Folk is a new London-based Co-living brand. Folk offers its residents a more stress-free and social way of renting, with private studio apartments, access to shared spaces like a gym, co-working space and roof terraces, a weekly events programme and an all-inclusive bill.

Folk Homes

The Palm House is Folk’s first co-living community. Situated in green Harrow and just a 12 minute train journey from Euston, The Palm House has a co-working hub, gym, cinema, games room, lounge, cafe and roof terrace. Sunday Mills, Folk’s second co-living community sits along the River Wandle just a six-minute walk from Earlsfield station. This home boasts a large co-working space, fully-fitted gym and a rooftop with 360º panoramic views of London’s skyline. Florence Dock is a riverside setting on the Thames, and just over 10 minutes walk from Clapham Junction. Also, residents benefit from a cinema, four roof terraces, aco-working space and a fully-fitted gym and spinning studio.

A Lovely Home

The Palm House has gorgeous, modern facilities that make it feel like home. The team works tirelessly to ensure the residents have a warm and welcoming stay. Add that to comfortable communal spaces, engaging and exciting events, and kind neighbors, and I would say there’s hardly a better place to stay in London. This is also a great way to meet people if you are new to the city.

At the Palm House, you’re only a 15 minute train ride into Central London, making the location unbeatable. Moreover, there are a variety of grocery stores within a 20 minute walk of the building. Lots of shops, coffee houses, tea houses and parks make this a lovely area to live in.

Please share one thing (or more) which you wish you had known before you moved in:

The Wealdstone high street can be a bit dodgy in the evenings. However, it is fins during the day and there are lots of cheap shops with staples.

How has the building management responded to any problems or issues you have raised:

Management always responds promptly to any issues within the studio or communal spaces.

A homely feel!

The Palm House offers everything you may need to live comfortably – large communal kitchens, laundry facilities, co-working space, gym, lounge, screening room and great panoramic views of London from the 8th floor terrace. Although the studios and storage available are compact, the larger shared spaces are an extension of that – making you feel homely! The community events are a great way to get involved and meet new people too!

In close proximity to Central London (15 minutes to London Euston on the fast train), large supermarkets nearby as well as a choice of small businesses too.

All information was accessible online / by taking a tour of the property.

How has the building management responded to any problems or issues you have raised:

They’ve been prompt to resolve teething issues, expected in a new-build.

Ok but some improvements could still be possible

Building and facilities are good. However in the kitchens, could do with some additional utensils or perhaps invest in minimal basic ingredients- if budget to do so.
Design could be a little improved as those on the East side have to walk across the terrace to get to the communal kitchen. This means transporting freshly cooked food outside and then up into the lift if using the main ovens there. I prefer to use the main n ovens over my microwave oven in my apartment.
Would be even better if we could have ovens in the apartments.
Otherwise, facilities and equipments in the apartments is ok. Would like some sort of storage holder in the shower though, this could be something to consider.
Concierge service could be improved. I had one delivery which was supposed to be signed for. Send the pin to the desk a day ahead of when it was needed. It was an urgent parcel. Concierge did not see the message and this subsequently led to me missing my parcel and having it eventually delivered successfully two days later. We did also have an issue with water in the building in January which meant no access to water for a few days within our apartments. Although this was available in the communal areas, this is not the sort of thing I am expecting with the costs that I am paying. No compensation offered either.

Please tell us what you like and dislike about this area:

Local shops and bars good. Could be closer to a larger supermarket as nearest large one is Lidl or Sainsbury’s, over a mile away. But I am happy to walk.
Transport links sometimes ropey. Could perhaps be closer to a tube station as taking Wimbledon Park means I get into central London door to door in an hour, including the walk to the station. Trains at weekends often not that good and buses unreliable into centre too. Or could do with being slightly closer to central London.
Next to Trainline but doesn’t bother me too much. The glazing here is ok!
Other than that, nice location.

Earlsfield is fairly isolated from central London regarding transport links

How has the building management responded to any problems or issues you have raised:

There was the water issue back in Jan, as mentioned above, which was not rectified for a few days and no compensation given.
I also damaged one of the hobs in the communal kitchen area- this was accidental and I reported it immediately. This was not looked into until around 4 weeks later, for which I was surprised to see I was still liable for the damage for. It seems, as it had taken so long to have it replaced, that no one else had reported it and I had done so only for good order. Was hoping that, as it was accidental, this may have been covered by the building insurance.

Probably the best co-living experience you’ll find in London.

Folk at the Palm House offers a fantastic living experience. The staff is friendly and attentive, promptly addressing technical issues and keeping residents well-informed. The common areas are top-notch compared to other co-living spaces. Overall, it’s a highly recommended place to live.

Despite a popular belief that Harrow is a rough area or whatever, in my opinion, it couldn’t be farther from the truth. It is definitely less crowded and shiny than city centre, but far from a plain place. Harrow-on-the-Hill region is lovely and you can find some great hidden gems around (Trinity Pub, 140 Cafe, The Castle, and so on). Furthermore, although Bakerloo is not the greatest of lines, the Overground is awesome and the excellent transport connection from Harrow and Wealdstone in particular makes it feel closer to the city center than many areas in zones 1 or 2.

Please share one thing (or more) which you wish you had known before you moved in:

You can lift your mattress and fit big bags or suitcases under your bed from the top (instead of using the doors).

How has the building management responded to any problems or issues you have raised:

Attentively and promptly solved in a reasonable time. Delays were always well communicated.
