Way of Life lays the foundations for renters to make a home. With ready-to-move-in, accommodation, no-fuss tenancy management and an in-house team there when you need them.

Way of Life developments

The Lansdowne, The Wullcomb, Vida House, 5 Bedford Park, The Kell and The Gessner are all Way of Life developments currently listed on HomeViews. All are Build to Rent developments. This means that residents have access to a wide range of facilities and amenities on site. These may include a residents’ gym, a rooftop terrace, cycle storage, a concierge and security service, a cleaning service, a residents’ lounge, as well as on-site car parking. Apartments are available furnished or unfurnished.

Until November 2020, The Skyline 2 in Manchester was also part of the Way of Life portfolio, but has been subsequently sold on.

Great experience for a first time tenant

Overall I am very happy with the experience The Lansdowne has provided in the first 6 weeks of us living in the property. The only issues holding it back from being 5 stars is the issues around us moving in to the property advertised as brand new when it in-fact wasn’t. This was more disappointing than anything as we would have been happy to go into apartment 208 (which was offered) knowing it was new. Instead we moved into an apartment that wasn’t cleaned to a high standard, had soap and hair residing in the bath/shower area and had a few marks such as damage to one of a cupboards which was documented on our moving day. The previous tenant still has not stopped her post being sent to our address either so we are still receiving post which we have to hand over to building management to deal with.
Other than that building management has been extremely helpful and has made themselves available at any request and me & my partner look forward to the rest of the tenancy watching the community build up. The communal areas are a great place to have family and friends and the onsite gym is very well maintained.

Please tell us what you like and dislike about this area:

This is a prime location for anyone who works in the city. There are plenty of shopping locations as well as restaurants and bars in the surrounding area. There are travel links near-by which makes getting around the city/ in and out of the city very easy. Me and my partner also work very close by which allows for a very convenient work/social life balance.

Please share one thing (or more) which you wish you had known before you moved in:

Certain free to use facilities we were told about are not currently in use (such as the ice machine). We believe this is due to a small portion of the property currently being occupied but it was a slight disappointment to see it out of use during the summer.

Every space within the Wullcomb has been considered

The building design is very thought out, with systems in place to allow every day for the tenants to live their lives without any problems. Every space within the Wullcomb has been considered, with various different rooms and seating areas, you will never not have somewhere to sit! The flats are extremely spacious and have a big kitchen, fridge freezer, washing machine and even dishwasher. The building is managed by great people, Karl and Louise are always willing to help and always willing to ask whatever questions we have, as well as the fantastic concierge teams, maintenance teams and other staff that are on hand to assist (Stefan, Daniel, Cristina etc).

The Wullcomb is in a great area next to the town, with lots of different genres of shops available to you, as well the retail units downstairs being available to visitors and tenants.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that I could’ve moved into the building earlier!

What is the best feature of your home:

The best feature or the home really is the space available and the comfort ability which is provided as it really has a homely feel.

All around convenience

Management is absolutely amazing, they’re super nice and super helpful. Shoutout to Eric, Imran and Joe 🙂

Amenities are super convenient, there’s a 24/7 gym, communal lounge areas, terraces, bbq area, private dining room for hosting if you want or just to chill in – there’s also going to be a cafe soon. Basically you have plenty of areas to work from home at or just be somewhere else apart from your flat!

Interior design is nice too, love the eclectic mix of furniture styles – if you have your own furniture, it won’t look so out of place! and in the summer weather, the building doesn’t get too hot which is a good bonus.

Please tell us what you like and dislike about this area:

The Gessner is absolutely best placed. No more than 5 minute walk away are super convenient transport links. You have a bus station, direct trains to Stansted airport and the Victoria line – you can be at Oxford Circus in 15 mins! If you don’t fancy the tube, there’s also the Greater Anglia – you can go to Westfield Stratford or Liverpool Street in 10 mins.

A myriad of shops for your necessities (Lidl, Wilko, Asda Express, Tesco Express) and a few places to grab a quick snack or drink, currently there’s Greggs, Subway, Burger King, Pret, Costa but there are more coming soon – like the Starbucks! Literally around the corner.

For visitors, there’s suites in the Gessner that can be booked and they have access to the amenities like the Gym but if they don’t want to be there or it’s not available, there’s a Premier Inn also within 5-10 min walk.

None, they are very open – you can relay any concerns and they’ll answer

How has the building management responded to any problems or issues you have raised:

Professionally and promptly. Easy to report it via the portal. Any queries you can just ask anyone at concierge.

Attainable luxury-feel apartments in London!

The design is exception: our keys only allow us to enter the floor of our flat and common floors, which makes us feel really safe. The rooms are spacious and came with excellent facilities in the kitchen and bathroom. Building management and property management is also great – we use the Better Billing company that combines all of our bills as one payment a month (as recommended by way of life). There was some initial miscommunication between the two of them and we kept getting extra bill letters, but it got sorted within a month so it wasn’t an issue. The facilities so far are good, but once the ground floor is completed I imagine they will be great – we are hoping to stay here next year, once everything has been completed!!

it’s a nice up and coming area, super close to the tube station and a short walk away from a range of stores (including more affordable stores like Lidl). The design and space in the flat feels premium quality at a less than premium price. The managers/receptions/other staff are all lovely and attentive, and whilst the dedicated reception space is being built the staff keep our parcels safe in a temporary office. The only annoyance nearby is the building works which can be a little loud during work hours, and the bins room smells very foul, but it is definitely 9.5/10

The building works nearby can be a little loud at times – we knew some was going on, but didn’t realise it will be for most of the year and some of it will come up to the pavement (not as long luckily)

How has the building management responded to any problems or issues you have raised:

We had an issue with one of our light switches being wobbly and something with our bath knob insulation, but both were fixed straight away

Such great service, and a beautifully modern building.

The team are brilliant. They have made sure the move was smooth and efficient, keeping me informed the whole time. The building itself is really well designed with a modern feel to it incorporating Art Deco styles! My favourite thing is the concierge service being 24/7. It makes me feel very safe and secure in such a busy city. Everyone here is lovely and I look forward to my tenancy at The Lansdowne.

There are many shops nearby and the city centre is very accessible with bus links right outside the front door!

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew the gym opening times sooner – I thought it wasn’t accessible for me outside of work hours but it is! I think this needs to be made clearer.
