This means that residents have access to a wide range of facilities and amenities on site. These may include a residents’ gym, a rooftop terrace, cycle storage, a concierge and security service, a cleaning service, a residents’ lounge, as well as on-site car parking. Apartments are available furnished or unfurnished.

Until November 2020, The Skyline 2 in Manchester was also part of the Way of Life portfolio, but has been subsequently sold on.

Great experience for a first time tenant

Overall I am very happy with the experience The Lansdowne has provided in the first 6 weeks of us living in the property. The only issues holding it back from being 5 stars is the issues around us moving in to the property advertised as brand new when it in-fact wasn’t. This was more disappointing than anything as we would have been happy to go into apartment 208 (which was offered) knowing it was new. Instead we moved into an apartment that wasn’t cleaned to a high standard, had soap and hair residing in the bath/shower area and had a few marks such as damage to one of a cupboards which was documented on our moving day. The previous tenant still has not stopped her post being sent to our address either so we are still receiving post which we have to hand over to building management to deal with.
Other than that building management has been extremely helpful and has made themselves available at any request and me & my partner look forward to the rest of the tenancy watching the community build up. The communal areas are a great place to have family and friends and the onsite gym is very well maintained.

Please tell us what you like and dislike about this area:

This is a prime location for anyone who works in the city. There are plenty of shopping locations as well as restaurants and bars in the surrounding area. There are travel links near-by which makes getting around the city/ in and out of the city very easy. Me and my partner also work very close by which allows for a very convenient work/social life balance.

Please share one thing (or more) which you wish you had known before you moved in:

Certain free to use facilities we were told about are not currently in use (such as the ice machine). We believe this is due to a small portion of the property currently being occupied but it was a slight disappointment to see it out of use during the summer.

The Lansdowne: My City Sanctuary

I loved my two-bedroom apartment at the Lansdowne which was modern, light, easy to clean and my sanctuary. I rented a furnished apartment, and was happy with the stylish, modern, yet comfortable furniture and appliances provided. When I moved in, everything was clean and ready for me to settle straight in. I was required to undertake an extensive inventory of the entire apartment at the outset, and anything with which I was not happy was recorded and as soon as possible attended to. Because of this well organised system, when I did move out 5 months later, there was no problem with the repayment of my deposit which I received almost immediately. The apartment was very comfortable and included a good washer/dryer, oven/stovetop/microwave, a large fridge/freezer, and a dishwasher. I also appreciated the extraction fans throughout the apartment which meant that damp was never an issue and even my laundry was able to dry just hanging over a clothes horse.
The reception area and other facilities at the Lansdowne were also excellent. Kept spotlessly clean, tastefully decorated and well maintained, it was always a pleasure to enter the building at the end of a long work day. Living alone, I also appreciated the good security of the building (fingerprint access and 24 hour concierge) which helped me to feel safe at all times.
I made almost daily use of the fitness studio, which was well equipped with high quality gym equipment, well maintained, and although fairly small, well laid out. I did not use the other communal areas, but as with the gym, I noticed they were clean, well maintained and welcoming.
My experience with management of the Lansdowne was top-class. Sam and his team, including the excellent concierges, were all exceptionally good at what they did. Always available, responsive, friendly, and helpful, I felt that their interest in the residents at the Lansdowne was genuine, and they worked together to create the best possible experience for each individual. This is not a common experience in today’s day and age!
Renting at the Lansdowne was not cheap, but I felt that what I received and my great standard of living made it more than worthwhile!

Please tell us what you like and dislike about this area:

The Lansdowne in Birmingham is situated in a good, upmarket area. Twenty minutes walk, or a few minutes tram ride from city centre, I found access to shops no problem despite not having a car while living there. Literally across the street from the Lansdowne is a convenient supermarket, Morrisons, where I did most of my grocery shopping on the way home from work.
Transport via tram, bus, and train is also within a few minutes walk from the building.
Parking at the Lansdowne is not ideal. Residents can rent parking space behind the building at a cost, while visitors parking is available for 20 minutes only. Arrangements can however be made with management or the concierge’s for longer periods.
Hagley Road is very busy and can get noisy, but I was impressed with the quality of sound-proofing of the building- when my windows were closed, I had very little disturbance from outside. This good feature also meant that there was little to no disturbance from neighbouring apartments as well.
I regularly enjoyed walks along the canals, Chamberlain Park and around Edgbaston Reservoir which are all lovely outdoor environments within easy walking distance from the Lansdowne. There are lots of trees in the area which make it feel less city and more green.
Not much of a night-life person myself, I did not personally make use of the many clubs, bars and restaurants along Broad Street and Brindley Place, but for those seeking such entertainment, it is close-by and appeared lively.
I always felt comfortable on the streets in the area and chose to walk the very pleasant route to and from my work which was in Edgbaston (about an half hour away) by foot. There were always many other pedestrians out on the streets which felt safe and generally clean.
The Lansdowne has a dedicated garbage and re-cycling room on the ground floor at the back of the building. It is regularly cleared and cleaned out. My only complaint was about the garbage collection site of the neighbouring apartment block: my apartment overlooked this site which is not ideally situated or well managed, and especially on windy days, their garbage would blow about, littering the parking area and outdoor space behind the buildings.
My overall experience of living in the local area of the Lansdowne was pleasant, convenient, and safe.

