In October 2023 Network Homes merged with Sovereign to form SNG (Sovereign Network Group). SNG is one of the largest housing associations in the country with over 82,000 homes across London and the South of England. Need more quality furnitures as it tends to get worn off with age. As this property is purpose built for renting, I believe the furnitures should stay for long.

The Property is excellent. Pub just 1min away, Bus stop just cross the road, train – 4mins walk and what’s more, lots of shops around. No anti-social behaviours around the premises, good security service 24×7

Response and the issue was sorted in 24hours as there was a heating issue.

my review is about the daily needs of those living in the buildings.

When evaluating aspects like design, facilities, building management, and property management, several considerations come to mind.

Design plays a crucial role in the overall appeal and functionality of a property. A well-thought-out design should optimize space utilization, incorporate ergonomic elements, and promote a pleasing aesthetic. It should also consider sustainability and energy efficiency, integrating eco-friendly features and materials.

Facilities are essential for providing a comfortable and convenient environment for occupants. These may include amenities such as fitness centers, swimming pools, communal spaces, and parking facilities. The quality and maintenance of these amenities are vital in ensuring resident satisfaction.

Effective building management is vital for smooth operations. This includes efficient security systems, regular maintenance protocols, and timely repairs. A proactive approach to building management can help prevent issues and address concerns promptly, fostering a safe and pleasant living or working environment.

Property management involves overseeing the day-to-day operations of a property. This encompasses tasks such as rent collection, tenant communication, lease management, and property maintenance. A competent property management team ensures that residents’ needs are met, addressing any concerns promptly and maintaining the value of the property.

To excel in these areas, it is crucial to have a clear communication channel between the property management team, building management, and residents. Open lines of communication allow for effective problem-solving, efficient coordination, and a sense of community.

there are a range of shops on Greenford road, and good transport with Sudbury hill station five minutes away. there are no anti-social behaviour in the area, bin collection is very often. the bad aspect about living hear is the traffic during rush hour.

Please share one thing (or more) which you wish you had known before you moved in:

how quite and peaceful the area is this is as most people in the community are much older people.

How has the building management responded to any problems or issues you have raised:

they have responded by taking care of the issue immediately and not leaving resident waiting for days for problems to be solved.

Lovely building – bad management

The building itself is fantastic. It is finished to a very high spec, the design of the development is great too. Unfortunately, the management of network homes is absolutely diabolical. Some examples:

– Communication is very poor. When looking to contact somebody to discuss serious issues (cost increases to service charge / security issues), it has always been very hard to get hold of anybody helpful. Yet at the same time, I receive letters about utter nonsense on an almost daily basis, in some cases I receive the same letter 2 days running. This is such a waste of paper, not good for the environment and also I am sure the cost of such waste is being charged back to myself as an owner through service charge

– whilst the development is generally clean, the cleaning standards are very inconsistent. I have a ring doorbell camera and can see the lacklustre job that some cleaners do

– gardening is not satisfactory and plants are not kept tidy, in fact I am not sure I could even call some of the shrubs on the road side of the development ‘plants’

– service charge issues are ongoing and constant. Service charges have been raised by over 100% in the past 5 years. Whilst I understand costs do increase and in some instances, these cost increases are warranted, I do not believe network homes give residence the power to have any say over vendor choices and clearly these costs could be reduced with more efficient management

Location of the development is great. Lots of amenities close by in terms of shops, gyms, entertainment and also parks / green areas. Also very good transport links to the rest of central London.

I wish I had known that network homes would be so bad. At least I could have braced myself for what was to come!

How has the building management responded to any problems or issues you have raised:

No – as detailed in my response above it has been nearly impossible to receive responses on security or service charge requests.

Unfortunately not good companies

Regarding Network Homes and Galliard they are both terrible. not so much on the overall construction but more on the finishing issues.

I can only advice not to get any flat now, that the defects period is over as they will simply dismiss any new issues that arise, and will just need to pay ourselves, even if its clear that it was an installation issues.

We had already had to fix one issue out of my pocket, and it was evident it was an installation issue , but they can just reject by simply saying: “Galliard have rejected.”

Network homes wont help you in trying to fix any issues, and Galliard because its out of defect period will simply reject it.

But even during defect period, they had to come in3 times to try to fix an issue, and in the end they simply can say “its resolved” even when its not, and now its up to us to pay for the fix.

regarding the place around I guess its quite a relaxed location, since the flat is only internal, the noise from outside is very much inexistent, it has a lot of room to improve around, and its visibly that it will, with more developments and new stores opening, I believe its going to be a very good area.

These companies, can easily dismiss any issues, they should be more scrutinized so they actually were forced to fix the issues.

How has the building management responded to any problems or issues you have raised:

the first management company, Strawberry star, was terrible, with the new management company PMM, things seem to be improved, but still bit early to comment further.

Great on the outside, not so on the inside…

The overall look and feel to the outside has a luxurious feel. However, the development itself (i.e. the materials used, goods used, technical processes) has all been done to reduce the cost, so the quality has been compromised all the way.

The service has been also appalling ; delayed responses to urgent queries, issues with balconies failing quality standards, and huge delays in producing annual statements. Overall the value is average mainly due to location

Transport links are amazing – 3 mins to tube, 24 hour bus opposite the development etc. Supermarket right across the road and a great cansl parh to take a walk) cycle as well. Very pleasant feel and not too crowded

More insight on materials and infrastructure used such as for heating, broadband etc
