Well designed and good quality homes let down by a poor service from Barratt

The apartments and blocks are well designed, making good use of the space. Parking is a bit of an issue with lots of blocks opening up but limited parking spaces for visitors. We were promised a gym but this has never materialised which is a real shame. The hot water facilities are exceptionally poor as we have had frequent hot water outages – a total of nearly 15 since we moved in March 2020 which it totally unacceptable. The managing agents are poor and often unhelpful in resolving this issue. Barratt customer service is also pretty poor with emails to their customer service often going days without acknowledgment and frequent chasing required to get anywhere.

Great transport links, getting into Euston in 13 mins with the fast train from Harrow and Wealdstone station. Wealdstone high street is nearby which offers a great selection of shops. Harrow on the hill has lots of shopping to offer as well. Not a great deal of high quality restaurants in the area. Residents and neighbours are friendly. There’s lots of construction noise throughout the day but that’s expected living in a regeneration area.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I would’ve known how reliable hot water supply would be in a new build apartment block.

How has the building management responded to any problems or issues you have raised:

All defects were rectified after about 6-9 months of moving in which is understandable given the pandemic. The hot water issues are recurrent with no clear explanation as to why outages keep happening. Barratt have been particularly poor in this respect.

Never buy your home from hyde new home

Never purchase a flat with hyde new…

Never purchase a flat with hyde new home, the service that you will receive from hyde will make you regret. After 4 years we purchased a new development flat we are still having issues with the property. The issues are the flat still moving and wall and painting are still coming off, the car parking space was not allow to be used for long time, the service team from hyde is so poor. Ligtining in the communal area are not fixed after 6 months, the service charge team every year increasing the service charge and they never provide even on request the explanation. The service repairs team takes 3 months to repair a controlled door. External people access the block using hyde only access to smoke drugs and intimidate residents hyde. We pay for a canal service that has been cleaned twice in 4 years, dead animals are find in the canal. The formal complaint team is so poor that they are not able to solve a single complaint. Hyde will make your life become a nightmare

My block is falling a part.

Car park and communal garden lights not working so it is dangerous also not safe.

The water leak inside my bedroom is getting worst and hyde is not even doing anything.

I have a formal complaint that stage level 3 back in 2019, nothing has been rectified and my refund on service charges still havent been calculated.

Hyde service overall is worst then before. It is a real nightmare to residents and home owners.

The river canal is disgusting, it has been cleaned once in 5 years and for the last 3 years has never been cleaned.

The outstanding and amazing homes that hyde sells at first impression looks amazing, but once you purchase it becomes a real nightmare.

After all this years hyde services is just getting worst and worst therefore it is fair to report to new buyers and even to the press in order to inform new buyers what hyde is about.

Great for me and my fiancé

Great modern one bed apartment that I share with my fiancé, with facilities being new and very modern since it’s a new build. The kitchen space come with ample storage that is great for my cooking needs and beyond. The apartment comes with great views and the balcony helps appreciate those views. I would say that the living area is pretty small, but being just the two of us that isn’t much of a problem. Another peeve is that the ‘extra management’ fee is petty expensive, a cost that I wasn’t expecting to pay on top of my rent.

Please tell us what you like and dislike about this area:

Angel is a great area, has a local park and canal nearby for morning runs. High street is very close by with a five minute walk along with the station which is convenient. Many restaurants to eat locally which me and my fience love doing often. I would say It gets pretty noisy at night, with some police presence around but I would say it’s relatively safe area.

The extra management fee came as a surprise and something I’m not pleased with paying.

Quiet Development With Great Connections

Great design with two crescent style arcs to a small mainly detached property residential area.

The area is quiet with a yet to be finished pond and green area bring central to the design.

The area is suitably away from the main road, with great access points to public transport and main road routes. While these are close they do not distract from a quiet, comfortable residential area.

The homes are well planned, most detached with suitable car parking. The layout is great for a family home and are all well decorated with fitted kitchens.

Property management is adequate, however as the development is yet to be finished the aftercare of living in the area remains to be seen. Letters are issued to highlight any issues to residents, however I feel this is easily overlooked and more attention to any concerns need action on the individual parties involved.

We wait patiently for the development to be fully finished, including several areas of fencing yet to be installed, guest parking to be finished, paving and roads, as well as the central green area and pond. We hope the area will remain well in upkeep due to service charges and be maintained effectively by the property management company and residents alike.

The development has considered the parking aspect, which is often an issue. All homes have either a car port and drive or designated spaces to allow off street parking. Guest parking bays are also provided within the development, which aslong as used maintain the access roads conveniently.

Transport links are good with a train station only 5 minutes walk away, with links to London & the Coast. Several bus routes from the main road are also available, again only 5 minutes walk from the development.

The development is quiet, with limited housing and traffic within a Cresent design. The noise of traffic from the main road which is close by is not an issue and can hardly be heard both during rush hour and at night.

Convenient local shops, library, take aways and quaint public houses can be found on the main village street, while being close enough for use and far enough not to cause disruption.

Only issue with the development is access. There is only one access road, which is fine, however Station Road which is the access point from the main road is terrible. Cars park all along this street and the traffic calming installed recently has caused further issue. This main access should be clear for the Coe of traffic and with the considerable parking built behind these properties, off road parking and yellow lines need to be in play. As more properties are finished and more traffic increases this only access point could be major issue.

Please share one thing (or more) which you wish you had known before you moved in:

The extended length of time it is taking to complete the development. Our Cresent is fully finished and all properties are occupied, however several elements including fencing, guest parking and paving have yet to be complete. This in over a year of completion, while the secondary Cresent is being finished.

The access road from the main road, with on street parking causing issues with access to the development. We were told that off street parking has been provided for these residents, however the on street parking remains and causes issue both entering and exiting the development.

How has the building management responded to any problems or issues you have raised:

During our first year of ownership, responses were swift and and issues were rectified in a timely manner.
