Nice flat – average location – terrible management

Flat design is overall good – nice to have dog friendly apartment with good windows.

Building management is poor, largely unresponsive, and does not proactively communicate about repairs. Repairs take a long time (if ever). Package room is hard to get to for both residents and delivery and packages are stolen if delivered elsewhere.

Bulding security is poor. Magnetic locks have broken multiple times, locked bike was stolen from locked bike room and no effort made to review security footage. Hot water out four times in one month and took multiple residents complaining to on hours and after hours to get a resolution.

Business hours and after hours do not have access to each others systems meaning an issue reported in the day has to be reentered if called on for an update out of hours.

Building management shows no ownership of repairs, even for building-wise, asking residents to coordinate with their contractors rather than being responsible for the repairs themselves.

Okay local shops and restaurants, although a lot of day time lunch chains. Could have a bigger grocery nearby. No open spaces and they’re building a student dorm in the one space that could have been a park.

How bad the building management was and the fact that student dorm is being built next door.

How has the building management responded to any problems or issues you have raised:

Slowly if at all. Takes significant pushing and repair process does not work.

Excellent location but property management should be improved.

The property is very well connected with public transports towards Ealing Broadway Station and to the city center which are 5 mins walk from the development. Also the development is located in a very tranquil area with gardens and family friendly facilities, still walking distance to the highstreet and to its facilities (shops, supermarkets, schools etc). The management of the building, however, should be improved and the development should be better kept. In our development for example there is a persistent smoking smell in communal areas and the name on the building on the front door has fallen off months ago and is still off despite the issue has been raised many times by residents, creating several problems with deliveries. Also the garage area, which is a great benefit for people with a car, is often dirty and poorly kept with homeless people sleeping inside and pigeons everywhere.

Streets are poorly kept and too many beggars and homeless are going around both in the highstreet but also in Tewkesbury road and in the side streets nearby. This raises a potential risks for many children, families and people who live around and devalues the development.

The landlord should be better proactive around problems raised by tenants.

What is the best feature of your home:

Big balcony and beautiful view; rooms are spacious and well designed.

Quiet, peaceful and beautiful

Quite different flat to normal flats around the area. open plan and very modern, which I love. It’s very quiet, has a lift and also comes with a balcony. It had everything me and my brother were looking for living here. Overall it’s great and I’m very happy

I don’t spend a lot of time around the area, however a few positives are that lidl and other supermarkets are nearby. It’s close to my college and workplace which is also great. i generally feel safe living here, but I’m not too familiar with the area as a whole

Please share one thing (or more) which you wish you had known before you moved in:

I didn’t know it’s was so beautiful when we got an outside viewing but when I moved in it was a real pleasant surprise!

Great flat, excellent location

Brand new, modern, spacious and great location.

Love how close it is to west end. Only 4 stops from Oxford Circus. If you have a car, parking is a nightmare as you have to park on the streets. Since the development is still under construction, it is loud from all the drilling, hammering, etc
