Pros:
1. The development is in the most strategic location in New Cross between 2 stations.
2. The flat itself is secure with a key-fob entry system and CCTV monitoring.
3. There is bike storage for those who need it.
4. The flats in this development are modern, spacious and new (circa 2015). Don’t really understand the logic behind designing the roof terrace on the 2nd floor in the middle of 4 flats instead of putting it on the top floor which guarantees sunshine and gorgeous views out to London skyline.
5. Property management personnel are friendly and used to collect parcels for us pre-COVID19 lockdown. They usually respond to all emails and queries with any repairs needed to be done.

Room for improvements: The communal area gets very dirty sometimes, which looks like it hasn’t been cleaned for weeks. The communal area most definitely needs sprucing up – a fresh coat of paint on the walls, maybe to arrange for window cleaners to clean balcony and room windows facing outside, re-painting the doors of each flat (needs it badly).

Cons:
1. The property is offered unfurnished – this is a shame because the development’s other locations such as in E&C are offered furnished. Also, the monopoly of a (VERY) expensive energy company called Evinox just frustrates us paying bills every month. Tenants should not be tied up with whatever deals developers made with any companies – there should be freedom to choose service providers since the bills are not included in the rent.
2. The rent goes up every year. Although in a prime location, it does not make sense to increase the rent every year especially so during COVID19 lockdown rental price across London were dropping according to reports by Rightmove and SpareRoom. When would they decide to cap it? It would get to a point where renters would think why would they pay nearly £2K to live in Zone2. Yes, the location is amazing but the fact remains it is still in zone2.
3. The location very unfortunately also is near a nightclub that plays load music attracting many noisy people during the weekend (somewhat bearable) and a live music venue playing heavy metal music every single day including weekdays till at least 3 am which brings MANY drunk noisy people with it (totally unbearable).

The best feature of this area is there are 2 stations in close proximity to each other that goes into various parts of London. The area itself if very lively with many nice looking non-sports showing pubs which attracts a nice crowd, many eateries, takeaways, nail salons, barbers, a big and small Sainsbury, Asda about 10 minutes walk away and many busses that passes through. The con would be 2 VERY noisy music venues (a club and a live music venue) which ignores all sense of logic and plays music early to the early hours in the morning even during weekdays.

Please share one thing (or more) which you wish you had known before you moved in:

1. Rent goes up every year
2. No way of changing Evinox
3. NOISY club and live music venue into the wee hours of the night

If there is one thing you would change about your flat or property what would it be:

More than 1 thing:
1. Put the roof terrace much higher
2. Remove Evinox as the compulsory energy provider
3. Re-paint communal area and doors
4. Clean communal areas more often

The flats are beautifully designed with modern interiors and clean finishes. The kitchen and bathrooms are fitted with sleek, modern designs and are much larger than what you would typically expect in an SE postcode with such good travel connections! The building has many facilities that benefit residents, such as locked bike rooms, round-the-clock security, parking, communal rooftop space, weekly cleaning services for all communal spaces, parcel collection and much, much more. Property management live on site which is possibly the best part of living here – they are friendly, supportive and constantly going the extra mile to provide for their residents. If there’s ever an issue in any of the flats, they are honestly just an email away!

This development is perfectly located! You are only a short walk from both New Cross and New Cross Gate stations, with quick links to central London. It is located on a quite street with a brilliant vegan cafe serving the local community and a beautiful park is located right behind the building. There are so many lovely cafes, restaurants and pubs located on New Cross high street, parallel to this development as well as in Deptford, only a short walk away.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew how valuable the relationship we have built with the property management would be. At first, I thought the building was priced quite high but having live-in management who will do almost anything to ensure you are well looked after is priceless!!

If there is one thing you would change about your flat or property what would it be:

This wouldn’t be feasible to fix, but it would be nice if the building had a few more high-spec amenities given the cost of rent, for example a gym on site, or shared social spaces.

The building has a prominent profile overlooking Fordham park, the design provides for a number of flats with and without balconies to share this view.
It also features a communal roof terrace for everyone to enjoy.
The development has the benefit of onsite parking and a great coffee shop too.
Apartments in Blenheim Tower have hot water and heating utilities provided for by a communal plant which bolsters it’s green credentials and fibre optic broadband for working at home whilst watching Netflix.
Services include a concierge with 24 hour security and the building management team led by Caroline and Paco are fantastic.
Maintenance when required is always prompt and undertaken without fuss.

