The building is clean , it has concierge available 24/7 and it is really secure , the fire alarm test every week are a bit annoying but what can you do .
The flats are moderna en well designed, very well isolated , I barely have to turn on my heating in winter as the flat stays at 22 degrees on average so the bills are quite cheap.

Local area has a wide variety of shops including shopping complex down the road , there is a really god gym around the corner and the tube station is 3 min away

I would have check other developments within network homes

Very quickly and well z that are just one email away and are quite proactive

Lovely flat, spacious and comfortable. Beautiful bathroom and kitchen. Easy clean and maintain. Management very helpful and always available. Onsite security and other useful like lockers for deliveries and other facilities, that you can use for comfortable living.

Great location, very quiet and private, secure building. Parking available on site or nearby. Lots of places to walk and exercise.

Lovely Apartment for 2 people

The design of our apartment is great as we have an open kitchen/living area. The amount of storage space could be improved. Whenever we have had issues with our apartment, the communication with the management team has been quick and easy and often the problem has been resolved.

Please tell us what you like and dislike about this area:

We are close the Sudbury Hill and Greenford Station which is really convenient. Parking is avaliable nearby but there are permits. There are some local convenience stores near us and some nice open spaces.

Please share one thing (or more) which you wish you had known before you moved in:

The door numbers often get muddled up and we get lots of deliveries from next door by mistake. It would have been better to have a door number on the actual door, rather than on the wall written horizontally.

How has the building management responded to any problems or issues you have raised:

They have often responded to emails within a week and have been helpful.

The property is very clean, we can see it is getting cleaned every day. A week ago a construction work started and it’s generating a lot of noise. Also, there is a pub which generates a lot of noise during the night hours as drunk people scream and sing outside.

Please tell us what you like and dislike about this area:

Development is well located, there are 2 underground lines. Approximate location to shopping centres and grocery stores. However, there are no good restaurants, only fast food and chicken shops. Traffic is bad during the rush hours. There is a security issue, bikes getting stolen every week from bike racks.

Please share one thing (or more) which you wish you had known before you moved in:

My apartment is not very sunny during the day

How has the building management responded to any problems or issues you have raised:

Generally, They respond quickly however a couple of months ago I reported that someone was trying to get into my apartment when I was inside. I did not get any response on that.

The Atrium Point is located on at the perfect residential area which is fully connected to bus stops and tube station. The flats are spacious and modern designed available in studio one and two bedroom. The rooms are fully furnished and high quality equipment is installed. The facility offer various services like cleaning laundry etc.

It is very convenient that all the day to day shops and grocery stores are at walking distance including family restaurants and coffee shops.

I wish I would have moved into this place earlier.

The management team is very responsive and handle all the assignments very professionally.

Decent property for the price – you get what you pay for

The biggest issue I have is that access to our flat requires for me to go through the main building, and then via a lift, across an outdoor walkway. This is incredibly convoluted. There should have been another set of lifts and another entrance to our block. This causes weekly issues with deliveries to our flat. They often get lost or fail to deliver successfully.

The lobby is nice, but perhaps a bit of a “show”, as the furniture on display is far better than what was offered in our flat which came furnished. Our flat is pretty small but still reasonable for the price, and overall the design is nice, but still seems like some of the features were not thought through in regards to maintenance.

The facilities are severely lacking. There is no gym, and not much to do here other than sit on the grass outside on a warm day. There isn’t a communal working space. Then again, the lack of facilities is definitely reflected in the rent. I would not expect to have these things with my rent, but it would be nice.

Property management usually responds quickly to issues/repairs/concerns. The cleaning staff work hard to keep the bin areas as clean as possible, considering how full they get. The hallways and development are quite clean overall.

The range and quality of local shops/restaurants etc within a 5-10 minute walking distance is incredibly poor. There is an “Iceland” and far too many corner shops. You would need to walk much further or take public transport to get to more popular stores, such as Tesco (Harrow), M&S and Lidl (Greenford).

