About King’s Cross Central Limited Partnership

King’s Cross Central Limited Partnership (KCCLP) is the single land owner at King’s Cross, home to 67 acres of inspiring businesses, outstanding architecture, destination restaurants and a vibrant cultural scene. The area’s industrial past has inspired the 50 new and repurposed buildings; the public spaces between them are a mix of parks, streets, squares, and gardens, with Granary Square and its iconic fountains as a heart.

The area is being transformed with new homes, shops, offices, galleries, bars, restaurants, schools, as well as a university. The partnership is made up of Argent, a UK based property developer and Hermes Investment Management alongside AustralianSuper, Australia’s biggest superannuation/pension fund.

King’s Cross (KCCLP) reviews

“I love living in the Plimsoll building the area is fantastic the views are spectacular and it’s a pleasure to be a resident there. The neighbours are wonderful and the people that live in the building are very welcoming.” – Plimsol, verified resident of the Plimsoll Building

“I love the building and King’s Cross in general. The amenities in the building are top notch. Camden is one of the coolest areas of London at the moment. Loads of restaurants shops etc. The construction is a bit of a nightmare and often poorly communicated but overall I love living here.” – Sarah, verified resident of Gasholders London

A really nice place to live

Great area although a lot of it is still under development. A cinema is on the corner of the building (not related to the building) so watching movies is fairly easy and quick. Fairly noisy in the mornings due to a lot of construction (so keep the windows closed or you’re getting up early). Water takes aminute to heat up, but honestly that’s it. Bonus round: the concierge handles all post and delivery drivers, so rather than leaving the building to grab deliveroo, it just appears at your door.

Please tell us what you like and dislike about this area:

Like: pretty area, Waitrose a close walk away for groceries.
Dislike: a hefty amount of construction.

Please share one thing (or more) which you wish you had known before you moved in:

WI-FI! Setting up Wi-fi was a pain, just about no company will do it (we got in a month long fight with talk-talk about their inability to do it for us). The solution is fairly easy however, just use the routers that are already plugged in here and go to ‘See the Light.’ It’s the pre-setup company in this building. 1 phone call and you should be fine.

Everything we ever hoped for our 1st family home

We’ve been living in Tapestry since 2017 and cannot be happier!!! The location is fantastic – smack bang in the middle of the thriving kings cross development, minutes away from Kings Cross/St Pancras and just along Regents Canal. You’re spoiled for choice on restaurants and open spaces as well as cultural activities. The building itself is stunning, especially the podium garden which is simply breathtaking! It’s hard to believe you’re in central London! Amenities such as 24/7 concierge, gym and dinning suite are also fantastic!

Please tell us what you like and dislike about this area:

Fantastic transport links and exciting mix of restaurants & open spaces

Please share one thing (or more) which you wish you had known before you moved in:

Just how close I’d be to my neighbours. We’ve become an extended family. It really is lovely!

If there is one thing you would change about your flat or property what would it be:

Triple glazing rather than double glazing and more modern heating / cooling controls

Peaceful living in the city centre

The development is overall fantastically designed, both from an exterior and interior design standpoint. Different textures make the interiors feel inviting and the outside is easily recognisable. Management are really helpful and I often end up just having a chat with the concierge as they are so friendly. I haven’t had much experience of the amenities yet due to covid but the garden is beautiful and peaceful.

Please tell us what you like and dislike about this area:

Local shops are all fantastic, though I wish a 24 hour convenience store was a little closer. Open spaces are beautiful, transport very close, very quiet for how central it is

Please share one thing (or more) which you wish you had known before you moved in:

Handyside sports pitch is really easy to book, make the most of it if you like badminton!

How has the building management responded to any problems or issues you have raised:

Management has been really help overall and very friendly

Convenience at our front door

We love that Arthouse is a new and modern building. Loveliest Concierge team that are always willing to help. Great insulation for heat and sound. 24/7 hot water without the heating bill. Underfloor heating and air-conditioning make for comfortable living all year round. Homes equipped with high-quality appliances. Mini parks, Granary Square fountain, and playground areas are perfect for picnics or days-out. A host of events that ensures there’s never a dull moment at King’s Cross (outdoor cinema at canal steps, Frame studio, etc.).

Please tell us what you like and dislike about this area:

Likes: location, convenience, variety of shops/restaurants/facilities within 10 min walking distance (Kerb, Canopy Market, Waitrose, Coal Drops Yard, etc.), being close to the local, national, and international train stations make it easy to travel for work or leisure, clean and relatively green area, etc.

Dislikes: unusually high management fees, lack of in-building gym and other facilities (considering the management fees), outside-design of building could look better, grey-green colour scheme.

Please share one thing (or more) which you wish you had known before you moved in:

Highly recommended!

What is the best feature of your home:

Too many to choose from! Because the best feature of our home is how the combined effects of convenience, location, and high-quality assets make for a comfortable and happy living.
