Bermondsey Spa is a huge development just south of the River Thames and to the east of London Bridge, close to The Shard and Maltby Market. There will be 650 homes here upon completion, along with a selection of community-friendly facilities. The closest station is Bermondsey, which is serviced by the well-connected Jubilee line.

Can’t fault the area at all, however the building just doesn’t feel like home.

I don’t really like the design of the building at all. It honestly reminds me of a prison, you’re literally boxed in. The balcony’s are faced inside so your view is the courtyard, which no one even uses. It’s poorly looked after. It doesn’t feel homely at all! Especially those grey bricks they don’t help aesthetically.

I’ve lived here for a while and I haven’t met any of my neighbors and all of them keep themselves to themselves really. The separation of the 3 flats each row doesn’t help.

At first when I moved out, the Hyde would organize regular meetings with the residents and I made aware that we had mice and they didn’t help at all! They haven’t been keeping up with us residents at all anymore honestly.

Also there are supposed to be caretakers frequently and I’ve never seen one! They don’t look after the building very well at all.

Please tell us what you like and dislike about this area:

I like the area a lot I’ve lived here for a long time so I’m really used to it.
The amount of green space is lovely and the mix of people and diversity in the area is great.
The southwark council have also done free swimming and gym in the area and I love that!
I also love the libraries close by and the bridge theatre. So the mix of all this is great. I can’t say I dislike anything honestly.

The council tax it’s way too extravagant for what you get! I regret leaving southwark council property to come here!

Great building in a great area.

The design of the building is beautiful – looks good both from the outside and inside. Kitchen facilities are good and well laid out – only gripe with the flat interior is the windows. The flat is very warm, which is great in the winter as we rarely use the heating. However, the windows gather a LOT of condensation, so we regularly have to wipe windowsills and the windowframes.

Building management and property management are good, and we have had no problems with them so far. Only had 1 problem with the dishwasher (that I remember) that was quickly sorted out and replaced.

Please tell us what you like and dislike about this area:

Local shops are excellent and close-by. Bars (while not open right now) are close enough to walk to and far enough away to not have to worry about noise. Tube & bus stations are a short walk away. Traffic noise is minimal bar the occasional train, however that is hard to hear from within the building.

Please share one thing (or more) which you wish you had known before you moved in:

The condensation on the windows is rather a lot, especially in winter. We have to regularly wipe windowsills and windowframes.

How has the building management responded to any problems or issues you have raised:

As far as I recall, we have only had one problem with the dishwasher, which was quickly sorted and replaced entirely.

Pro’s
1). Spacious living area and open design. There is a courtyard in the development that is nice to sit and relax
2). Building management and property management is very responsive if there are issues with the unit or the complex. Also very active with communicating planned maintenance, which is good for planning

Con’s
1). Dependent on the unit, broadband access is inconsistent. The design of the unit dictates which fiber provider can be installed (e.g. Virgin Media Fiber failed because engineer couldn’t find the access point in the unit and building). Standard broadband is poor quality, so must stick with Fiber Broadband
2). Telecom access is severely limited. There are dead zones within the unit and building that drops signal strength from 100% to 0%.
3). Wifi signal strength is severely limited. There are dead zones within the unit that drops wifi signal (e.g. broadband wifi router, EE wifi hotspot). Could be due to the design of the unit and materials .

Please tell us what you like and dislike about this area:

Pro’s of the local area:
1). Convenient to major TfL hubs. Bermondsey Tube is 10-15 min away, and access to major bus lines into Central London are within 5 min walk
2). Quiet area that is generally free from anti-social behavior
3). Convenient to grocery shopping. Tesco Metro is 5 min away, Sainsbury Local and Coop also within 5 min.
4). Walking distance to Maltby Street Market and food places along the trainline (brewery’s, pop up food, etc.)

Cons:
1). Street parking is limited and streets themselves are narrow
2). Bin collection can be erratic at times
3). Mail service is very erratic, even pre-Covid. At times it comes daily, sometimes every few days. Always at inconsistent times of the day.

Please share one thing (or more) which you wish you had known before you moved in:

The only thing I would suggest is bringing your phone and seeing where in the unit and building signal strength degrades. I would also bring a mobile hotspot (e.g. EE wifi hotspot) to test wifi signal strength.

If there is one thing you would change about your flat or property what would it be:

Sadly the only thing I would change is the overall design and layout of the unit to allow telecom signal strength to stay consistent. Barring that, the only suggestion is to install an oven hood fan that expels food smoke (and not circulate the clean air). If the oven hoods are non-circulating, they are very weak and you’ll need to use scented candles to eliminate food smell.

Bermondsey Spa area

My block of flats has a good design and a nice communal gardens.
I bought it a a brand new flat. It was built with an idea of being economically saving. The heating system is very ecological and gas is not available. The windows as double glazed and keep the flat warm during window and cool in summer time.
Unfortunately, the service management is awful and difficult to get rid of… probably this is a problem affecting London. They all seem very busy and unsupportive. But what can one do?

