Elmsbrook – Great place to live and work

design – some paths are located close to the windows of the homeowners, the fences could be higher in some places, and the pavement can be slippery in icy conditions, the usual problem with parking spaces not being enough for visitors.
facilities – great outdoor playing areas and children’s playgrounds, lots of trees and fruit trees
building management – very efficient team for the defects management on Phase 2. Phase 1 – it was very inefficient in defects management.
Property management – generally fine, but monthly service charges were corrected twice due to calculation errors.
Great Elmsbrook community group, baby and mother group, knitting and games groups, amicable neighbourhood, primarily professional people on the estate, properties look tidy and pleasant.
Some sustainable services were provided free of charge when we moved in – an electric car charging station, and a sustainable community championship. Electric Car Champion, community garden and private land plots to grow vegetables and flowers.

Quality of local shops, restaurants, bars & open spaces like – amazing
Convenience and availability of transport links – Local bus, but could be better connected to the train station. Not the best for London travellers.
What’s living on your street like? parking availability – 2 parking spaces we have for the 3-bed house.
bin collections – once a week, never had issues
Anti-social behaviour – the same as for the new development for fly-tipping. But it is a very safe and secure area.
Traffic noise – Very quiet.

Great community, with support from the community groups, and lots of professional people on the estate, very tidy and quiet place to live.

How has the building management responded to any problems or issues you have raised:

All the issues we raised were resolved slowly, but steadily – no complaints.

Overall a great place to live

The house design is definitely quite nice and the design of the estate has been well thought through. Good road design to stop people speeding and it definitely works. However, there is no pavement for pedestrians in some areas which is inconvenient as you have to walk on the road with cars driving by.

Parking is not much of a problem near my house. There are always few spots for visitors to park in but I hear it can be a bit problematic on other parts of the estate.

The playground is well maintained and still a fair bit of green space available. It’s definitely nice to look outside the window and still see some trees.
Unfortunately the lake is slightly overgrown and you cannot see the water anymore which is a shame and has been like this for over a year. Otherwise the management has been fairly good as the grass and bushes gets regularly cut.
Unfortunately, There is another housing development being built nearby so a lot of the trees have been cut down too.

Abbey Wood retail park and Sainsburys are just over 20 minutes away on foot and they are the closest shops to the estate. Nuffield’s Health and DW Fitness are fairly close by so it’s easy access to a gym.

The Metro Bus stops right outside the estate so the transport links are amazing. Especially with parkway being only 15 minutes away on foot!

Please tell us what you like and dislike about this area:

The location is definitely a positive; there are lots of green spaces with trees and a park. The retail park is only just over 20 minutes away on foot so it’s not too far if you enjoy walking.
However, the M32 is nearby and you can definitely hear it (even on the opposite side of the estate).
There is also a lot of construction currently which adds to the noise pollution as well.

Please share one thing (or more) which you wish you had known before you moved in:

That there was going to be another housing estate being built nearby which would ruin some of the green spaces.

If there is one thing you would change about your flat or property what would it be:

The garage is not connected to our house so it can be a bit inconvenient whenever it rains and I need access to the garage.

The worst developer!

Since we’ve moved into our property 2 years ago we’ve had nothing but issues with our property. We’ve contacted crest Nicholson multiple times to arrange contractors and builders to come out to sort out defects in the house and our emails and calls just keep getting ignored.
We were incorrectly advised by Crest Nicholson our Service year fee would be £95 and we’ve now received a letter advising the fee is £382. False information was provided by Crest and they’ve refused to take any ownership. Do not buy from this developer – avoid the hassle.

We’ve just been informed by our neighbours that there has been planning permission granted for a KFC to be built on Elsmere Road (Right opposite our house). Both Crest Nicholson and the Council have failed to inform us. Currently we are opposing this and have put in an official complaint. Avoid this area along with the hassle.

Good design but poor installations and extremely poor Crest Nicholson after sale service.

Crest Nicholson have designed an attractive house and were very welcoming and helpful when purchasing the house however we have experienced a ridiculous amount of snags – one going on for 4 years! The after-sale service has been shocking and very unpleasant when dealing with the snags. They do not respond to voicemails or emails unless you copy in senior management. Every room with water has experienced water leaks (some bad floods experienced) which Crest Nicholson have finally resolved and reported back that these are common issues on the new homes due to a plumber hired during building using apprentices unsupervised to complete the install. Crest Nicholson have promised to have our plumber checked to avoid further issues but have never arranged this. Multiple home owners have complained about heating issues due to poor designs which we also experience. There advice was to turn the radiators off in one room to allow the other rooms to heat up. This is a typical solution they offer for problem. Although I love my house, I wish I never dealt with Crest Nicholson and can only strongly recommend to avoid using them.

Tadpole Garden Village is a beautify scenic village to live in. Most of residents are friendly and happy however there have been several incidents which you cannot avoid. A local shop and barbers has opened which is very convenient with a pub opening soon. Most houses have suitable parking but unfortunately some individuals still choose to park on the road which causes mayhem (especially during school runs!). Overall the village is fun to live on with lots of parks and green for our daughters to play.
