King’s Cross Central Limited Partnership (KCCLP) is the single land owner at King’s Cross, home to 67 acres of inspiring businesses, outstanding architecture, destination restaurants and a vibrant cultural scene. The area’s industrial past has inspired the 50 new and repurposed buildings; the public spaces between them are a mix of parks, streets, squares, and gardens, with Granary Square and its iconic fountains as a heart.

The area is being transformed with new homes, shops, offices, galleries, bars, restaurants, schools, as well as a university. The partnership is made up of Argent, a UK based property developer and Hermes Investment Management alongside AustralianSuper, Australia’s biggest superannuation/pension fund.

Kings Cross–a place for people.

The Kings Cross development has been a huge success commencing with a challenging masterplan but in the course of its delivery has maintained the highest level of aesthetics and quality.
This has been achieved by utilising a whole range of architectural designs from a mixture of talented practices.
All the buildings sit within beautiful landscaping that has taken advantage of the canal and the history of this amazing site. Many of the original railway land buildings have been sympathetically restored and new uses have been found for them to maintain their existence.

Please tell us what you like and dislike about this area:

The whole Kings Cross development is wonderful offering residents a brilliant landscaped area, in a secure environment with direct access to transport hubs.
All the residential buildings have been constructed to the highest quality with aesthetically pleasing external fabrics–and that includes the affordable accommodation.
The development contains a great range of retail and restaurants from boutiques to supermarkets and welcomes the public from a whole range of backgrounds.

Please share one thing (or more) which you wish you had known before you moved in:

Having been involved with the development, I had no surprises.!!

If there is one thing you would change about your flat or property what would it be:

A simpler form of heating would be preferred but otherwise I wouldn’t change a thing.

Lovely, neighbourly but too loud and busy. Victim of own success!

Our property is one it the oldest and it tells. There are cracks everywhere, it doesn’t get cleaned as often as it used to. The parking gets over flooded with rain water. It feels a bit tired and neglected.
The concierge team are amazing however, especially the old crew. We do miss Kate who kept everything together but I cannot imagine our building without Patrick. He is so attentive and kind. Steve is another gem. You should definitely reward and retain these people – they make the neighbourhood.

Please tell us what you like and dislike about this area:

Access to basics and a neighbourhood vibe. However, in last 1.5 years it’s become too busy and loud. There are new bars (Gas station) that disrespect the fact they are based in a neighbourhood and are open way past the licenses hour. This invites antisocial behaviour from people who drink outside on the green patches, leaving dirt and food rests behind as well as often vomit when coming out early in the morning. Not for the lack of trying and constant cleaning by the wonderful maintenance and security teams!

Please share one thing (or more) which you wish you had known before you moved in:

When we moved here 9 years ago, we primarily liked the transport links. Since then it became a neighbourhood with true soul.

How has the building management responded to any problems or issues you have raised:

Yes and no. Concierge team is very responsive and helpful but it’s impossible to get through to estate management. I logged a noise complaint but never heard back. Had to go through Camden Council to address it.

Don’t live here.

But overall the block of Saxon Court itself has been year on year a disappointment down to non existent management. The only time I heard from them was recently offering my family with disabilities support but this was cruelly withdrawn with no explanation after a very humiliating and confusing conversation whereby I was asked how grateful I was going to be. My side of the block houses majority of families with disabilities. Yet we were given no choice or compensation for the unprecedented dust, noise, lack of privacy from surrounding monolithic building developments. Since moving in the area has become overdeveloped with no thoughts to the mental and medical health impact on inhabitants. I feel our vulnerability has been taken advantage of. If you complain then the landlords respond by withdrawing all communications even when the building is in a state of extreme dilapidation from building faults left by Coriolian the original constructors. I’ve known people here developed health conditions but there was no investigation or visible attempts to meaningful help or manage families or the property. It’s shocking that in this day and age so little regard is given to human rights. Less shocking that under a Conservative and corporate government – money comes before everything and anyone else. Humans were not supposed to exist under these conditions. But it’s hard to be heard when your own landlord won’t even fix my child’s bedroom window . To top it all there is a night club that means anti social behaviour and load crowds up and down York Way in the night but if you try to complain you are silenced. I’m guessing the trade brings money into the area in whatever way it chooses.

There are perks of central location and cleanliness. But there is no green space accept where dogs walk which has made it hazardous for children. The spaces are occasionally used privately. The shops are far in excess of normal household budget. The buildings we suffer being made are mostly off limits to residents. Deep mind wouldn’t even do an out reach with the Primary School across the road from them.

Please share one thing (or more) which you wish you had known before you moved in:

That there was going to be construction works on anything like this level and that the landlord housing officers and building management officers would evaporate.

How has the building management responded to any problems or issues you have raised:

By ignoring. They will promise help but then fail to fulfil. They will phone and if you don’t answer you are then written off. Mostly once you have complained they axe you completely. They take your money and you are no longer a human being to them.

A really nice place to live

Great area although a lot of it is still under development. A cinema is on the corner of the building (not related to the building) so watching movies is fairly easy and quick. Fairly noisy in the mornings due to a lot of construction (so keep the windows closed or you’re getting up early). Water takes aminute to heat up, but honestly that’s it. Bonus round: the concierge handles all post and delivery drivers, so rather than leaving the building to grab deliveroo, it just appears at your door.

Like: pretty area, Waitrose a close walk away for groceries.
Dislike: a hefty amount of construction.

Please share one thing (or more) which you wish you had known before you moved in:

WI-FI! Setting up Wi-fi was a pain, just about no company will do it (we got in a month long fight with talk-talk about their inability to do it for us). The solution is fairly easy however, just use the routers that are already plugged in here and go to ‘See the Light.’ It’s the pre-setup company in this building. 1 phone call and you should be fine.
