ArtHouse was the first collection of private homes built at King’s Cross. It features 114 apartments in total, ranging from one to three-bedrooms. In addition, the building, with its terracotta façade and sliding aluminium louvres, was designed by award-winning architects dRMM to connect with the landscaped gardens and views of Regents Canal.

ArtHouse & KX – I love living here.

Review Date Nov 2020

Design of the ArtHouse is fantastic, lovely lobby and common spaces and the flats are well designed with quality kitchens and bathrooms. Concierge team is spectacular, super attentive, they keep a great eye on the building and the residents and always have a smile for us. I can’t say enough good things about the team. The property managers can be a bit hard to reach when paperwork is needed, but will come through in the end.

Please tell us what you like and dislike about this area:

The KX development is an amazing place to live, great restaurants, cafes, shops and services available, and a really friendly ambiance with the other residents! Probably the most connected area in the UK for transport, which means people will always come to you to meet up 🙂

Please share one thing (or more) which you wish you had known before you moved in:

Nothing to say, I moved into ArtHouse before all of the development was up and running.

What is the best feature of your home:

The kitchen/living space with amazing light from the windows.

Excellent location, facilities and staff, management could be more organised

Building is well managed and facilities are good, concierge staff are EXCELLENT to a tee. Building management could do some work as problems with aircon etc persisted for over a year before being fixed.

Please tell us what you like and dislike about this area:

Love how central it is and how much there is going on around, while coal drops yard is nearby and stunning, shops remain very expensive. Kings cross is lively and buzzing

Please share one thing (or more) which you wish you had known before you moved in:

Clean the air filters more often than you think you need, take good care of the wooden floors…

How has the building management responded to any problems or issues you have raised:

Slowly mostly, for example building wide problems such as a lack of functioning aircon persisted for a long time

Lacking a gym to exercise.
Building management team is great and super helpful.
Property management could be better, it was years before the electromechanical shades were fixed.
Design is great, although access to the garage by stairs is not available in all the cores.

Coal drops yard

Please share one thing (or more) which you wish you had known before you moved in:

None

If there is one thing you would change about your flat or property what would it be:

Higher rise to be able to see across and over Granary Square.

Convenience at our front door

We love that Arthouse is a new and modern building. Loveliest Concierge team that are always willing to help. Great insulation for heat and sound. 24/7 hot water without the heating bill. Underfloor heating and air-conditioning make for comfortable living all year round. Homes equipped with high-quality appliances. Mini parks, Granary Square fountain, and playground areas are perfect for picnics or days-out. A host of events that ensures there’s never a dull moment at King’s Cross (outdoor cinema at canal steps, Frame studio, etc.).

Please tell us what you like and dislike about this area:

Likes: location, convenience, variety of shops/restaurants/facilities within 10 min walking distance (Kerb, Canopy Market, Waitrose, Coal Drops Yard, etc.), being close to the local, national, and international train stations make it easy to travel for work or leisure, clean and relatively green area, etc.

Dislikes: unusually high management fees, lack of in-building gym and other facilities (considering the management fees), outside-design of building could look better, grey-green colour scheme.

Please share one thing (or more) which you wish you had known before you moved in:

Highly recommended!

What is the best feature of your home:

Too many to choose from! Because the best feature of our home is how the combined effects of convenience, location, and high-quality assets make for a comfortable and happy living.

Have loved living year for over a year

From the beginning I’ve enjoyed the building we live in. For one, our doormen are super friendly and caring–we have not had one issue with them. Building is always clean. And what we pay for the value is much better than other areas in London.

Please tell us what you like and dislike about this area:

I’ve been a resident of Arthouse for a year now and I love living here. King’s Cross station is only a 5 minute walk away, we’re right next door to Waitrose, and a two-minute walk to Coal Drops Yard that has many shops and restaurants. It’s so easy to get around London from King’s Cross and it’s incredibly convenient to live so close to everything we need–this was a huge plus during lockdown!

Please share one thing (or more) which you wish you had known before you moved in:

Honestly, we haven’t had any issues.

What is the best feature of your home:

We love our floor to ceiling windows that let so much beautiful light in.

Thank you for taking the time to provide us with your feedback. We’re happy to hear that the concierge team are helpful and have helped make ArtHouse an enjoyable place to live.

Arthouse is in a great location but for the price you have to pay on ground rent and other fees it’s simply not worth it. Some members of concierge are rude to the residents. Cleaners don’t clean properly. Covid rules have not been adhered too including face masks not worn by concierge and cleaning staff.

Review Date Nov 2020

Arthouse is poorly maintained. Frequent boiler issues and water pressure issues. Frequent heating loss issues. Lack of communal cleaning by our cleaners that WE pay for. Arthouse was supposed to get a interior communal paint refurbished a couple of years ago but has yet to be started.

Please tell us what you like and dislike about this area:

Great location amongst shops, transport and Coals Drop Yard

Please share one thing (or more) which you wish you had known before you moved in:

The high price of the ground rent. I own this property and i still have to pay to live here, not talking about bills. Just be aware it’s super expensive and not worth it. Will be looking to move soon

If there is one thing you would change about your flat or property what would it be:

The high price of the yearly ground rent fee that covers maintenance and concierge fees. We get little back in that area. Rude staff and lazy cleaners. Frequent boiler and heating issues.

