Great location, standard poor UK building quality

Fantastic location. Park on our doorstep and walking distance to vibrant shopping area and tube station. Lots of play parks for kids and a new great school on the development.

Please review your development:

Building is beautiful but low quality (as is always the case in UK). Exterior and interior look lovely, but couple of spots deteriorated after just a few years
Little issues like the electrics are a bit dodgy. Great design and fantastic location with balcony overlooking park. Management sold to Mainstay, who provide zero services.

Please share one thing (or more) which you wish you had known before you moved in:

Wish I pushed for electric charging with parking. Wish I was more aware of management company which developer handed over to.

How has the building management responded to any problems or issues you have raised:

Absolutely brilliantly during the snag catching phase. Most issues solved within the day. Once they are gone left with mainstay who are crooks and do nothing despite high maintenance fees.

Its a good neighbourhood, people here are good.

Review Date Sep 2021

The good aspect is its near to a fantastic school. Nothing other than that is particularly note worthy.

Please review your development:

Its a good neighbourhood, people here are good. Although there is a bit of a hick-up from the management, to get certain things sorted out, we as a community are working to get it resolved. The parking is still unfinished after a year of moving into the house, the management had promised finish it at the earliest.

Please share one thing (or more) which you wish you had known before you moved in:

About customer service and how poor their service is.

How has the building management responded to any problems or issues you have raised:

Initially had a bit of response, after a year, its a pain to get them to look at even simple stuffs.

Wonderful staff and a joy to live in

Our time spent living in our flat in Hampden House was usually pleasant and a joy. Although there were a few issues – such as inconsiderate neighbours, bins not being collected, etc. – that is to be expected from absolutely any property. Nowhere will be perfect.

All in all, we had a great experience there and were really sad to go, we wish Pinnpoint and their residents luck for the future.

Please review your development:

That said, there were a lot of positives for the area. Firstly, the management were always polite and prompt, and attempted (where they could) to help us with any issues we had. The location was great, and the flats themselves were clean and well insulated. Although there was some development going on in the surrounding areas, it’s understandable – the government dictate how much development needs to happen over a certain time period. Also, the church bells were lovely.

Please share one thing (or more) which you wish you had known before you moved in:

The summers were quite hard to deal with, as the large windows bought in so much heat, making it feel like a sauna!

How has the building management responded to any problems or issues you have raised:

They responded to us promptly and professionally..

An absolute ridiculous **** show, stay away.

Review Date Jun 2021

Its a building site, apartments in construction. Derelict houses awaiting demolition. There’s a terrible park that when it rains is intransitable. Patches of dead grass where the excessive number of dogs have killed the grass from excessive urination. BoJo has his Uxbridge church thinking its Big Ben and rings bells from 5am to 1am every hour and at other random times during the hour. Sunday you get a barrage of out of sync bell ringers ringing bells at 10am where not even the double glazing and curtains can save you. Monday and Tuesday is bin collection day, sometimes you have 100+ apartments worth of stinking bins put out on a Friday and have to walk past it for the next three days until its collected. There must be an Ambulance station nearby due to the frequent screaming ambulances you hear from the main road

Please review your development:

Where to start, the building, the main doors to the building have been out of order for 6 months, the door locks fail on a weekly basis allowing anyone to enter the building and roam the halls so keep . Reports of teenagers gaining access to the building and running riot and parcels being stolen from the post area. The intercom doesn’t work so anytime i get a delivery they have to phone me and I end up going down to open the door for them or collect from the curbside. Inside the apartments are ok, they are a “good” spec, but certainly not the “luxury” as advertised, if you enjoy taking a bath your out of luck as the baths are more like oversized shower trays capable of holding 3 inches of water.

Advertised is a “community” however the only community i have seen is antisocial dog owners having their dogs off lead during a pandemic, cigarette and pot smokers on balconies making your apartment smell like and more recently a torrent of flies all around the development meaning your unable to open your balcony door without having 20 flies enter your apartment from outside.

Recently there was a fire in an apartment in our block which was attended by 6 fire trucks and a aerial appliance, I am not sure what the damage was but how do you set fire to an apartment that by law must be fire retardant takes some doing. No fire alarm, no warning, no just in case evacuation, and no news until 16 hours later from the building management team saying they are investigating and couldn’t share any more information.

All that combined with its a building site, apartments in construction. There must be an Ambulance station nearby due to the frequent screaming ambulances you hear from the main road.

This place is not for peace, quiet and stress free living.

Should I have known all of the information on this review I would have stayed away.

What is the best feature of your home:

The internal door to the apartment is pretty sturdy. Boy does it need to be!
