Good management

I was a tenant in this estate before Folio London took over so I watched them intensely at the start. There were a few teething problems at the beginning with a high turner over of site managers but after a while and after the estates complaints on several issues finally we were heard by the directors of the company and there was a change. The staff issued that tenants came first and improved the conditions of housing and froze rents until sufficient work was completed in the estate. They also employed a professional housing officer to be on site twice a week. This made a difference by making staff more accessible, plus they employed someone with tenacity and ‘ staying power’. This person has been on the estate longer than previous staff and we are grateful for this.

Please tell us what you like and dislike about this area:

St James Estate is a quiet and pleasant place to live. It has good transport links to the Old Kent Road. From there you can be in Central London in 20 to 30 minutes without traffic. We are close to the major sight seeing places. There is a cycle path to Greenwich or London Bridge and further. We have two major supermarkets accessible within 5 and 7 minutes.
I find the neighbours are pleasant even though it doesn’t have the same community feel as it did when I arrived 10 years ago.
Sometimes the drug dealers use the secluded places in the estate to do their drug business and it gives the estate a bad reputation.
The police are often informed and this deters the drug dealers.

Please share one thing (or more) which you wish you had known before you moved in:

I wished I had known that my rent was the highest on the street and that was amongst houses with 3 bedrooms. It still remains one of the highest but I found out that was because mine was the most modernised house at the time.

Design of the building is lovely

The overall design of the building is lovely, great interior design and aesthetically pleasing buildings on the wharf. We’ve had a few minor things needing fixing in the apartment, we used to get things fixed very promptly but over the last year or so this has slowed down significantly therefore takes a few weeks to fix. Concierge is great if you need anything, just wish there was a concierge per building as it would reduce the amount of anti social behaviour happening.

Please tell us what you like and dislike about this area:

Amazing range of shops, cafes, restaurants, pub as well as amazing facilities such as the gym & pool. However, the gym is always super busy and the pool/ spa facilities are always breaking/ closed therefore I hardly use it because of this. There’s been an increase of targeted crime in the area i.e. post theft/ phone theft which hasn’t been the nicest part of the last year.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew how busy the gym was/ the pool & spa facilities not working regularly – the area is always sold with these facilities in mind but fail to tell you that actually they’re not a bonus.

How has the building management responded to any problems or issues you have raised:

Yes they have, they were very prompt initially, but over the last year or so this has slowed down significantly therefore takes a few weeks to fix.

Exactly what i wanted

It is a brilliant development, my apartment had furniture and everything was straight out of the box, and was beautifully laid out, the quality was also top notch. the apartment is OKish spaced, enough for me with good design. There’s a terrace garden for residence to hang out. There’s also a gym and library with free wifi for residence.

It is pretty close to station, many shops nearby convenient for shopping. The area is generally quiet but does have some events during evenings. This area is generally safe

A lot of flats here available in airbnb with uncalled for parties

How has the building management responded to any problems or issues you have raised:

never had a problem with this build at all, it’s been great

Avoid living here, the Internet speeds are the only redeeming quality.

The development has been undergoing building world for the over 2 years we have been here, constant building supply’s outside in the courtyard and often one or more ways into the development closed off, in fact, the buzzer from outside to our flat has been blocked off for months now meaning we often miss parcels or delivers because if one of the other gates (that goes through to a different building) isn’t open, they can’t buzz us and there are no signs notifying couriers/uber etc how to reach concierge, which means we often have to go downstairs and outside to collect things even though we have a concierge.

The interior hallways are also disgusting, we was promised they would be redecorated shortly after moving in and it’s been almost 3 years now. I highly doubt. We will not be renewing our tenancy.

Please tell us what you like and dislike about this area:

Transport links and location are amazing, however we do only have a very small Tesco express that’s local to us, its a bit of a longer walk if you require more than chocolate, bread and milk. The location is also very loud with the main road running right past and constant sirens from various emergency services. There was also recently an instance outside consierge if people smoking drugs and management not taking it seriously enough.

Please share one thing (or more) which you wish you had known before you moved in:

If I’d known the cladding wouldn’t be completed after 2.5 years, as we was promised it should be done in 12 months, that the internal redecorating wouldn’t have even been started, that management was disgustingly useless and not even able to arrange to have furniture removed or fixed after breaking and that would then put the rent up 10% dispute not actually being able to do anything beneficial, I wouldn’t have moved here in the first place. Avoid living here.

How has the building management responded to any problems or issues you have raised:

They’ve often dodged things when asked questions and always pushed people to go to consierge rather than them, even though they’ve often and regularly asked us to get in touch if there was ever any issues. They’re pretty useless to be frank. Concierge however are amazing.