Kings Cross–a place for people.

Review Date Nov 2020

The Kings Cross development has been a huge success commencing with a challenging masterplan but in the course of its delivery has maintained the highest level of aesthetics and quality.
This has been achieved by utilising a whole range of architectural designs from a mixture of talented practices.
All the buildings sit within beautiful landscaping that has taken advantage of the canal and the history of this amazing site. Many of the original railway land buildings have been sympathetically restored and new uses have been found for them to maintain their existence.

Please tell us what you like and dislike about this area:

The whole Kings Cross development is wonderful offering residents a brilliant landscaped area, in a secure environment with direct access to transport hubs.
All the residential buildings have been constructed to the highest quality with aesthetically pleasing external fabrics–and that includes the affordable accommodation.
The development contains a great range of retail and restaurants from boutiques to supermarkets and welcomes the public from a whole range of backgrounds.

Please share one thing (or more) which you wish you had known before you moved in:

Having been involved with the development, I had no surprises.!!

If there is one thing you would change about your flat or property what would it be:

A simpler form of heating would be preferred but otherwise I wouldn’t change a thing.

LUXURIOUS AND PLEASURABLE INNER-CITY LIVING

Review Date Nov 2020

The building is well-designed. The public areas are well-presented and the concierge staff are outstanding in service and friendliness. The flat itself is well-arranged, with good amenities, My only complaints are a too-small dishwasher and the floors, while beautiful, mark with anything that drops on them. But I have discovered the secret to this – a steam mop!

Please tell us what you like and dislike about this area:

The new Kings Cross development is in my view world class. The gardens around the Arthouse building have been well-designed and are beautifully maintained. The amenities of the area are excellent, especially a superb Waitrose on the doorstep, with friendly and helpful staff. Excellent restaurants and shopping.

Please share one thing (or more) which you wish you had known before you moved in:

Good – the excellent concierge staff and the sense of security

What is the best feature of your home:

Its superb location, the comfort of the the building and the flat with a sense of spaciousness.

Great location and concierge

Building management (great concierge team) – In comparison to the other builds (supported by experience of having also lived in Fenman house) I find the concierge at Arthouse is an enormous positive, they are all incredibly helpful, welcoming, and have good chat. It was a strong draw back after having moved away briefly.

Property design – Some apartments have excellent views but on the downside some don’t have air conditioning which can get difficult in the summer with floor to ceiling glass windows that tend to retain heat.

Facilities – have on occasion experienced difficulties with the dishwashers. No other issues in facilities.

Property management – I believe this property is managed by JLL (they are the landlord middleman) – poor experience with them so far (has been a few months) with lack of communication and having to constantly chase. Used Knight Frank as agent in renting this apartment and they have been good.

Please tell us what you like and dislike about this area:

Great location for all purposes – great to live in an area with lots of small businesses and creative events that entice people to return. There is always something going on! I can have friends/family over for every occasion (coffee/lunch/drinks/dinner) and one thing I find incredibly unique is there is a vast space to sit without having to buy anything which is a strong positive. One development point would be to review the shops located in the archways (below the Samsung shop) – I’m not sure they draw in as many people as they could, it’s a beautiful spot and I feel the shops just need a little tweaking.
Overall however my partner and I really do love this area and look forward to seeing it continue to grow!

Please share one thing (or more) which you wish you had known before you moved in:

Pro – the mornings are quiet and a strong positive which I didn’t realise before we had moved to the area. There is also a lot going on in terms of events.

Cons – some apartments in arthouse do not have air conditioning and if you live off York way it can get very noisy!

How has the building management responded to any problems or issues you have raised:

Good landlord but they use JLL to manage the property who I would avoid in the future.

The area is always clean and I feel very safe. Having a large supermarket is very convenient and have a number of local gyms and classes is also great. Being close to Kings Cross station is great for getting into, out of and around London

Please tell us what you like and dislike about this area:

Love living in the KX development. The restaurants and facilities are great.
The selection of shops could be better but having a large supermarket is fantastic.
Transport links are also brilliant especially the new cycle lane protection on york way.

Please share one thing (or more) which you wish you had known before you moved in:

The-Fore gym I didnt know about before I moved in and its fantastic.
The pool at better gym is often too full. Having an alternative would be great,

What is the best feature of your home:

Location is the obvious answer. Being able to walk to most places in central London is a huge benefit

Come to Arthouse for the location, stay for the staff!

The absolute best thing about living in Arthouse has to be the staff. This building seems to have gotten so lucky and have a rotation of the most wonderful concierge team who make me feel more than safe. Achieving a sense of community within a building never seemed likely, and London can often feel lonely and less like home, but the people at the front desk make my day.

Please tell us what you like and dislike about this area:

Couldn’t think of a better location in London to live in, with Coal Drops yard, the proximity to the tube, the canal right near by, it’s like living in a suburban area that happens to be in the city centre!

Please share one thing (or more) which you wish you had known before you moved in:

How handy the bins system is, sounds silly but I love not having to worry about what day to put the bins out !

What is the best feature of your home:

The balcony and the general location withing the building, I have an excellent view!