I came to work in Birmingham from South Africa and found it stressful having to choose where to live without ever having been to the area before. I read the excellent reviews of the Lansdowne online, and decided that this place would best meet my needs. Since I was going to be leaving my family behind to go across to the U.K. alone, I felt that my living conditions needed to be as comfortable and convenient as possible. Once I arrived and moved in, I knew that I had made the right choice and that the monthly rent, although higher than I ideally would have liked to have paid, was well worth every pound. Not only was I welcomed into a very nice, upmarket living environment, I was also supported by Sam and his friendly, competent staff to settle in to the new country and culture. Nad, André and Sam, you became my Birmingham family: thank you ever so much!

How has the building management responded to any problems or issues you have raised:

The tenants portal made it simple to report any issues: I had light bulbs which needed replacing, and a water leak in the kitchen. All problems reported were immediately acknowledged by email, and then usually on a Friday, when the handyman was onsite, I received notice that my problem would be addressed. It usually was within a week or so of reporting it.

Pleasant experience

The management team is attentive and responsive. The 24/7 availability of a concierge is great. It allows residents to have peace of mind knowing that the building is secure and that their parcels will be taken care of. Members of the management and concierge are always smiling and welcoming. They make a point of getting to know the tenants while being discreet and respectful of privacy at the same time.

The Scandinavian-like interior of the building is beautifully executed. The furniture choices are minimal yet functional, which encourages a very clutter-free relaxing living space. This is also reflected in the communal area on the 5th floor and the ground floor, which are always tidy and clean. The interior integrates some artifacts (paintings, toys, books…), creating a mini-museum-like experience for tenants and their guests. Clearly, a lot of thought and care went into the design; it’s no wonder that visitors are always in awe of it.

One issue that I would like to see resolved is the smell of the bin storage area. The experience of disposing of the bin is so unpleasant that I sometimes throw the bin in an outdoor garbage can near the traffic light. There may be methods/devices available to neutralize the smell; it would be great if the team would consider looking into that.

Please tell us what you like and dislike about this area:

Overall, I am enjoying my stay at The Wullcomb. The location is very convenient, with easy access to the city center, St. Margaret’s bus station, parks, and other amenities within a 10-minute walk.

However, the location does have some disadvantages, which are largely out of the management’s control. These include traffic noise and constant ambulance/police sirens, which can be disruptive. Additionally, the direct sunlight in the summer is unbearable, even with the windows open and portable air coolers.

We had a comprehensive viewing that covered all the important details of the property.

How has the building management responded to any problems or issues you have raised:

The management team always responds effectively. The FixFlo platform is efficient for communicating and reporting issues.

Hands down the best apartments in Leicester

The design of The Wullcomb is stunning. Priort to moving in, I had lived abroad for a decade and when I returned to Leicester I was quite gobsmacked that such a nice building existed here! Architecturally, it wouldn’t be out of place in downtown San Francisco. The place is kept spotlessly clean by the amazing cleaners that work daily and there is always a very welcoming and professional vibe about everything throughout the building. The Perch on the 5th floor is a fantastic asset, with a communal lounge, kitchen, tv room and the amazing roof terrace complete with a BBQ! I love the little touches like the books and board games the management leave in the various locations like The Perch, the post room and even the little nooks dotted around the various floors. This attention to detail is probably lost on a lot of people but I love it.

The stars of the show are the on-site management team. You will see this mentioned in pretty much every review of The Wullcomb and for good reason. They go above and beyond in every respect for the residents living here, to make sure we have everything we need to enjoy living here. They will help you with anything you need, from trollies to help you move in or out, clarifying any questions you might have, receiving your post/parcels any time of day and storing them safely ready for you to collect, dealing with any issues that arise inside your apartment, and most of all just being friendly faces you can chat to any time you pass the office. They are the heart and soul of The Wullcomb and I know that other neighbouring apartment buildings don’t have management teams that even come close to the guys here.

Please tell us what you like and dislike about this area:

The location is second to none. The Highcross is literally across the road, centre of town a 5 minute walk, the level of shops, services and amenities in the location is unbeatable. There are numerous big supermarkets within a 5 minute drive/bus journey, which is as much as you can ask for living in the city centre.

I have never witnessed any antisocial behaviour in the 4 months I have been living here. My apartment faces Vaughan Way, so there is understandably a level of traffic noise at certain times of day but the windows are incredibly good at keeping this noise to a minimum and even with the windows open you very quickly acclimatise to the background noise. It’s not an area full of pubs and bars and is surprisingly secluded for such a central location in that respect.

On-site parking is available at a reasonable price and there is a large communal bin room, both of which serve their purpose excellently.

Please share one thing (or more) which you wish you had known before you moved in:

There are no nasty surprises about the apartments in The Wullcomb but some small tips from my experience living here so far:

Buy a portable air conditioner for the summer months because with the temperatures reaching over 30 celsiuis it does get quite unbearably hot in the apartments and fans don’t quite cut it. We got a little air conditioning unit and it really took the edge off and made the bedrooms cool enough to sleep comfortably during july and august.

