I’ve enjoyed my time overall living here and love my flat. The location of the building is absolutely fantastic, it is a walk away from harbourside, cabot circus and the train station. This is ideal for someone who may not wish to drive and to get to other parts of Bristol (airport, cribbs causeway etc.) the bus stop is close and convenient. The flat itself is actually built to quite a high standard and all the built-ins (dishwasher, oven etc.) match this standard. I would like to say the Property Manager is very helpful and understanding which has led to any concerns/problems I have had, getting dealt with quickly and properly. The area itself is quite standard as it’s mainly office buildings but ultimately feels safe.

Please tell us what you like and dislike about this area:

I would say the only thing is that a major supermarket is 20 minutes away which when carrying shopping isn’t ideal.

Good value at city centre

Spacious rooms, abundant and great furnitures. Ventilation system is of good intention but can bring in others’ cooking smell as well as weed smell. Management usually reply promptly except for maintenance. When logging out maintenance jobs online, they often get ignored or auto-closed or delayed by many days.

Parcel delivery is another big trouble because no mailman would use the hidden away parcel room. Due to that our parcels keep getting lost.

Great parking lot except when some people bring in visitors – they may park illegally at someone else’s space and there’s no way to stop them, especially on weekends.

Absolutely fantastic location and very quiet if facing away from the street. Good value for the rooms, although there’s no on-site gym or game room etc, the location is central enough to be close to everything. Pet friendly policy is a big bonus. Only anti social behavior is from the tenants – some of them smoke weed and the smell is left in the lift or circulated inside the whole building.

Quiet and safe neighborhood at a central location. No receptionist to receive parcels. Ventilation system may bring in unwanted smells into the flat.

They are friendly and willing to help us with our concerns. Responses are prompt.

Classy little apartment

Modern development, apartment finished to a very high level. Finished to high standard throughout. Really good that pets are allowed. Was main reason moving here. Includes everything you’d need. Building is always kept very clean and hoovered by the full time cleaners and staff here.

Super lovely area of Bristol! Close to everything, whilst being just far away enough to have peace too

As a newcomer to UK from HK, I used to live in densely populated building clusters with busy daily traffics. Therefore, the convenience in getting access to or out of our residences is very important as we always have to rush to work, come back late and 24hr accessibility. But in here, we enjoy a more spacious living environment which is quiet and less stressed.

Please tell us what you like and dislike about this area:

The location is very convenient when you have to gain frequent access to the city centre. Though, it appears that there are some many drinkers during the night, especially in the weekend and their noises and over excited behaviours would have scared some people.

One of the shortcomings is that there is no parking for tenants, especially for us living in the Tannery House. The property management office is located too far away and it seems we are helpless or being left unattended when in need or emergency. For a place that accommodate for over a hundred of households, we would think that there should be a site office with at least a small team of staff who will answer and respond to tenants daily issues.

Please share one thing (or more) which you wish you had known before you moved in:

There may more Hong Kongers coming to settle in UK and they all have the need of finding a temporary home. Private renting shall be one of their options especially for people who just arrive some cities or places in UK. I would suggest the building management can take this potential tenants’ need into consideration in help the new immigrating families.

How has the building management responded to any problems or issues you have raised:

We just moved in the residence for less than 2 weeks and many things have to be adjusted and observed. In overall, the building management is responsive to our questions or inquiries but may not be helpful or solving the problems right to the point. They may give us a lot of information but may not be the answers. We still need to apprehend their replies with some personal guess.

Design is good and it’s very spacious, and allows furniture to be placed very well. Kitchen amenities are at good quality. Not sure why the oven light burns out and the same happened just the next day after the repair. In our flat the underfloor heating in the en-suite bathroom is also not working and not fixable by their maintenance team.

We chose this as it allows pets. Location is great and it’s quiet enough. However a lot of drunk people are usually around at night in front of the property who pee and vomit near the entrance.