Excellent location and near main tube station. You can always find a parking space

Nothing because I knew this area very well

What is the best feature of your home:

It’s a purpose built flat. Nice interiors and it receives good light.
Being on the first floor I feel safe. From my windows I can admire some beautiful ancient trees. Very charming in summer. The material and window structures are also very good and robust. Finally, there are only a few flats in my block, therefore it is quite and easy to enjoy. I’m very happy about my property.

Nice development, flats a little shoddy

The development as a whole is great, well placed with good transport links along the Jubilee line, London Bridge National Rail station a short walk away and plenty of buses running down Jamaica Rd. There are a great variety of shops, bars and restaurants. It’s easily walkable to Malty St Market, the Bermondsey Beer Mile and Borough Market, as well as Southwark Park and Rotherhithe. The individual flats aren’t as great, feels very much as though they were extremely rushed with low quality work and fittings. Everything they provided seems to have had to be replaced and there are huge cracks in the walls and ceilings already.

The location is wonderful, good transport links and access to some amazing markets, restaurants and bars.

Improvement in communal and green areas

The design has been well thought, the arrangement of the common areas and flats are very efficient. The garden is very cute. One thing that I thought could have been better and would still need improvement is the green areas, there should be more trees and plants. Additionally the garden area if made differently could have felt more including and bringing people together in a community (I.e. different dispositions of benches, 2/3 sport material)

Please tell us what you like and dislike about this area:

The local area is very nice. Very convenient regarding transport, bus stops all around, tube station at 10min walk. Regarding local shops it’s perfect! Coop & Sainsbury local in the same street. Along the rail service there’s a bunch of local shops (i.e. vegetables stand, Bakery, brewery) and are all very high quality. Further but still very close (15-25min walk) you’ll find an Iceland, pound land, tesco, ASDA, Lidl.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew that there wasn’t direct sunlight coming inside the flat.

If there is one thing you would change about your flat or property what would it be:

I would love to have a balcony!
Although the flats are efficiently made, it would have been to have more opening with the outside, as there’s only one side of flat that has windows.

1st hand review of Bermondsey Spa

The development itself is rather new; however, there are constant upgrades being made to the development. The upgrades seem to be pure maintenance, like redoing the electrical wiring, so not really capital upgrades that enhance the building. The garbage area can be properly tended to as it gets overflowed regularly.

Good aspects are proximity to core amenities like grocery shopping and public transit links into the City of London. Poor aspects are also proximity to council housing, which at times attracts loiterers at all hours of the day (sometimes playing loud music at night)

Please share one thing (or more) which you wish you had known before you moved in:

spend a day walking around the neighborhood to get a feel for the neighbors and amenities to ensure compatibility

How has the building management responded to any problems or issues you have raised:

Building management is responsive to requests for service, but at times is slow to fulfill

Pricey development which does not quite live up to the area’s standards

Although the building is ok, there is no concierge, no private parking possibility, and no building manager, and the intercoms work via one’s cell phone. For the price, one would expect these to be included, and to have exercise facilities nearby. Moreover, the bicycle storage is cumbersome. It is nice to have a small private courtyard.

There are several stores nearby, but a discount one and larger one nearby would be nice. There are many independent shops, which is enjoyable. Unfortunately the streets are very narrow, making moving-in/-out difficult. Despite the small streets, people on average drive very fast.

We wish we would have known what the other flats in the same development are worth.

What is the best feature of your home:

The area is very nice and the flat quite cozy, very close to everything.

Bermondsey Spa Road

The development itself is large and self contained. There is a courtyard encompassed by the buildings that can provide fresh air. Key fob access is required to come in, but there is a keypad to key in your code if you do not have the fob. The property management team is very responsive to inquiries and requests for maintenance if needed.

Please tell us what you like and dislike about this area:

The location is quiet, with close access to grocery stores and a few pubs. However, directly nearby is limited; just a closed gambling outlet and a few kebab cafes. There are also council houses nearby, so some anti-social behavior (e.g. mostly youth loitering) happens at night. But never experienced crime personally nor see it.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I came by at night to see how the local environment is like, to see the crowds around the kebab place and noises.

If there is one thing you would change about your flat or property what would it be:

I would only change the building facility management and maintenance. The garbage backs up a bit and sometimes it appears the garbage isn’t picked up for 2 weeks.

Spa Road Review

The design of the building is decent; there is a large courtyard surrounded by the units. The indoor hallways are well maintained (weekly by a cleaner) but the units do feel very spread out. For a while, the elevator was also out of service so if you live on the top floor, it can be a hassle if you have a lot of stuff to take up.

Please tell us what you like and dislike about this area:

Overall, the development is a great location from public transit and basic amenities. There is a Tesco Metro within walking distance and a park to get some outdoor time. Leisure activities are also within walking distance, such as a pubs, restaurants, and the trainline row of pubs, food trucks, and Maltby Street.

There are at times loud noises at night, but crime isn’t a problem. For those concerned, there is council housing nearby.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had explored the area more than just the immediate vicinity. Past Spa Road park there is a large Tesco but also more council housing.

What is the best feature of your home:

The home is spacious given the price and good value given proximity to Zone 1