The development benefits from excellent transport links to central London, easy access to local amenities including libraries, health and well-being services and a vibrant social scene with great pubs and restaurants.

Please share one thing (or more) which you wish you had known before you moved in:

Programme your thermostat properly underfloor heating is efficient but expensive when it’s on when you are not in.

If there is one thing you would change about your flat or property what would it be:

I would change the location of light switches which are located behind the door to our en-suite bathroom and provide for a light in our airing cupboard.

So glad I found UNCLE New Cross and am loving my apartment! Having moved from abroad I was bombarded and hassled by shoddy realty companies and fairly irritated and stressed. When I walked into the office and met Caroline and Paco, I was instantly at ease by their authenticity and helpfulness. No hassling, no endless texts and emails – just real people making real human connections. Having them around is super. They are always on top of any questions and concerns or just available for a neighborly chat. …And the location is perfect.

Great area with tons of charm, convenience and an ever expanding option of eateries. Diverse and bustling with all the colleges around.

There is a handy Facebook page for the tenants to communicate, give away or request items or generally look after each other.

One of the best feature’s is the communal aspect of the building.

Love everything about the building, the modern, minimal design, the balcony and the kitchen is so modern with everything we need. The cafe downstairs is amazing and the management staff go above and beyond to help us with anything we need.

New Cross is a vibrant area with Lots of young people and independent pubs and cafes. Great transport links to central London. A very busy main road runs through the high street which can be noisy and congested.

Please share one thing (or more) which you wish you had known before you moved in:

Our apartment is on the first floor next to the road and can be noisy at night especially in summer when we have the windows open.

If there is one thing you would change about your flat or property what would it be:

The only thing would be a rain shower in the bathroom and more built in storage

Flats are a good size and well looked after (management very prompt to fix anything).

Property managers very friendly and helpful.

Development is 3 minute walk to New Cross Gate station and 6 minutes to New Cross.

Would like more communal facilities e.g. gym

I like how good the transport links are, bus, overground, National rail (1 stop to London Bridge. Some nice bars & restaurants within walking distance.

Dislike some areas which are dirty and some unsociable behaviour.

Problem tenant who is being evicted.

How has the building management responded to any problems or issues you have raised:

Very fast to fix anything, communicative.

Generally very nice.

Nice finishings in terms of colouring and style of flooring/tiles etc. although not the best quality. Good for renting purposes. Some flats have an odd layout where walls are slanted or there are protrusions from the walls which can be difficult for placing furniture, but this is on a flat by flat basis. But they all have good closet space and storage as well as balcony space which is nice. Usually building and property management is pretty good but sometimes we have had issues in the speed of fixing things that should have been addressed with more urgency. Overall would recommend !

Amazing transport links and nice greenery around the building. Peckham is really close by for more coffee shops and restaurants and things. Red Lion downstairs is a highlight! Lots of young people around and an eclectic mix of people. Feels safe!

Nice people in the building! Good storage space which is rare in London.

How has the building management responded to any problems or issues you have raised:

Usually the service and repairs were really good but there was one incident where they completely dropped the ball and that coloured the rest of our experiences.

The Building & property management are friendly and treat tenants like family.
The design is swish yet simple & elegant. The facilities are few but great. The location is perfectly placed with great connections to everywhere. The shops of all types are walkable as are restaurants & pubs with varied cuisines. Plenty of parks snd green space to walk ti & enjoy too.

It’s a nice building, and really close to everything. Building management can be a bit slow sometimes on maintenance, but they are all really nice. Everything is new, the unit is spacious, and the appliances and insulation are all decent. Trains and buses are so close you can crawl to them, same with pubs, cafes, and grocery stores. Everything you need is literally within a five minute walk.

The street can be noisy at times, but the proximity to so much makes it more than worth it.

That tenants are locked in with Evinox for heating, and cannot choose another provider.

If there is one thing you would change about your flat or property what would it be:

The ability to have a barbecue in the common area would be really nice.

I like the design and layout of our flat. It is spacious and has a modern feel to it. The building area is kept clean and it is well maintained. The management keeps in touch with the tenants regarding different events relating to the building or area.

Great and close connection to central London, plenty of shops around

It sometimes get noisy around the house due to a close high street and clubs and pubs nearby.

I would choose better sealing windows and normal ring bells at the door