People around the bar at night who pee and vomit a lot, which I see a few times a week

Yes, although not all issues can be addressed I think it’s acceptable.

Respectful home and area

The building is kept clean everyday which is appreciated, the roof terrace is always an ideal spot and the grounds are well kept. The repair services are slow and inconsistent which leads to compromised security of the garage and parcel area. Generally the neighbourhood is respectable and the new developments look nice.

The perfect location as it’s in the office quarter so it’s bustling during the day, with lots of coffee shops and quiet at night yet still close to the centre. 3 supermarkets on close proximity and right near to the train station. Parking I’s safe for residents and the neighbours are respectful. Security is not the best as anyone can walk in the front door if left open, parcels can be stolen and the elevator often malfunctions. It takes a while for repairs.

Please share one thing (or more) which you wish you had known before you moved in:

It’s convenient to be able to enter the building from both sides of the street/ building and I like the new units on the ground floor.

How has the building management responded to any problems or issues you have raised:

The repair service is slow after filling out the online form and there are a few issues in the flat and in the common areas that have to be repeatedly fixed.

Being a pet friendly is one of the most positive aspects. Also the design, the rooftop and the good building and common areas management and cleaning, good noise isolation are positive aspects of the development.

Very few parking spaces in the building comparing to the number of apartments.

Location is great: near to grocery shops, bus stop to airport, coffee shop and park. Parking available in low.

The kitchen cabinets are to short for large plates.

The front door sometimes doesn’t work with our keys. The parcel locker is a bit far away. It will also be good if a drainer is installed next to the toilet. Because no matter what method is used, there will be water stains on the floor after bathing, adding a drain can help keep the house dry. At this difficult time, if managers can pay more attention to the covid and perform disinfection, I think this is a good move.

The view outside the window is good. We feel warm with the sunshine going through the window. The cleaning inside the building is good. There are some noises caused by works around the building. Although the management team has sent emails to tell about the situation, it is still a bit annoying and seems to take a long time.

Please share one thing (or more) which you wish you had known before you moved in:

I would also like to know the approximate energy consumption of my neighbors and the property in advance. I also want to know whether the soundproofing of the house is good and whether the neighborhood is safe.

How has the building management responded to any problems or issues you have raised:

The people who manage the property are very friendly. Both the environmental protection staff and the managers have given us a lot of help. They will be very enthusiastic to help us, especially when it comes to parcel safety issues, and share relevant information with us in a timely manner. The fly in the ointment is that you need to ask multiple questions about the connection, which sometimes makes me feel embarrassed because I am an introvert.

The design is excellent, the best thing is the the double glassing facility is grate, my house is warm even though outside is cool.
Sometimes the common area is dirt Including the lift , please send the cleaners to clean it twice a day will be more grateful.

The location is excellent, if there was a car park will be more convenient for us.
Please don’t open any restaurant on the ground floor of Redcliff Quarter. It will caused environmental problems.

My friend told me that the location is excellent and the apartment is new.

We reported to the customer service that our dishwasher doesn’t work, a staff told me that she will arrange another one for me. however I have not received it up to now.

Property management was poor when moving in. We were given no information about how to operate anything in our new flat, including smart meters, central heating, washing machine. Additionally moving in we were not given any information regarding where the bins where, when they are collected.

Parking availability is an issue as a small proportion of flats have access to parking spaces. Tenants without parking spaces have resorted to parking in undesignated spots.

When problems have been highlighted they have been addressed, but not in a timely manner.

It’s nice. But quite poorly insulated. It’s nice but has some issues. The floor has a bubble in it and we’ve raised this before and nothing has been done about it. There has been issues with the door at the front and the agents took w while to fix it despite our front door being left unlocked during the night. The alarm also keeps going off.

It’s very convenient for being in town. Bin collection is fine but the tenants often don’t leave the rubbish in the right bins. No food bins were given to us

The lack of parking for moving in, had to park on the street.

No- we raised an issue with the raised flooring bubble and nothing has happened
