Folk is a new London-based Co-living brand. Folk offers its residents a more stress-free and social way of renting, with private studio apartments, access to shared spaces like a gym, co-working space and roof terraces, a weekly events programme and an all-inclusive bill.

Folk Homes

The Palm House is Folk’s first co-living community. Situated in green Harrow and just a 12 minute train journey from Euston, The Palm House has a co-working hub, gym, cinema, games room, lounge, cafe and roof terrace. Sunday Mills, Folk’s second co-living community sits along the River Wandle just a six-minute walk from Earlsfield station. This home boasts a large co-working space, fully-fitted gym and a rooftop with 360º panoramic views of London’s skyline. Florence Dock is a riverside setting on the Thames, and just over 10 minutes walk from Clapham Junction. Also, residents benefit from a cinema, four roof terraces, aco-working space and a fully-fitted gym and spinning studio.

Outstanding in every way.

The development is great – so many amenities. The screening room and social areas are great for catching up with other residents and having friends over. Co-living in this building is seamless – there’s lots of different places to cook, chill and catch up with friends.

The local area is great. Lots of nice local pubs and shops, and only a five minute walk to Earlsfield Station which is so well connected.

Please share one thing (or more) which you wish you had known before you moved in:

I truly couldn’t have expected better staff. It really makes the place.

How has the building management responded to any problems or issues you have raised:

Everything is dealt with immediately – no issue is too small for the team. Cannot recommend them highly enough.

Modern and clean, not a lot of storage space

The development is very modern and clean which is so nice (and a change compared to what seems like the norm in London now a days). The facilities are top notch and well maintained. I’m really happy with everything so far. It’s great with the parcel room where your deliveries are safely put till you can collect them (door opens only with access code) and you can also borrow a hoover from reception! I have yet to join any of the communal events but will definitely do so! I am happy with my studio as well, it is super small but it’s enough for one person (I live in the smallest studio available) On the downside – There’s no extra storage in the building available. They have a few storage spaces in the basement, but they are all already taken. There was only 10 or so available so no wonder there’s none left for this many studios.. But there is a storage place across the road!

Please tell us what you like and dislike about this area:

I love the location of the building itself. There’s one building in between Folk and the river which is lovely. The view from the top floor rooftop is amazing, especially at night time. The walk between Folk and Clapham Junction however, which is the closest station, is a bit dodgy once you cross the big street. I wouldn’t feel 100% safe walking home when it’s dark. But on the plus side there is a bus stop about 2 min from the building which will take you up to Victoria where you can then catch the tube so there are options. A co-op is also within 1 min walk with most of the essentials you need. Next door to Co-op is a small “gym cafe” where they do coffee, juices and smoothies!

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew one of their lifts tends to go in and out of service which leaves only one functional lift and with 270 studios in the building, one lift is just not enough. On moving in day it was a mission trying to catch the lift!

How has the building management responded to any problems or issues you have raised:

I have only lived at Florence Dock for two days so haven’t really experienced any problems so far. However, the communication before moving in wasn’t great and you could easily wait for a reply to your email for several days. Even when calling they didn’t always pick up.

Great place to life – perfect balance of privacy and social life

The studio design is great. I was suprised when I arrived that the studio is actually more spacious than it looked like on the pictures and videos. The bathroom is a dream with the rainshower and the combi microwave oven in the kitchen works like a normal oven. I was also pleasantly suprised of how well the walls are isolated – the only thing I can hear from neighbours are the studio doors when they come or leave. The communal spaces are frequently cleaned and always look tidy. The co-working space is great if you work from home or just want to sit somewhere else when studying. The Gym has everything you need with Technogym Equipment and can be accessed 24/7. The communal kitchen and living room area on the 8th floor as well as The Hub downstairs are a great spot to socialise and meet other residents or to hide and read a book (the building is massive so there is always a quiet spot). There is also a screening room with a Playstation which can be used by residents. Callum is an absolute star when it comes to organising Events which cater to lots of different tastes: be it a social gathering with tasty drinks, some crafting and baking, workout sessions or Drag Race watching – everyone can find something they enjoy. I love that The Palm House offers the perfect balance between privacy and social life. Any issues I had so far were promptly dealt with either by the lovely reception team or Daniel himself. I can highly recommend!

Please tell us what you like and dislike about this area:

The location is super convenient. Only a 7‘ walk to Harrow & Wealdstone station which has National Rail (with frequent trains to Euston in 12‘), Bakerloo Line as well as Overground. Wealdstone High Street is around the corner with plenty of independent shops as well as Asda and Iceland. Lots of Take Away places as well. There is a Tesco Extra about 12‘ walk from the house. Harrow On The Hill Station with Metropolitan Line is approx 30‘ walk or 10‘ Busride away. Next to the station is a Shopping Centre which has a Lidl, Primark, Deichman, H&M, Boots etc. I often come home late and always felt safe walking from the station to the building.

Please share one thing (or more) which you wish you had known before you moved in:

The smart TV in the room is on Hotel mode which means you either need to connect your laptop with a HDMI cable or use a Streaming Stick to use streaming services App. I got myself a FireStick and now it works perfectly.

How has the building management responded to any problems or issues you have raised:

I didn‘t have many issues so far but the few times I raised something it was dealt with either immediately or the next day.

Best home in London!

This is truly the best home I have ever lived in London!!! The studio flat is well designed and impeccable! The on-site gym, cinema, cafe, communal kitchen, communal working spaces are fab!!! And I am soo grateful for the whole team to work so hard to take best care of all the residents!! (Daniel, Emil and all the team are superstars!!!) I feel so safe, relaxed and happy to live here for 1 year and 3 months now , and I just extended my tenancy again!

Please tell us what you like and dislike about this area:

The area is super convenient and access to tube station and bus stops in walking distances, within 20 minutes walk, you will be in the Harrow town centre with massive shops, restaurants etc. Great location!

Please share one thing (or more) which you wish you had known before you moved in:

I should sign a one year tenancy for best value of rent at the beginning (which I didn’t due to uncertainty of my career situation lol) my fault

How has the building management responded to any problems or issues you have raised:

So quick and efficient to resolve any issues, there’s a special app for the residents to use, whenever anything fixing required, we just used the app to create a request, it’ll be arranged very fast.
