The facility is kept clean, the nice staff are approachable, proactive and sociable, I love the great new lobby where I can meet up with visitors and work, it is really easy living, the other tenants are all pleasant and sensible, it is a great location, and any issues are resolved promptly.

Basically it’s quiet apart from some party noise from the Uni on the weekend, which I don’t mind. Bin area is great, parking is good, glad that some measures have been put in place to deal with unauthorised parking. Gate needs to be fixed. Location superb for facilities.

Spend a bit of time reading all the appliance instructions and understand the controls

Great place to live in High Wycombe!

Very very secure. Love the bike store with its secure access. Covered parking with remote control access. Concierge to receive deliveries when you are out. Clean apartments that are well maintained. Very happy to recommend to anyone who is interested in renting.

Safe and vibrant place to stay. Great coffee machine in the communal area. Well maintained!

There is a great lounge on the ground floor and soon a yoga studio is opening ???

Reported dirty walls in the area near elevator. It was promptly repainted.

The building is really nice and looks well put together, there were some issues with pluming in the beginning and i’m not a fan of the limited hot water you get. Property management is great, the girls at reception are really friendly and helpful. Receiving mail is so easy living here as well

It’s a great location, right by the train station and the shopping centre is just a walk away. There has been some construction since living here but thats soon going to finish which will reduce the noise pollution etc. Overall its a really great living location for all you need.

I wish i had known where the location was otherwise i would have moved to a higher apartment, it’s honestly such a gem and I would have loved to see the views.

How has the building management responded to any problems or issues you have raised:

They have been okay with the responses and will always try to help fix things, sometimes can be a bit slow to show up but overall good service.

Great design for the apartments, very clean and professional. For the price, I’d be surprised if you were able to find anything in the surrounding area or Wycombe that is finished to the same standard. The layout to the building inside is a little odd, entering from the front and having to walk around to the back to use the elevator for appartments 99 and above, but it works. The only main issue being on the rear side of the building is the appartments on the 1st floor don’t seem to have access to the communal garden even though it is directly outside their windows.

The building is in a perfect location, 2 minute walk from the University gateway building, 5 minutes to the High Street. Directly opposite the orange car park for the Eden center means you can get to anything you want super easily and quickly.

Please share one thing (or more) which you wish you had known before you moved in:

The bills are cheap, roughly £40 for electric a month, hyperoptic gives a great Internet service to the flats and we are on the £35 a month tarrif for 500mbps which is double what we looked at with other companies. The washing machine is awful though, and even with time saver mode on, the washer dryer often takes up to (and some times over) 9 hours to do a cycle.

Only had one major issue with the flat and that was quickly adressed

Property management are very pro-active and helpful to your needs and requirements. The design of the flats and the specific apartment I am in is very well done. Very clean residential areas and the communal facility downstairs is very well thought out and accomodating.

The location is great proximity to the motorway, gyms, shops and restaurants. I have not had any bad experience since being there the first month and the people that work at Howard court are very friendly.

There was nothing I would have rather known before moving in. Excellent to see there is a local gym opposite.

How has the building management responded to any problems or issues you have raised:

They were very helpful and pro-active in dealing with a minor issue i raised.

The design of the development is great, however there’s a bundle of disappointing issues which the management team fail to address.

There is no visitor car parking, even if you pay £50 a month for a spot, visitors now cannot use the spot with their stringent new rules.

I was refused a spare key fob, with lack of a good reason. This meant massive issues and risks, and meant that when I lost my fob they spent 2 days escorting me to and from my flat as well as needing to awake a neighbour for out of hours access to my property.

I could not contact staff out of hours, which is extremely concering.

If someone were to need emergency access, out of hours it could take them 11 hours to respond.

Furthermore the attitude from the main managing staff was far from acceptable, the way I was spoken to left me gobsmacked while I ponder the grand amount being spent per month on the flat.

The security has failed recently, we noticed drug users entering through the broken back gates at night time, picking up cigarette butts from the courtyard floor.

Plenty of shops nearby, which excuses the loud noises of pallettes and bins at night. Zero parking availability except Eden which usually costs £10 for a night.

Upon me moving in, they gave my mother a spare fob. When I asked for a new spare fob for my personal use, they denied ever giving out spare fobs and claimed my mother should have never been given one.

I wish they didn’t change the rules on car parking since my tenancy started. I always paid for a parking spot which I’ve now cancelled. If I’m paying £50 a month for a car parking, I damn well expect as many cars as I want to be allowed to park in the spot.