The living room and bedroom(s) have a socket with connectors for a tv aerial, satellite and DAB radio. I’m not a fan of Sky and I prefer the free to air tv options. I found that the signal on some channels using the aerial connection was a bit patchy and Freeview didn’t work too well. So if you’re looking for a free to air option I would recommend a Freesat box or even better an Enigma 2 based box like the Octagon SF8008, as these will pick up all FTA satellite channels and the satellite signal at The Wullcomb is perfect.

There is a waiting list for a space in the on-site car park, so while you wait for your space there is a public car park in the street behind The Wullcomb (Cumberland Street) that costs £4 per 24 hours, which is very reasonable for the city centre. There is also the John Lewis car park next to it but that’s considerably pricier.

In relation to utilities, fast fibre broadband is provided in all apartments at no extra cost at The Wullcomb. You do have to pay for electricity, water and council tax, so make sure you register for all three in advance of moving in.

How has the building management responded to any problems or issues you have raised:

We haven’t encountered any maintenance issues yet but I know from all of our dealings with the management team so far on other issues that any such issues would be dealt with efficiently and professionally.

BEST place I’ve lived!!

The Wullcomb management and concierge team have been beyond incredible throughout my whole 3 year stay. They have gone above and beyond when I’ve required any help! If I wasn’t moving cities, I would have continued to stay with The Wullcomb – definitely the best place I’ve ever lived in and super grateful to have had this experience. With everything from any issues within my flat, to when I was flat hunting again, to my actual move (which ended up being more chaotic than planned) – they have been amazing and always do their best to help. I can’t recommend them enough and will genuinely miss them all and the building. I was going through a hard time during some of my stay at The Wullcomb and they would check in on me to make sure I’m ok, and offer any support which was really truly appreciated. They’re all super friendly, calm and really helpful – always nice to come home to them greeting you with a smile and getting to know you! They’ve created a really chill, friendly and approachable vibe, which has made it easy to become friends with all of them too. Thank you for being so amazing Team Wullcomb 🙂 you shall be very missed!! If you’re looking to stay here – do it with no hesitation, it will be the best decision you’ve made. I can’t say enough good things about them.

The building itself is gorgeous! Very well designed – any visitors I had would always compliment on how amazing it looks (very Instagram’able haha). The terrace on the 5th floor is amazing especially in summer, and the communal spaces are so nicely done. Every part of the building feels homely, not just the flat you live in. Your packages are collected for you and kept in a safe storage room which is handy, and there is always someone in the office downstairs to go speak to about anything. They put on communal events and clubs/classes (like yoga, running, summer parties) which are great fun and a good way to meet other residents. The decor they do at Christmas time is my fave! There is a cute and friendly cafe attached to the bottom of the building where you can access it from inside The Wullcomb, and you get 10% off for being a Wullcomb resident. The building feels like a world of it’s own, and then you step outside a 60 second walk away from Highcross Shopping centre and the restaurants. There is parking if you want it as part of your package and also bike storage (very safe, kept my bike in there the whole time and rarely checked in on it). The flats themselves are really well designed, especially the big kitchens even in the 1 bedroom and studio apartments, which is rare to get. I got a furnished apartment and the furniture was lovely and great quality too, not your cheap/standard Ikea furniture like other rentals! You will love living here, it feels very luxurious and is kept very clean in the communal spaces.

Great area and location, literally a few seconds walk away from all the shops and restaurants in Leicester City Centre. Really easy and close access to buses and taxis. Great sports massage place a 1 minute walk away, The Gym a 2 min walk away, and other dentists/opticians/beauty salons all no more than 10 minute walk away from the Wullcomb. Loved living in this area. The Wullcomb offers guest parking which is great, and also the John Lewis Car Park is next door. Felt very safe living in this area, and the concierge team have done a great job of removing anyone off the property area if they weren’t meant to be there.

How much I’d love living here! I was planning to stay here for 3-6 months, ended up staying 3 years which says a lot, and only moved out because I was moving out of Leicester. I had moved during the pandemic and didn’t know how quickly this would end up being my favourite place I’ve lived. Best decision I could have made!

How has the building management responded to any problems or issues you have raised:

The management and concierge team at The Wullcomb have been amazing with swiftly addressing any issues I’ve raised – they create a safe environment to bring up anything and you know you will be heard and get a friendly response. I had an issue early on in my tenancy with the washing machine, where it wasn’t quite obvious what the issue was, but they came to see me and could see it was really bothering me so they promptly replaced it. They definitely put their tenants and their experience first!! They have a maintenance team that comes regularly to the building, who are also really friendly and fix any other issues in the flat that have been logged. As there is 24h concierge in the building, there is always someone to speak to about anything and if they can help at the time they definitely will – my hot water wasn’t working late at night one time and the concierge came and sorted it for me then and there. You are in very safe hands at The Wullcomb and will be very well looked after! Only downside – if you move somewhere else you will be leaving with very very high standards 🙂
