Location is beautiful and makes great use of the local park as a stunning view. As development not finished so low on day to day amenities but I understand in next phase they will come.

Please review your development:

Shame who the property management company are, they are poor at communication. Has the potential to be an amazing estate but their delay/ lack of action at times makes it slow progress. Beautiful building and view, mostly a good finish bar some design faults which hopefully will get modified in near future.

How bad property management response was. Flat is a lovely property.

How has the building management responded to any problems or issues you have raised:

Minimal response after uncomfortably long waits. Often don’t turn up at arranged times/ miss own deadlines.

A Pretty Nice Development – with some negative sides tho

It is a pretty nice area; and the park next to the development is definitely a plus. It is also pretty conveniently located, not that far from the city centre and tube station. However there were missing bin collection every now and then and some strangers might come over at light to smoke weed illegally. I’d strongly urge the management team to look into this matter, and hopefully the council should also do something, such as setting up more security cameras and patrol the area more regularly.

The property is pretty nice in terms of its architectural style and neighbourhood, but the management team could be more responsive; some of the problems that I raised last year still haven’t been sorted yet. The management team should also pay more attention to the security across the development. More surveillance cameras are needed in order to get rid of strangers who smoke weed illegally near our property.

Make sure to check the property very thoroughly and carefully before purchasing. Also choose your own utility provider as those sort of affiliated to this development is comparably more expansive.

How has the building management responded to any problems or issues you have raised:

Well they usually reply to your email within a week or so; but the actual Actions were always delayed and postponed. The water leaking problem of my flat, for instance, hasn’t get sorted yet after a year.

Good links to transport, restaurants and shops. Parking is shocking. Little traffic within the development.

Please review your development:

The design and facilities and good although there have been complaints about the balconies, water falls through, as the design is not built to hold water. The building management is not great, communal areas are only cleaned twice a month. Once a week would be preferred. Unable to send the lift down for visitors, the lift cannot be accessed without a resident card.

I wish I had accessed the parking or lack of parking.

How has the building management responded to any problems or issues you have raised:

One of the toilet seats has cracked and we were told we would be given a replacement, we have not been given a replacement or had any follow up.

There are many minor issues with the floor, windows, bathroom, toilet and door in our flat.

The surrounding area is great with many shops and supermarkets around. Also, there is a Uxbridge tube station and many bus stops nearby. Our flat is in a secured place where is very quite and nice and away from traffic flow in the main road. However, we are very disappointed with the bin collection and service charge. The rubbish is not regularly collected that makes the bin room very smelly and messy. Also, the service charge is very high, but the service is poor.

There are many minor issues with the floor, windows, bathroom, toilet and door in our flat. And we can’t always find a person to come to fix the issues. Their maintenance service is very poor. The design of the building is good that makes every flat has a good view. However, the layout of our living room and kitchen is not good enough and we have not find a good way to place sofa and TV.

There are two types of service charge included. But we only know one of them. The other service charge is from Mainstay, it is very high and we didn’t know it before we moved in the flat. We still don’t know why there is any service charge. We hope we can know more details about it.

They don’t pick up the phone and are very slow sometimes.
