King’s Cross Central Limited Partnership (KCCLP) is the single land owner at King’s Cross, home to 67 acres of inspiring businesses, outstanding architecture, destination restaurants and a vibrant cultural scene. The area’s industrial past has inspired the 50 new and repurposed buildings; the public spaces between them are a mix of parks, streets, squares, and gardens, with Granary Square and its iconic fountains as a heart.

The area is being transformed with new homes, shops, offices, galleries, bars, restaurants, schools, as well as a university. The partnership is made up of Argent, a UK based property developer and Hermes Investment Management alongside AustralianSuper, Australia’s biggest superannuation/pension fund.

Convenience at our front door

We love that Arthouse is a new and modern building. Loveliest Concierge team that are always willing to help. Great insulation for heat and sound. 24/7 hot water without the heating bill. Underfloor heating and air-conditioning make for comfortable living all year round. Homes equipped with high-quality appliances. Mini parks, Granary Square fountain, and playground areas are perfect for picnics or days-out. A host of events that ensures there’s never a dull moment at King’s Cross (outdoor cinema at canal steps, Frame studio, etc.).

Please tell us what you like and dislike about this area:

Likes: location, convenience, variety of shops/restaurants/facilities within 10 min walking distance (Kerb, Canopy Market, Waitrose, Coal Drops Yard, etc.), being close to the local, national, and international train stations make it easy to travel for work or leisure, clean and relatively green area, etc.

Dislikes: unusually high management fees, lack of in-building gym and other facilities (considering the management fees), outside-design of building could look better, grey-green colour scheme.

Comfortable living in a prime location

You can tell that design and amenities were front of mind for the builders of Plimsoll Building – it feels more like a high-end hotel than an apartment block, which isn’t a bad thing! To name a few of the facilities, there’s a gym with most equipment you could need, a bike storage room, and an observatory with a terrace. The 24/7 concierge support is also fantastic in terms of package delivery and overall safety, and the staff are incredibly friendly and helpful.

Love being a few steps away from Coal Drops Yard & Granary Square, and a ~12 minute walk to King’s Cross tube stations.

Please share one thing (or more) which you wish you had known before you moved in:

The walls are quite thick – we rarely hear noise from our neighbours through the walls.

If there is one thing you would change about your flat or property what would it be:

The landlord has been slow to fix maintenance issues, but that’s not the fault of Plimsoll.

The best apartments are in the south facing tower looking over the 8th floor garden.

The best apartments are in the south facing tower looking over the 8th floor garden. The ones at the back of the tower have terrible bathrooms, the shower is crammed next to the bath and both are behind a glass wall. It takes time for the hit water to come through so you have to stand away from cold water. Terrible design from Johnson Naylor. Hard to believe a professional designer would produce such a scheme.

The Kings Cross Estate has 24 hour security, paramedics, and Met police. Very safe, public parking in the Tapestry building, estate services look after the estate very well. Lots of green space and the best transport Linus in Europe.

Cannot believe how quiet this apartment is. The 8th floor garden is a gem.

If there is one thing you would change about your flat or property what would it be:

Needs a wider bath and extra towel rails in en suite.

Feeling privileged to live in Kings Cross

Plimsoll is well designed and a joy to live in. We also benefit from Argent being a very responsible and far-sighted developer, who is crucially thinking of the wider picture for the developments role in the community.
Facilities are good , and life is made to be very easy for residents here with 24hr concierge , good security in the building and the surrounding development and plenty of parking availability for guests and residents.

Kings Cross is an incredible place to live , and N1C is a real oasis . It’s surprisingly quiet as we are quite a way from any main roads in Plimsoll, and we have the great landscaping , shops, restaurants, facilities that are here in the Redevelopment zone , as well as views over the Canal.

Please share one thing (or more) which you wish you had known before you moved in:

Surprised how amazingly easy it is to get everywhere – can walk to the city or west end in 20-30mins , tube there in 5mins – pretty much everywhere in London is accessible in 30 mins or less- and of course when we can, go to Paris ( or even Nottingham to watch my football team ) in a couple of hours .

If there is one thing you would change about your flat or property what would it be:

There is still considerable building work going on in the redevelopment zone ( including the new theatre that we are excited about) , but this was always known about when we purchased so we have no complaints.
