Modern development suitable for young professionals and students

Overall this is a modern, well-located cosy department in my opinion. The location is great, you have easy access to tubes and buses. Though there are a few new buildings under development nearby, it’s not noisy and your view will not be blocked. No parking space but folks living here are mostly professionals and students who may not necessarily fancy cars during this fuel-lacking age. The default setting inside the apartment is acceptable, though I would love to see better furniture without breaking a bank. The staff are generally very nice and helpful, security measures are in place and this is a quiet residential area.

Please tell us what you like and dislike about this area:

The development is right next to Canada Water station and multiple bus stops, so no complaints on that. However, it lacks variety in surrounding shops, would love to see more food venues. That being said, you can get more options through Deliveroo and platforms alike. Worth noting that there’s no parking space exclusive to this development.

Please share one thing (or more) which you wish you had known before you moved in:

Upside: The room can get quite warm during winter thanks to good isolation, and thus less energy expense in this regard.
Downside: Wish there could be fewer flies. Keep your door in the balcony shut before you sleep, otherwise, you’ll need to have Tom get rid of Jerry.

How has the building management responded to any problems or issues you have raised:

The response from the building management team is generally quick and helpful. Glitches with gates and lifts will be dealt with within 1 working day.

Good luck getting them to do anything after you sign the lease

Property management are very kind and attentive UNTIL you have signed that lease. Then good luck getting them to do anything. It took 3 months for us to end the lease, because the property manager would not return any calls or texts. The same was true for repairs.

Their inefficiency in changing the contract cost me an extra month of rent (£1,000 just for my room).

The only time property management were hot on communication, was when they told us they are increasing our rent…. nice.

Area has a decent amount of shops and restaurants (big Tesco, little Sainsbury’s, Italian restaurants, etc). However, it is a very rough area. I was robbed just steps away from my front door.

Please share one thing (or more) which you wish you had known before you moved in:

That the area is quite unsafe (I was robbed right outside the development)

If there is one thing you would change about your flat or property what would it be:

Property management. I would replace them completely

Overall it’s a lovely flat with a good location.. Communal spaces sometimes messy, though, and the management are very difficult to contact since Long left.

The design of the flats is great, and the large windows are lovely.

However all windows should have black out blinds. You cannot see the TV through the blinds provided when the sun is out (watching football requires towels covering the windows.

Urgent fitting of black out blinds necessary.

Proximity to station is great, and very close to Central London.

The area itself is somewhat lacking in community, given it’s all new build. Close to New Cross, Bermondsey and Peckham though

Bike shed not being on the ground floor is annoying.

Same goes for lack of black out blinds!

How has the building management responded to any problems or issues you have raised:

Long was very prompt with repairs, and we’ve not had issues since the new management

The building is great, really modern open and bright. I love that we have facilities such as the tennis court and the lovely garden with the ping pong table. This is very good when considering the space on our balcony (they are big – but extra space to walk around is fantastic, particularly with grass). The facilities team who work on the reception desk are incredibly helpful and friendly and the building is kept to the highest of standards cleanliness wise.

Canada Water is a great place to live with great amenities, restaurants and the most amazing coffee shop Mouse Tail! Canada Water is really accessible and easy to get to other areas of London on the Jubilee. I also love that Greenwich is within walking distance on the Thames path as that is lovely on the weekend!

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew that the bottom flats looking on to the communal garden have huge balconies/patios!

If there is one thing you would change about your flat or property what would it be:

I would add air-con (although expensive so I know might not be possible!). The flats get VERY warm in the summer.

It is a brilliant development, my apartment had furniture and everything was straight out of the box, and was beautifully laid out, the quality was also top notch. the apartment is OKish spaced, enough for me with good design. There’s a terrace garden for residence to hang out. There’s also a gym and library with free wifi for residence.

It is pretty close to station, many shops nearby convenient for shopping. The area is generally quiet but does have some events during evenings. This area is generally safe

A lot of flats here available in airbnb with uncalled for parties

never had a problem with this build at all, it’s been great

Beautiful flats and lovely helpful staff

I have only just moved into Porter’s Edge, but I absolutely love everything about the development so far. The flats are of exceptional standard with fantastic views over the London Skyline. A guide is provided with all that you need to know and the concierges have been brilliant since day one, always happy to help. Unreal location, fantastic facilities – without a doubt the best house move I have ever made!

The tube is less a two minute walk away and there’s lots of supermarkets available nearby. My favourite thing is that you can walk down the thames path towards Tower Bridge, stopping at some great riverside pubs.

Please share one thing (or more) which you wish you had known before you moved in:

It would have been good to have a bit more clarity about key collection times on moving day, although that could have been a miscommunication from the estate agents.

I’ve lived here for just under 6 months and the experience has been very positive.
We feel well looked by the landlords and the apartments are clean, fresh and modern.
While the surrounding area isn’t hugely vibrant, it’s so close to London hotspots that you barely notice.
The small gym and sports areas in the complex are an added bonus, plus the concierge service saves a lot of postal drama. I’d highly recommend living here.

It’s quiet, but very well connected. A few more restaurants and entertainment complexes would be great, but the solitude of the area is appreciated.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known there was no air conditioning and poor ventilation in the apartment. We moved in in the winter and the flat holds heat very well, however in the summer gets very stuffy and humid.

Good development overall, but over the top security, I don’t think you should need a key fob to get through every door or to use the lift, it also means you have to walk guests all the way to the front door of the development for them to get out. The gym has decent equipment but quite small, I think it would have been better to poll prospective tenants or what kind of equipment they want in the gym. The roof garden is nice but under utilised as lot of the space on it has been created for children of which there are none/very few in the development. Aside from this it’s a really nice development and I enjoy living here

I like the transport links and the roof garden and the finish of the flat.

I dislike the finish of the communal areas and the lack of a swimming pool

That they would have numerous rules about the roof garden (you aren’t allowed to barbecue on it)

Overall, pretty satisfied after living here for 2+ months.

Nice security – floor access only with fob.

Gym has most of the essentials.

Beautiful garden on the 3rd floor for all residents to enjoy.

Property management sometimes take a while to answer, but reacts promptly on essential questions, like fire alarm fix.

The view from 7+ floor to the tower bridge is quite cool.

The tube, coffee shop, bar are right next to the building.

There are 2 parks so it is nicely located from that point of view as well.

Please share one thing (or more) which you wish you had known before you moved in:

The view to Tower Bridge from level 7 is great, but the best would be floors 8 and 9. It is a game changer.

How has the building management responded to any problems or issues you have raised:

I needed to have the fire alarm fixed – it was done the next day.

I wrote another question regarding the water slightly leaking in the bathroom – seems to be ignored so far, but I didn’t chase.

The building is very nice, there is a gym and a tennis court which are both free to use. Huge bike parking. Very nice courtyard for residents only. The apartment is of very good quality, we’ve had no issues. There is a concierge and a handyman on site at all times which is very convenient.

Not too much around in terms of cafes/restaurants but very close to a Zone 2 tube station so very convenient. No parking. No issues with bins or noise

I wish i knew that the building had apartments with terraces as this would have been great for us with a dog

There is an onsite handyman who came round on the same day any time we had an issue
