Love our house, BUT very disappointed in the after care of a horrible turf job of our back garden, for which we paid 1000 pounds.

Parking, transport, bins, no anti-social behavior, v little traffic noise – SO FAR so all in all good. However many of us are concerned about a potential ‘through’ road from the Burntisland road to Kilkruiks Road, ie a shortcut/rat-run if you like.

Please review your development:

We’re very happy with most aspects of our house, especially the plot. No other buildings in front or to the side of us, generally a semi rural location.
Obviously there were/are lots of snagging jobs and EVENTUALLY some of these have been attended to.
List of snagging; garage door needs replaced which we’ve been promised: an inferior door which they admit because they didn’t have a correct door. Not done yet. Windows, some lock, some don’t, some don’t even have locks. Insurance issues here? There are 8 other minor snaggings, which to date are unattended to, having reported them within weeks of entry.

Please share one thing (or more) which you wish you had known before you moved in:

I would have liked to know the quality of the attention to the garden and it’s development, ie namely the turfing on the back garden.(a big area) It took a team of about four men ONE day to complete the job, remember 1000pounds paid. I have contacted customer service on a few occasions and sent pictures of the ghastly job. These can be accessed from C. Service FYO. One of your site management team did very well and brought out the head of the firm who did this job. That was the beginning of May and we’ve heard NOTHING since. I have been in touch with Jacqui and she has followed up by an email. No response. (Incidentally Jacqui has been our Rock, friendly, professional and efficient) We’ve had to endure a summer in a back garden with the grass as rough as a cattle field, dips, holes, dead and dying turf which means that we must keep our eyes to the ground or else we’re liable to twist an ankle. What makes me really angry is that my husband (78) nearly fell due to stumbling in a hole at the side of the house. New holes are appearing since January when this job was done. The manager of the job, last May said it was all due to the area not being drained. We’d spoken about this to one of your site Managers, previously and he stated it WAS drained, which of course it isn’t.

Good location, very poor road design and upkeep

The development is very close to Kinhorn Loch, providing great views and walking options. There is limited access to local shops, with a small co-op on the High Street a 20 minute walk away and the closest supermarket around three miles away only really accessible by car as the bus routes have not been altered to service the new development and so are not particularly useful.

Please review your development:

The development as a whole is lovely, and we have been particularly lucky to not have had many snagging issues. The road layout and design is disappointing, with strange square corners rather than rounding making it very difficult to not mount the pavement when met with another vehicle on the road, which in most places is not raised.

Access roads to the development have been poorly maintained and have cause significant damage to our car and the cars of a number of our visitors and neighbours.

Please share one thing (or more) which you wish you had known before you moved in:

I wish to have been made aware that our street would still not be directly accessible from the main road nearly two years after moving in. We were told access would be available within two months of moving in, in October 2019.

How has the building management responded to any problems or issues you have raised:

I have had good communication with site management in relation to issues needing fixed.

Great place to live shame about the company who built it!

The local area is beautiful and a great place to raise children. 5 minute walk to local loch and 10 minutes to beach and shops. Roads around development flood frequently in heavy rain and grass areas left without maintenance. Parking for visitors is a nightmare due to builders developers always using what spaces and on street there is.

Please review your development:

There are no facilities on the development. Green space for recreation promised by developers never came about now selling land off after failed planning permission to build more houses. Property management in the following years living here from Lovell was the worst customer service I have ever experienced. Snagging still not complete 2.5 years after moving in. Repairs started and never finished. Never again will I buy from Lovell.

Please share one thing (or more) which you wish you had known before you moved in:

How poor the developers were at building quality houses. How many corners their contractors would cut and standards they would not adhere to.

How has the building management responded to any problems or issues you have raised:

They don’t respond have left us with an extensive snagging list still to be rectified. Despite independent inspection and NHBC involvement does not care.
