Good looking but bad finishing

The appearance and the design of this development are excellent. The ceiling of the house is exceptionally high, makes you feel airy and spacious. The colour of the houses integrates into the surrounding area, giving you a harmony feel.
But there are a lot of issues found in the house itself. The insulation inside the house is very bad, it is freezing during winters if you stay at the top floor of the house. The floor tiles in the bathrooms are dodgy. The tiles are not placed steady and the fillers between the tiles are missing. Door locks are badly installed as well.

The neighbourhood and the location of this development are excellent. The Christs Hospital train station is just a few minutes walk, very convenient to commute between London and here. All the houses around this development are belonged to Christs Hospital schools, mostly are their teachers and staff live here, making this area quiet and safe. The countryside environment makes you feel comfortable and relaxed all the time. The only bad side is some tractors are always running along the road, they are huge and you have to wait or stop when they pass by.

If we do a surveying report before we move in, I think we would consider somewhere else to buy instead of buying here.

How has the building management responded to any problems or issues you have raised:

Only responded a few. Like the garden company to do the lawn maintenance with us, they work a little every time when they visit, but we need to pay higher cost. The dead plants on the common area have never removed and replaced with some fresh ones.

Bad service, overpriced and bad health and safety!

I had a bad experience with the management company. We have had multiple problems with broken parts in the apartments that was not being fixed. Phoned and emailed management multiple times but to no avail, had to fix all issues myself.
No fire alarms during a recent fire in a neighbouring apartment which is an obvious health and safety hazard. I would say the only positive is the living spaces, which is decent and new when I moved in but definitely not worth its rent price. Overall I’m not happy and move out as soon as I can.

Please tell us what you like and dislike about this area:

Angel high street is five minutes away which I would say is the only positive. Would not say the area is safe during the evenings, lots of ambient shouting with drunk people and youths around the area.

I wish I knew about the immediate area of the development better, would have not moved in if I knew about this area.

Great first buy!

I feel like the apartment was build really well. It feels very spacious. I feel like it is great value for us as first time buyers although I wish there was a gym.
Living room is my favourite room in the house as it is open plane and balcony has a great view.
The only issue we have had is that there are two locks to get into the apartment, one at the main entrance and one at the lift however the lift entrance doesn’t work when I buzz people in.
As the first person buying, there wasn’t as option for picking furnishings such as kitchen.

When we moved in, because we moved in just as the apartment was finishing we were told a lot of the works would be done by March and still aren’t finished even though it’s nearly August.
Also the service charge wasn’t decided when we moved in so a little confusion around that.

Why did you choose this development:

Location and cost were the main factors as my sister lives very close.

Can’t fault the area at all, however the building just doesn’t feel like home.

I don’t really like the design of the building at all. It honestly reminds me of a prison, you’re literally boxed in. The balcony’s are faced inside so your view is the courtyard, which no one even uses. It’s poorly looked after. It doesn’t feel homely at all! Especially those grey bricks they don’t help aesthetically.

I’ve lived here for a while and I haven’t met any of my neighbors and all of them keep themselves to themselves really. The separation of the 3 flats each row doesn’t help.

At first when I moved out, the Hyde would organize regular meetings with the residents and I made aware that we had mice and they didn’t help at all! They haven’t been keeping up with us residents at all anymore honestly.

Also there are supposed to be caretakers frequently and I’ve never seen one! They don’t look after the building very well at all.

I like the area a lot I’ve lived here for a long time so I’m really used to it.
The amount of green space is lovely and the mix of people and diversity in the area is great.
The southwark council have also done free swimming and gym in the area and I love that!
I also love the libraries close by and the bridge theatre. So the mix of all this is great. I can’t say I dislike anything honestly.

The council tax it’s way too extravagant for what you get! I regret leaving southwark council property to come here!