There are many transport links which are very helpful and mostly reliable. There is a train to Marylebone every hour or so (from morning to evening), as well as access to the Piccadilly line, and buses which can take you to Harrow for the Metropolitan, Greenford for the central, or even Wembley central for other services. This is probably one of the the best parts about living in Atrium Point.

Our flat is hidden away from the street – much deeper into the development, and fortunately not on the ground floor. It was shocking to me how loud the streets near the development are. As it reaches the evening, there is essentially non-stop traffic noise, worsened by regular emergency services sirens, street racers, and car horns due to road rage. Despite being about 100+ m away, we can hear it all very clearly.

The bins in this property require for you to leave your flat an access an external, communal bin store. The bins get full incredibly quickly. I can tell that the staff here work very hard to keep it clean, and I am sure they do a lot of work to clean up other people’s mess left behind from improper sorting of the bins. However, the bin collection service is not regular enough to alleviate the issue.

Anti social behaviour is not very common, other than the street races.
Parking is an issue. The parking on-site is almost non-existent for visitors, and there is a monthly fee for parking for residents. Nearby parking is based on finding a free spot by the shops.

I wish I knew that Greenford Quay was nearby. It’s a nice development with a coffee shop, Co-Op, and canal nearby. Worth going for a walk there on a nice day.

I also wish I knew how difficult delivery drivers would find it to locate our flat. I try to give clear delivery instructions, but when this fails, they often become quite rude and aggressive as they consider their time wasted for not being able to make their way through the building.

How has the building management responded to any problems or issues you have raised:

They usually respond fast. If urgent, they will send someone rapidly, even at times which are out of regular working hours. It would be nice if they could maybe send someone to check on the issues after the initial call-out.

I’m very happy with the property.

The staff, reliability of maintenance services and facilities are great.

One thing I would say is that I wish the move from one flat to another within the property was a smoother process, but I still really like my flat.

Well situated, just about affordable, nice flats but poor water quality

The building is well refurbished and has great security guards on the front desk who help with receiving some parcels. There’s automated large lockers that can hold larger parcels if you’re not in at the time. The price is beginning to get too high for what it is (and I’m in one of the cheapest flats) as it rises each renewal.

The biggest problem is the water quality, it’s EXTREMELY hard, to the point where it goes off the scale of a testing kit I used. It dries the skin of myself and my partner out instantly meaning we have to use large amounts of moisturiser to even mostly counteract it. My skin is irritated at all times. They need to do something about this and I’m surprised more people aren’t complaining about it.

The main problem with my flat (despite being on the 8th floor) is that bridges that access parts of the building look into my bedroom, kitchen and living room. So I’m always on display for passers by, this was pretty awkward so I had to buy privacy film for all of my windows. Now I can’t really see out of any of them which is a little claustrophobic but better than making eye contact with strangers as I get dressed.

Last complaint is that other tenants seem to be unable to walk 1 minute around the corner to the other bin room when the main one is full. This leads to people just throwing rubbish bags all over the floor when the main bins are full, it’s pretty gross and means the building staff and bin collectors need to clean up after them every time. This has happened consistently since I moved in.

Access to tube stations, busses and shops is great. There’s less to do when it comes to cinemas, bars and restaurants but you don’t need to go too far to find things.

The water quality being poor and extremely hard, that would make me think twice.

How has the building management responded to any problems or issues you have raised:

When I’ve asked about replacement parts in the past they’ve given me the details of the people I need to contact for them. It’d be nice for them to handle those things directly but it’s not too bad.

Building management team is brilliant – very quick to act. Had a problem with window and it was fixed there same day. The development has decent sized flats. Well well insulated- this is negative in the summer as can get very hot but excellent in winter months especially with cost of living situation

Next to main road, bus station right next to the house. Sudbury Hill tube station 200 metre walk. Iceland about 100 meters. Retail park with m&s and tk maxx 1 I’m. Closest pub about 15 min walk

I do not really have anything to add here. I was able to view the property and had a good understanding of everything I needed to know

Good communication prompt responses. Have had only one problem- broken window. It was dealt the same day I raised the concern
