There will be 650 homes here upon completion, along with a selection of community-friendly facilities. The closest station is Bermondsey, which is serviced by the well-connected Jubilee line.

Nice garden shared space. Mostly new families and couples living in the development which makes it very nice, respectful and quiet. The building is sound and secure with some minor repairs and longer improvements needed from our property management company.

Please tell us about the good and bad aspects of living in your local area:

Great local area which keeps on expanding in the arches. Very close to London Bridge and Bermondsey tube station which are very well connected for tube and trains. Tower bridge is 15 mins walk away.

How has the building management responded to any problems or issues you have raised:

Slowly. Lack of actions and understanding of impact. No short term temporary fix while longer solutions are being sourced.

Please share one thing (or more) which you wish you had known before you moved in:

How warm the flats get in the summer, it’s very well insulated.

Improvement in communal and green areas

The design has been well thought, the arrangement of the common areas and flats are very efficient. The garden is very cute. One thing that I thought could have been better and would still need improvement is the green areas, there should be more trees and plants. Additionally the garden area if made differently could have felt more including and bringing people together in a community (I.e. different dispositions of benches, 2/3 sport material)

Please tell us about the good and bad aspects of living in your local area:

The local area is very nice. Very convenient regarding transport, bus stops all around, tube station at 10min walk. Regarding local shops it’s perfect! Coop & Sainsbury local in the same street. Along the rail service there’s a bunch of local shops (i.e. vegetables stand, Bakery, brewery) and are all very high quality. Further but still very close (15-25min walk) you’ll find an Iceland, pound land, tesco, ASDA, Lidl.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew that there wasn’t direct sunlight coming inside the flat.

Please share one thing (or more) which you would change about your development:

I would love to have a balcony! Although the flats are efficiently made, it would have been to have more opening with the outside, as there’s only one side of flat that has windows.

1st hand review of Bermondsey Spa

The development itself is rather new; however, there are constant upgrades being made to the development. The upgrades seem to be pure maintenance, like redoing the electrical wiring, so not really capital upgrades that enhance the building. The garbage area can be properly tended to as it gets overflowed regularly.

Please tell us about the good and bad aspects of living in your local area:

Good aspects are proximity to core amenities like grocery shopping and public transit links into the City of London. Poor aspects are also proximity to council housing, which at times attracts loiterers at all hours of the day (sometimes playing loud music at night)

How has the building management responded to any problems or issues you have raised:

Building management is responsive to requests for service, but at times is slow to fulfill

Please share one thing (or more) which you wish you had known before you moved in:

spend a day walking around the neighborhood to get a feel for the neighbors and amenities to ensure compatibility

Great building in a great area.

The design of the building is beautiful - looks good both from the outside and inside. Kitchen facilities are good and well laid out - only gripe with the flat interior is the windows. The flat is very warm, which is great in the winter as we rarely use the heating. However, the windows gather a LOT of condensation, so we regularly have to wipe windowsills and the windowframes. Building management and property management are good, and we have had no problems with them so far. Only had 1 problem with the dishwasher (that I remember) that was quickly sorted out and replaced.

Please tell us about the good and bad aspects of living in your local area:

Local shops are excellent and close-by. Bars (while not open right now) are close enough to walk to and far enough away to not have to worry about noise. Tube & bus stations are a short walk away. Traffic noise is minimal bar the occasional train, however that is hard to hear from within the building.

How has the building management responded to any problems or issues you have raised:

As far as I recall, we have only had one problem with the dishwasher, which was quickly sorted and replaced entirely.

Please share one thing (or more) which you wish you had known before you moved in:

The condensation on the windows is rather a lot, especially in winter. We have to regularly wipe windowsills and windowframes.

Pricey development which does not quite live up to the area's standards

Although the building is ok, there is no concierge, no private parking possibility, and no building manager, and the intercoms work via one's cell phone. For the price, one would expect these to be included, and to have exercise facilities nearby. Moreover, the bicycle storage is cumbersome. It is nice to have a small private courtyard.

Please tell us about the good and bad aspects of living in your local area:

There are several stores nearby, but a discount one and larger one nearby would be nice. There are many independent shops, which is enjoyable. Unfortunately the streets are very narrow, making moving-in/-out difficult. Despite the small streets, people on average drive very fast.

Please share one thing (or more) which you wish you had known before you moved in:

We wish we would have known what the other flats in the same development are worth.

What is the best feature of your home:

The area is very nice and the flat quite cozy, very close to everything.
