposit back from last property was a nightmare, had to use TDS scheme to resolve in my favour. Getting repairs done is an absolute joke & you have to be relentless with them to get anything done. Position wise, it suits my needs for work & to be honest, that's the main reason I'm here. This Countryside site is a red site, which means throw the houses up & sort the snagging out when they move in & not before. A lot of people have had major issues, I feel sorry for those who have purchased rather than renting. Kids on motorbikes constantly charge about, as this development is close to Houghton Regis this is hardly surprising. I personally look forward to moving away to somewhere much more pleasant, but like I've said it suits me for work. I strongly recommend security cameras. The open spaces are left in a mess, I don't know who looks after cutting grass verges etc, but it's a very poor standard. Other than all the above its a wonderful place to live....Thank you

Very poor to appalling. Never make appointments, just turn up, absolute nightmare getting anything fixed

You are not allowed to view any Simple Life property but you have to pay the deposit!

Hi Mark, Thank you for your feedback. Although we are unable to identify you via Home Views, we have had a look at our records and we believe we have been able to locate your tenancy based on the information outlined in your review. We’re sad to hear that you do not like the location of Milard Grange and the facilities existing within the development. As you will be aware, this is a large regeneration project with multiple tenures and house building partners, so we are hopeful that in due course, further shops and convenience stores will be available, however this is outside of Simple Life’s control. We’re surprised to read that you feel this way about us, particularly as you previously rented with us and chose to rent another property with us. From looking at your records we really are sorry ad sympathise with the delays you have faced regarding some maintenance works, particularly in your first property, where we had to rely on the housebuilder to fix some issues as the property was within warranty. The housebuilder took much longer than we feel is acceptable and this isn’t in line with our service expectations for our residents. However, we’re pleased to see that you recently raised a new issue which was closed out within a day. We can see that you were not happy with the deductions to your deposit for your last property, but as we have discussed in detail previously, large works has been carried out, particularly to your garden without appropriate consent from us. We’d also like to take this opportunity to confirm, that we do offer viewings for our properties – often if a home is under construction, we are unable to conduct viewings prior to taking applications, until we receive handover of the property from the housebuilder. Unfortunately this is unavoidable and standard in the new build space, however we do our best to offer as much information as possible including, images, CGIs, walk through videos where possible and floorplans, along with all room measurements.