How has the building management responded to any problems or issues you have raised:

Not appropriately whatsoever, and they’ve ignored most of my emails which raise issues.

I like the building management although I think it needs some improvements, like, demanding a report of any service the handy man or a third party does. Put a second intercomunicator on the Lower floor and improve the floor inside the Bins room. Balcony ceiling need to be painted.

I love the location, I love having every essential stores and services close. Even the bus station, train station, the rye to take the kids or practice sports.

I really like that facility on management suit where we can work, play and drink tea/coffee

How has the building management responded to any problems or issues you have raised:

Sometimes with quick response other times takes longer. The building has a problem with the freeview Anthena since February, I have window that never opened properly and etc.

Having blacked out windows maybe for the lower floors as windows are massive and easy to see inside from the court yard, would be better
-the wardrobes in each room are to high and not much storage which can be a issue
-great court yard that you can go use.
-great other facilities such a concierge and a lobby to sit in and social with coffee and pool tables
-offer free yoga to all residents

High Spec Secure Development in the Perfect Location!

My only reservations about the entire development are regarding the prrice, security gates and parking.

Regarding the price, this development is considerably higher than other developments in the area, I’m aware this is because of the security and concierge service but it is a very steep increase in comparison. Having said that, I do not regret my choice to rent here and it’s been amazing.

The security gates have been temperamental over the last year and on spite of several attempts to fix it, one gate is still not fixed and constantly open. Considering we pay extra for the security I would hope they fo get properly fixed.

The parking has been an issue where there is no guest parking and prior to the front of the building being marked with a loading only sign, shopper’s would often park outside the building and block the entrance to the car park. I feel the management could have handled this better and quicker.

Having said that, the development is also to such a high standard that I have loved living here. Having never lived alone, I assumed I’d be scared or uncomfortable, but the security and finish on the flat has made me feel completely secure and at ease.

Everyone who has been to my flat has absolutely loved every detail and even having engineers come over have always asked questions about it.

Also having the concierge service has been so convenient especially with the number of parcels I have , and not always being home or working from home and not being able to be available all the time to collect them.

Please tell us what you like and dislike about this area:

My only reservations about the area is that nothing is open past 6/7pm. There’s nowhere to having dinner in the evenings or anything so you do have to drive out for anything. I think a lot of restaurants in the highstreet would do so well if open later.
I’ve never been to High Wycombe and having moved here into this new location and development, I have never regretted my choice.

Aside from that, I feel the location is absolutely perfect. It’s close to everything you could need such as shops, supermarkets, station, everything. The fact that I rarely need to use my car is so great because everything you could possible need is on your doorstep.

Having a supermarket, coffee shop, park and being close to a station were must haves on my list when looking for a location and in High Wycombe where I am, I have exactly all that and more all in walking distance.

Having worked from home for the last year and now having to go back to the office a few times a week, the commute to the office, while very expensive, is very convenient. I can be in London with 30 minutes which is quicker than a lot of my friends who actually live within London on the outer skirts. My friends are often quite jealous of how quick that is.

All in all, I would not trade the convenience of it all for anything.

Overall, great location, great development, great landlord, and almost no issues whatsoever.

How has the building management responded to any problems or issues you have raised:

While I’ve not had many, the management have dealt with any issues immediately. The security gates were one of the main things I’ve had any dealings with and the management were ontop of it. While this is still not entirely fixed, they have been on the case.

The design of the property is well executed! It’s very modern and stylish . The layout makes the flat feel very spacious, and the neutral colours used compliment my furniture very well. The staff are very friendly, take in packages when you’re not in which is so useful. Any problems I have they sort out, I feel very comfortable approaching them with any issues. Only down side is the parking issues, people parking in the wrong bay but now they’ve started giving fines so hopefully that solves the issue.

The location is the best part about the property. Its right next to the Eden shopping centre, so it’s incredibly convenient. Restaurants and takeaways are also very close by, walking distance. I haven’t had any trouble with the bin collections or antisocial behaviour. The windows block out any public noise, so living in the centre of town is surprisingly peaceful. Only downfall is being in centre of town people trying to park in the car park or blocking the main gate.

I’m really glad the flat view isn’t of the main streets thus I get a lot of privacy.

How has the building management responded to any problems or issues you have raised:

They have responded very promptly and efficiently. They would send an email straight away to acknowledge my problem and a solution for it.
